I'm a real estate investor here in Bend and Central Oregon. Every summer the prices rise and every fall they drop. My houses have fallen about 2% this last month, which is significant. But there is still a strong demand as CA, Portland and Seattle continue to decay. When interest rates drop, I expect prices to rise quickly.

how can any one afford these homes? i make over 70k a year near bend and cant afford anything but a mobile home with HOA fees.

I'm blown away how fast these $800,000 houses are still moving. You need around a $300k income just to BEGIN to qualify for one of those mortgages. You'd think people pulling in that kind of money would understand business cycles and keep an eye on the Bond Yeild Curve - which is currently uninverting. This seems like a great time to sit in something liquid - like 5% t bills and wait to see what's on the other side of this tightening cycle. Especially in a market like Bend that got absolutely wacked in the last aggressive tightening cycle.

If you move to bend Oregon you better be a multi millionaire already. You are either homeless and barely scraping by or a multi multi millionaire retired beer bicycle dude. There is absolutely no in between. Bend is such a scam city. So much money going there in such a little amount of time. There is something extremely fishy about it

But what you don’t talk about with all of this are the pros and cons. Yes there are a lot of outdoor stuff to do and only some of the people are great, but what you’re not talking about is all of the cons of the town. There are a lot of problems in it that folks don’t realize until the move here.

They not only have traffic and stripmalls, but also the last Blockbuster! There’s an Olive Garden in Redmond, only a short drive away! Bend used to be a livable outpost in the hinterlands. Just enough urbanization. Low rents. That’s all gone now.

Bend has always been a great place for Californians to move to. It has a lot to offer but it's pricing the locals out of home ownership.

The food's not a reason for anyone that moved here from the South, like myself. I love Bend, though.
