As you payoff the balance, the interest on that balance decreases, so more of your payment is paying off the balance.

Sweet spot is 20 year mortgage. Monthly paymwnt not so big as 15yr, not so much bigger than a 30 yr...best of all, the principle interest split is WAY better than 30 year.
