This house is above that mostly because it is located in Sherwood which has fairly low inventory & very high demand. It was listed at $599,900. Are you looking for a house around $510,000? I’ve seen some good ones coming up lately.

Home was built in 1996, it’s not new. Even though it is dated it’s in a highly desirable area where not a lot of homes come up for sale at this price.

I definitely try to coach my clients about having them serviced at minimum once a year. If they haven’t done it in 6 months before we list then I have them do it.

Good thing I have been coaching my clients that if they plan to purchase it has to be a 5 year plan. Historically a decline of prices doesn’t last longer much more than 2 years. And then guess what happens after that? They eventually go up past the last peak. Thanks for your insight though!

Thanks @banned1993 .... we tried pricing it where we thought was reasonable and received 13 offers above the list price. The demand is so high in this price point that buyers are dictating the prices on some of these homes that come on the market.

If the demand from buyers is causing prices to increase where a home is reasonably priced and actually lower than previous sales - no one is making some outrageous profits. I’m sure you would prefer to see a home sell for what it was built in 1979.
