This is a great question but may have multiple answers. First, is this a house you're buying? If so, the seller should remedy those safety issues. If they aren't going to do that you should be able to escrow for the repairs after closing. If none of those things are possible, we would want to look at a Reno. Yes sir! The funding fee has multiple factors but if it is your 1st use of your VA eligibility and you are putting Zero down you will pay a 2.3% Funding Fee based on the Purchase Price/Loan amount. If you have used your eligibility previously it is a Funding Fee of 2.6%. This cost is financed into the loan. For example, if it's a $100,000 Purchase Price/Loan Amount and first use you will have $2,300 in a Funding Fee and a total loan amount $102,300. I know it's tough to find the right info out there on Renovation. I tried to attach a snapshot from our Investor's website but YT won't let me. I would gladly do a new video and screen share? The $200,000 is solely for the reno work and contingencies. Typically the loan amount in total cannot exceed conforming loan limits which are $726,200 currently and will be $750,000 in 2024. @@Childlikewondr correct, there are no limits but the Investors that do the Renovation and Construction loans have limits set. Limits for total loan amount and limits on how much can be used for Renovation.

That's a great question! There isn't a minimum purchase price for the home but there are some limitations with what renovation work you can do with the VA Renovation. There are other Renovation loans that allow structural work to be done. Usually with property at the 10-15k range there is structural work. Is it a bank foreclosure? Meaning does the bank have it listed? It sounds like something that can be done with the VA Rehab loan but the outbuildings will need to be looked at. Definitely! You can sell your home and whatever equity you have will come back to you. That money is yours and doesn't have to be used to purchase a new house. For the most part yes. The VA loan can only be used for primary residence. If you intend to occupy the property you can do the renovation. If you decide to sell and move in a year than you can but it needs to be a primary residence.

@@robertbeckham3091 the FHA 203k program is really good for renovation. We do those also and have for 15 years. That program allows for a lot more work.

Congratulations on your new home and thank you for your service! The VA Renovation loan can be used for either purchase or refinance. The VA does have specific guidelines on when you can qualify for a new VA loan. You need to make at 6 mortgage payments and be at 210 days from the date of your first mortgage payment. If you bought your house last month and your first payment is in April then October 28th is the soonest you can close on the Reno.
