How to replace an old and worn-out ballasted EPDM membrane roof with a fresh spray polyurethane foam and gravel roofing system.
Steps:
1. Remove the ballast
2. Remove the membrane
3. Prepare the roof surface
4. Prime the roof surface
5. Apply the spray foam
6. Coat the edges and penetrations
7. Cover the foam with 1/2" crushed gravel

So that being a destructive method where you have to actually take a sample off the roof how do you patch it and make it right again?

Hello I wonder if you’d be able to share some advice: We’re in the Caribbean - We got a roof done on a commercial building with PBR panels after a hurricane hit us hard in 2017. The roof is only about 6 years old now and has never been waterproof from day one. It still has leaks and although we’ve asked the contractor to come out many times they’re very poorly skilled or with bad work ethic so we’re looking to almost have a DIY fix to do it ourselves. What we’re considering doing is running over the fasteners with silicon. We also will be putting down mesh tape on the seams and rolling it through to ensure a very flat adherence to it and then silicon sealant on the joints. Then we want to spray down the roof with a silicon waterproofing and insulating top coat. Without a detailed view of what’s happening is there a better solution that you can advise us on?
You need to paint the white coating with a acrylic paint as it will break down due to weather & the Sun.
Great video. Question: if you have a foam roof and need to install retrofit drains, how do you adhere it to the foam and flash over it? The roofer who did my foam roof did not install the drains and now I have leaking. I found the drains I need, but I don't know what I need to flash around it and get it to stick to the foam. Any help would be appreciated more than you know.

I just saw this video. I live in Fresno Ca and it gets average rain and very hot in the summer. I have a flat roof that has foam roofing. The roofing company resprayed the roof 6 years ago with a 20 year warranty. 3 years ago I developed a leak. They came back out and sealed the leak. We had recent heavy rain. I now developed another leak and the roofers have agreed to comeback out. Is this normal for a foam roof to develop leaks early? Did they not prep the roof right before foaming? What is your opinion.

Shameful. All of those examples are ponding areas where dirt has accumulated. The membrane is fine. If it wasn't they could show you the failing material. TPO is a fine roofing system. Selling a product by bashing another is typical in the roofing world.
Exactly correct. None is membrane failure. All is ponding areas!!! #1 problem with asphalt/BUR Modified IS UV!!!! because it is made up of petroleum which will simply get brittle over the years!!!!

So I'm very happy that somebody actually touched on the UV issue especially in the mountain climates as this is a very prominent issue that despite TPO manufacturers claiming they. addressed this in 2011 is still ongoing. That said, Fluid-Applied is an absolute garbage scam to be peddling.
What are the problems with fluid applied membranes?
So I am in upstate NY and was thinking about having my house foamed and then polyurea coated. I saw that a SPF roofing contractor near me did that on another project. Currently house has flat roof modified bitumen, then 1" iso with epdm on top. Many badly sloped areas. Plus, it does not have enough enough insulation. I was thinking SPF for insulation and complete seal, then polyurea over top for longevity and puncture resistant qualities (walnuts drop on roof). Also, I am on roof frequently to make sure drains are clear and to blow off the leaves from the trees.

Is the spray foam a fire hazard? I hear that if it touches fire it’s like gasoline and can’t be put out very well.

They’re used to insulate, keeps heat off the roof
Their primary purpose is to hold down the roof membrane.

How does BUR roof systems hold up in your state? Can the cap sheet withstand UV rays or does it also break down pretty fast.
You guys ever apply these on sloped residential roofs? Seems to make complete sense. Monolithic, no protrusions, insulative. Everything you want in a roof, no?

I agree with much of what you said but the cost of spray foam is why I did not go with it. $7700 to spray my 30x30 building. I used 2 inch closed cell 4X8 foam board from Lowes and it cost me $2900 and a few days labor. Someone in the spray foam industry is making huge profits, either the material manufacturer or the company doing the spraying.
I saw some of your videos. We have two commercial properties with low sloping closed cell build up roof with acrylic white coating. We had a Hail storm hit that lasted 1 hour 45 min small to large hail. You are correct, they can be repaired and brought back to new. I am a big proponent of your beliefs that these roofs, in the right situation, are simply perfect. Thanks you for all your videos.

Where are you located?
I live in S Florida and have a 1971 built concrete house - block walls and 6" slab decks and slab roof with elastomeric white roof coating. Zero Insulation. I have solar panels on stanchions and they are trapping heat between the panel and the roof, and the heat is passing through the roof. I've thought about laying tpo under the solar panels, but the time to cut/fit around all the stanchions, wiring, etc. is daunting. I'm wondering if a layer of spray foam insulation, topped with elastomeric roof paint might offer a solution. Any insight, experience, comments, welcomed.

What you are showing is ponding water/organic debris and insinuating that is damage from UV rays, TPO is the best system against UV. Just be honest. sell your white paint and move on.

100% right. We have white paint salesman here in mass as well. They have no clue
Did you know that UV was such a major issue for TPO that there was literally a committee formed by GAF, Carlisle and Firestone from 2003 to 2011 to address this issue, and that it led to one of the largest commercial roof lawsuits in the United States history? TPO is quite literally the least resistant system against UV and the associated heat and is the literal reason for the adaptation ofASTM D6878 which was designed in 2003 specifically to hold TPO manufacturers accountable and hold them to a higher standard. Tpo's low resistance was also literally cited as a reason why DOW got out of roofing, why genflex sold out to Firestone, and was at least a contributory reason Goodyear sold out to Carlisle

how much does this cost?
All roofs get old and leak. 15 to 25 year is life of them and the same with torch down or rock, asphalt. Workmanship is key and maintenance to make the roof last to the 25s years
I went to visit Family in the Springs that year and saw a lot of damaged cars and met a guy that chases hailstorms, and does roof repair and he wanted me to solicit his crew for repairs. I bought a house in Arizona and the foam roof was neglected for years and I'm trying to figure out the best repair method, and stumbled on your videos. Repair roof foam kits have skyrocketed, and I've been looking at a trowel applied filler using a very sticky primer and a product called Green Slope Elevating Compound for low spots. What would you recommend for filling low spots because after filling the low spots I'm going to completely primer and lay down polyester cloth and reprime it completely and then spray a Tucson Rubberized Acrylic Elastomeric Coating with ironically, my Titan 6900 PowrTwin XLT Speeflo Sprayer.

What do you recommend as a top coat to the foam once on the roof? Spray on silicon? How many coats?
We like acrylic but occasionally use silicone. Each has their own benefits under certain circumstances. Pay attention to the product specs for mil thickness maximums on each pass. The final thickness of the coating will determine the warranty durations. Basically, the thicker the coating is, the longer it will last. Good luck!
Gutters need to have the capacity to carry away the water. When they do not carry enough of the water down the spout, then water will be a problem in the exterior of the roof with the water over flowing down into the building. How many hours of standing water until it infiltrated into the building?
Great point. That is a question we asked, also. Unfortunately, the homeowner wasn't aware.
A viable roofing material. 30 year roof taking the punishment of UV. Brush it off and re apply. Owners of flat roofs have been struggling to understand what to do about those leaks. A low cost only is in the budget and this spay foam would illiminate this issue.

can you just spray the outside of a shipping container and leave it to the elements?
Technically, yes, but it depends on how long you need the foam to perform for you. Ultraviolet light will break down the foam over time and it will eventually degrade to a point that it will not do anything for the container. - Plus, it turns a dark yellow/orange color when the sun bakes it. - My recommendation would be to at least apply any exterior paint over the top of the foam to protect it from the sun.
