I did a build and the half bath floor kept indicating water damage. The builder changed my floor and toilet twice until they realized the drainage pipe was punctured during the kitchen cabinet install. They covered everything even after the 30 days which I was greatful for.
What if you buy it online and when you see it in person you don’t like the neighbor are you required to live in it?
How would GAF solar shingles and using Omniblock affect this whole appraisal issue? Not many folks are using either but there is values in both. Like the three pigs brick is stronger than wood, and the GAF company is over 100 years old and the shingle is integrated versus an addition like adding solar panels.

We are sellers and are currently going through tidewater pending decisions. From what I have been reading online, most of the time, the appraiser doesn't change the value and has basically made their decision from the beginning. This makes us very nervous. Is this typically the outcome you as a lender have seen?

I’m considering buying a home and interested in assuming the current owner’s VA loan. It looks like their loan also has a “partial claim mortgage,” which I believe was added as part of a program created by the VA during COVID. Any idea how this would impact a loan assumption? Would I assume the partial claim amount as well, or does the original borrower have to pay it off separately when the primary mortgage is assumed?
It could be a tough movement. So if there was deferment that will need to be brought current before they will allow the assumption. Many servicers want to see the loan in good standing and regular payments before assumption. BUT this can be different for each and every servicer handling the assumptions.
What happens if a second VA appraisal after a VA approved partial release of your property is done and totally wrong .

Thanks for doing this, y’all! One of the reasons I was interested in this topic is that I’ve heard that all mortgage assumptions are completed using manual underwriting guidelines. So if I was looking to assume a VA loan, I would need to go thru manual VA underwriting.
Maybe not. But what is usually seen as “manual” is that the current services has to review all the loan options. You might be just fine but the actual assumption will take 4 - 6 months because the loan holder won’t move fast enough.

I’ve maxed out my entitlement on my 740k home. Can I repurchase another home in a high cost area with zero down and using another VA loan? My first home will become a rental and I have 0 entitlement left. I’m confused about whether or not I can purchase again using the VA loan. My county loan limit is 726,200
You need to get with a lender and get started on getting restoration on that entitlement.

Not usually the case. There are always costs, EVEN IF, they are just prepaying your insurance and taxes for the property. But you'll have costs for Title insurance, recording, etc.

Hello, I'm using a VA home loan I've received my initial estimate and I'm wondering if the this that are prepaid things such as appraisal,earnest and due diligence are already credited to the cash to close amount on the estimate or will this be deducted later. I am a disabled veteran so I don't think I have to pay the funding fee. Thank you for your assistance.
So if you have 10% of more disability - no funding fee. You will have to pay appraisal out of pocket up front (most likely). Earnest money will be credited to your closing costs for whatever you may need to bring for prepaids and fees. Due Diligence is "usually" credited to closing, but that may be determined on how your purchase contract was written.
If you live in California you can utilize CalVet with your low entitlement
FHA allows you to assume your own loan
