      Prognostication is a difficult art. The video provided several Trumpian themes with potential implications for the real estate market. Most challenging will be interest rates, which, as I suggested, may have a negative impact for the market should they remain high. Some folks suggest today that they may remain in the 6s in 2025, which may further dampen the number of transactions in the coming year.

    This is the best list of words used commonly in our state. Many cringe when they hear these words used, but those of us in the Volunteer State who are proud of our heritage not only recognize every word he lists here, but will still get caught using them on occasion. This reminds my of Jeff Foxworthy's joke. Jeet yet? No, Joo? No, yawnt to? A'right.

    Intentionally segregated like most racist states. Chattanooga is garbage Racist as well you can feel it This place does not promote diversity or opportunities for Black and Latino people I go back 100 years when I drive thru there Chattanooga Nashville and Knoxville does not promote diversity Any one that travels as much as I do knows diversity when i see it Get some culturally diversity then promote that racist place they have always been racist therefore you should be able to attract Northern rejects These places price black and brown people out intentionally I am well off and you can not price me out and I would not live in that place What I may do is buy 10 acres of land and build affordable housing for all peoples Whites Blacks Latinos and even Immigrants they ere humans as well Not a great place to promote due to the obvious racist environment

    Chattanooga is city that "punches above its weight class" in so many ways. Amazing food scene, beautiful scenery, vibrant business community, festivals and events nearly every week. Northshore is a gem, set in a city that is itself quite the crown of the region.

    Im closing on a house there in SD. Wasnt our first choice but due to our wants/needs and budget, its a good fit. Our buying situation has really been perfect, and the house has the potential to be perfect for our needs... we're excited, it was a long process of research and disappointments getting to this point.     Thank you for the numbers this is helpful! Rates up prices down. So no big deal as long as you don’t overpay since you can lower the rate later. I will say 2 out of 5 flipped houses are poorly done so do your due diligence. I will like to get the list of vendors, please.

    Terrible time to buy, give it another 6+ months and you will save.....American's are becoming broke and the free money has slowed way down. Rates will still suck but I wager 20-30% drops when no one is buying.

      Fannie Mae’s Home Purchase Sentiment index is really dismal. I don’t suspect rates will fall significantly any time soon, especially with inflation still raising its ugly head. As for prices, even 20-30% price drops won’t matter due to low inventory. Homeowners won’t sell with a 3.5% mortgage. Only folks having to sell (death, divorce, relocation, assisted living) will suffer. Say, I really appreciate your comments. Keep them coming! 😃

    I'm gonna be selling my house in Soddy Daisy very soon. 3/2 with garage and huge yard. My house is less than a mile from the CT in one direction and 1.5 miles to another keyosk on the CT. Less than 2 miles from Deep Creek. Totally redone home. Most everything is new in the house. Great time for a cash buyer :) Hopefully rates will drop soon.

    The worst thing about Chattanooga (and Tennessee as a whole) is the crime rates. Tennessee is ranked 42nd for safest states in the USA. I know a lot of that is dragged down from Memphis, but Chattanooga isn't very safe either.

    this was helpful, but I am wondering why in each of your examples you used a value for appraised land and improvements that were significantly lower than the 500k purchase price you gave. Is this common? if we instead plug in 500k into the formula for city of Chattanooga, we get (500k * 0.25 * .044873) $5609.13, a much higher number. Why would the county appraiser not appraise at the market rate for the house, and instead use a lower value, seemingly arbitrary value?

      That depends on the homebuyer’s priorities. There are many advantages to living in a city, not the least of which is closer proximity to restaurants, health care facilities, shopping and work opportunities, and so on. The good thing is we have 10 cities from which to choose, and a few of those have really low property taxes. Thanks for commenting!

    Chattanooga is ran by mountain blue blood wealth. There is really no real nightlife. Also, if you don't wear bass weejuns, pleated khaki pants, polo button down shirts & look like you're pledging for a fraternity, look like a frat daddy you will be ostracized. Chattanooga is run by the davenports, Jimmy Hudson, lookout mountain, signal mountain, certain predominant blue blood/old-school money is a fact. The part about the fashion styles is partly comical, & part accurate. You cannot tell me that the majority of people that live in Chattanooga aren't preppies because they are. Old-school, the leader, miller brother's, lovemans. Anyway, not a big deal, definitely an observation. The golf bit was sarcastic, but also some truth to it, there's nothing wrong with playing golf.     I would be willing to pay 1,500 per month to have 25-Gig internet as a residential user. but i worry if i travel to a new country like japan or south Korea or Taiwan. i am sure they can only provide 10-Gig internet which is still good though. i also want to see more satellite internet providers .       My understanding is that EPB will outfit the Chattanooga Convention Center with 25G, and we may see commercial enterprises be the first users of the service.
