A 5% drop in average sale price in one month doesn’t seem like things are stabilizing…🤔
Thanks for the comment and getting the discussion going! Your right. Month over month 5% drop doesn't look like stabilization. However, if you compare it with the low of August, the market has adjusted down -1.3% in 3 months. In the 3 months before that, the market dropped 20% So 1.3% drop over 3 months vs 20% looks like a stabilization. Also, indicators such as Day On Market are flat, and the list price to sale price ratio is on a 3-month incline. By no means do I mean that the market is going to rocket up anytime soon. But believe that the big spike down is over. There may be more pain in the market, only time will tell. After 2017 it took 34 months to recover, and 2018 was down 1% over the year. I believe we will have a 1-3 percent drop in 2023, but nothing like we had from April to August. 😊

The Guelph real estate situation, same as for the rest of Ontario, is doomed to get worse driving price higger imho, as people are in a fomo mode holding on their properties in cash free economics and super low new supply! Politicians in Ottawa won't be able to change anything in this situation as local jurisdiction supercede their power and offering new lands won't solve the problem as builders are not ready to lower the price in an inflation driven market...
Thank you Mohamed, You're right. The promise by the Liberal Gov to cut red tape at the municipality level is to be determined on how they are going to do that. As you said, those decisions are not made at a federal level. Also, as you mentioned, builders are building a large buffer in their desired prices as the cost of lumber and other construction material is unpredictable at the moment.

Correct, the information I had was outdated at the time of the shooting. They made that change to include both. I will release a new video on the 15th with a mid-market report that includes this fix.

Not cooling off, but quite hot for bizarre reasons.
Thanks for the great presentation! the information is definitely very useful... I agree that historical data suggests that sales prices will slightly bend down, especially during the spring as many sellers are rushing to grab the significant compounded growth seen in Dec, Jan and Feb but as the supply is very limited, I expect that prices will be spiking back again (or at least normalizing) during late spring/summer period... Banks on the other hand are not all moving to increase interest rates (they did mainly on the fixed interest rates for hedging purposes while variable rates are many times getting even lower). Most of those banks are on 1 month + backlog of mortgages pending approvals....
Great feedback! Yes, if we continue to get the rush of listings, it should slow growth. But without the government stepping in, price increases will continue as they are using real estate to prop the economy. If that wasn't the case, I think they would have already stepped back in.
