    That is WHY is crucial pay attention to our Local, State & Federal Elections very closely, because all the POLICIES has a direct impact in our pocket. All over if somebody says that is gong to “give us something free” what they are not telling you is from where they are going to get the money to finance it, which normally comes from our taxes (by the way from the taxes from the productive people… because IF you live from the Government… And here I am not talking about people that is happening for specific BAD circumstances that can affect everyone at some point, BUT I am talking about the people that don’t like to work and looks for any tiny excuse to receive money from the Government)

    What makes no sense to me is that a investment loan typically has higher interest rate is crazy If u are borrowing to buy something that will bring in cash flow it should be considered less of a risk than if u are living in the property that will take out money from your packet because u have to pay property taxes maintenance etc It’s Plain logic idk why the banks think and investment loan that will bring the investor money and long term wealth is more riskier than a damn fha loan

    In 1992, my 24 year old husband and I bought our first house. It was a 1940’s Cape Cod and was so small that our apartment furniture didn’t fit in it. Oak tree saplings grew out of the gutters, three layers of horrendous wallpaper were stuck to the walls (think gold and burgundy with people fishing) and the floors were covered in brown shag carpet. The roar of a nearby highway kept us up at night but it was the tiniest house in a wealthy NYC suburban neighborhood and we were so proud to be there! We refurbished that house with our bare hands. We worked 5 jobs between us, waited 6 years to have kids and moved into a million dollar property in the same town 10 years later. We put 20% down on that 1st house which amounted to around $40,000 and we asked the mortgage company to let us escrow our own account which they did.

    I have an escrow account in my mortgage I don’t have the option of simply coming up with 3500 every year to pay it all myself. I like paying it in my mortgage. That way I don’t have to worry about it. But on the other hand this something I worry about.

    Can I decide to push closing because the home is not complete? I’m not in a rush to get in the home I rather everything be complete before moving in. It’s a pain having trades come in after the fact and try and get it all scheduled and taking time off work to be home. It’s a big inconvenience. What are your thoughts about pushing closing?

    Use a mortgage calculator. One extra payment per year does not shorten your payments by 6 years. It only shortens it by 4 years. Just an FYI

      They are garbage say your fix rate is 10% and in the near future, the prime rate goes above 10% the bank can freeze your current HELOC and ask you to repay it in full and will the give you an option to re apply for the higher prime rate

    Great explanation! However the ending is some of the worst financial advice. Don’t take the equity out of your home to pay off debt! It’s like borrowing money twice, you still have debt. A HELOC is a terrible product. Don’t borrow on your home folks! More debt equals more risk!

      I respectfully disagree. Lowering your interest rate from almost 30% un revolving debt to somewhere between 9% and 10% and leveraging an asset that appreciates is smart financial advice. Any financial planner will tell you this as well.

    I requested a new escrow analysis since I am now paying 1K less in homeowners insurance. Let’s see what the outcome will be-if i’ll reduce my monthly mortgage payments or not. 😅 You can’t escape these tax hikes, but you can change how much you pay in insurance if you shop around.
