The seller lists his house with an agent. The agreement is the seller will pay a fixed commission to the agent to find a buyer. The expenses incurred by the seller's agent including advertising is paid by the fee. It is the buyer's choice to list his house with another agent to find a house and negotiate a deal. If the house can be listed, for example in a newspaper why should the seller hire an agent in the first place? That is where the MLS comes in as a convenience for the seller. If the buyers agent has access to the MLS is that now paying two agents for the same service?
Your example is a little unclear; but I think you mean it to be that "access to the MLS is the only reason real estate agents have value". I will tell you that housing data is getting easier all the time for anyone to access, so the value of that data is decreasing. However, with all the data, the value of interpreting it is getting more valuable. Buyers and sellers usually need agents to interpret this data; most people are very biased when their own house or their own money is on the line, but over time, agents get good at figuring out what is fair, and not fair. Certainly not all of them, but like in most industries, the better and higher value agents survive, and those in the biz for a quick buck and who don't provide value flame out. (The average agent leaves real estate after 2 years). At any rate, both the buyer and the seller in this case are relying on their respective agents for *different* services, and they include, but certain are not limited to: Photography, staging, market positioning, pricing strategy, offer negotiation, home inspection negotiation, access to reliable contractors, attorneys, and lenders, light property management, and many, many other things! I have had many customers who have said to the effect, "I didn't think I needed an agent, but after working with you, I'll never do it on my own again", which is very nice (!) and one of the reasons I have stayed in the business for two decades. A strong agent provides a lot of value, which is why most agents have repeat business make up anywhere from 60-80% of their annual deal flow. If you buy something - like a golf driver - and it doesn't perform, you don't buy it again. But my customers - and most agents' customers - come back. They don't have to - you can sell your house on your own, and list it in MLS on your own - and yet people choose to pay us, which is an awfully strong argument that we are worth something.
I should have replied.....convenience for the' broker. ' "Photography, staging, market positioning, pricing strategy, offer negotiation, home inspection negotiation, access to reliable contractors, attorneys, and lenders, light property management, and many, many other things! " A lot to be said for that. In a time of high demand what part of those services are needed but the fee includes all of it, necessary or not. In my experience the sellers agent is more concerned educating the prospective buyer of market conditions rather than the home owner! Now we have the buyer's agent repeating the process. I repeat " If the buyers agent has access to the MLS is that now paying two agents for the same service" ? My experience with FSBO was a buyer that came to my open house and then bought the home through the agent anyway!! @@MattHeislerRealtor
Anyone's personal experience is just that. One data point. I'm speaking from hundreds of data points. I'm sorry you don't feel you got a lot of value from the last agent you used, but not all are good. While some agents may work less hard for clients in good markets, most don't change much. I don't - I do the same things for sellers that I did during the last housing pull back in 05-09. And for the buyers it's been brutal - twice the work for half the reward. Not any easier for me -
I didn't mean to imply I that I did not receive value from the agents efforts. After turning down several offers the agent negotiated a deal favorable to me knowing I was not under duress to sell.( In a tight market without a buyers agent.) You must admit that commissions of 6% pushes up the price of homes. Every time a house is sold as much as 6% is implied that the home increased that amount. True, market conditions influence the listing price. The snowball effect. Buyer beware!@@MattHeislerRealtor
Actually, I will not agree that commissions push up home, (market price is market price, and For Sale By Owners won't get less if their marketing, staging, and negotiating is the same) , but I will agree that commissions reduce the sellers net profit. Sellers get less, because we charge them. But that is no different than any other business where the consumer derives value. You can eat at home, instead of at a restaurant, but if you want someone to cook, clean, and wait on you, the market rate for that is 300% more than the food itself. Why take an Uber when you can walk? Why hire an attorney if you can represent yourself? All through the economy, people make choices about doing things themselves, vs. hiring experts to make things easier, faster, more accurate, more satisfactory. Nobody forces anyone to use an agent. You can NOT use one. But 98/99 percent of people do, suggesting that the value they are getting is worthwhile.
