      That’s a fair range depending on the size, features, and finishes you’re including in your project. Larger buildings with fewer customizations can come in lower per square foot, while more complex designs, premium materials, and residential finishes (like in a barndominium) can push the price higher. Keep in mind that the price per square foot includes everything from materials and labor to engineering and permitting.

Nails, particularly ring shank nails, are traditionally better in shear strength because they deform slightly under load, which helps absorb the force. However, GRK structural screws excel in tensile strength and pull-out resistance, meaning they’re less likely to loosen over time. For shear-specific applications, nails might still have the edge, but structural screws provide better long-term hold and versatility. It ultimately depends on the demands of the project and the engineering requirements.

      When attaching purlins to trusses, the shear value is influenced by the method of attachment. Nails (especially ring-shank nails) have excellent shear strength due to their ability to flex and absorb lateral loads as they’re driven into the material. This makes them great for applications where shear forces are high, like connecting purlins to trusses. On the other hand, GRK structural screws are designed for superior pull-out resistance and tensile strength. While they’re not as flexible as nails in shear, they provide a more secure and long-lasting connection, especially in situations where there's a risk of the fasteners loosening over time. The choice between screws and nails depends on the specific design load requirements and whether you need the flexibility of nails or the secure hold of screws.

    I was going to buy a double lot to build a pole barn on but our local ordince says you must have at least 1000 sq ft house on premises before building a pole barn

      That’s definitely frustrating! Unfortunately, some local ordinances require a primary residence to be on the property before any accessory structures, like a pole barn, can be built. It’s worth checking with your local zoning board to see if there are any exceptions or ways to work within their guidelines-sometimes there’s a workaround if the pole barn is part of an overall plan that includes the house. It’s always a good idea to have a conversation with them to clarify the rules and explore your options!

    I've properly built a 16x28 building with a double door and some stairs in 8 days. And the price of materials was so cheap. It's labor and where you get the materials from.

      Thank you for your question! The product we use is Uni-Vent® II, which comes with a 40-year warranty. In the areas we service, it’s designed to withstand a variety of environmental conditions. Over time, like any material exposed to the elements, it may experience some natural wear, but it does not typically become brittle or require replacement within 10, 15, or even 20 years under normal conditions.

    Even though this is the most economic method, and the shingles provide an extra layer of water barrier, I’ve always felt icky about doing this for some reason. My better nature has always felt you HAVE to remove shingle and start fresh. It’s not necessary though by any means.

    How do you vent between the shingles and metal roof? The correct way is running the first set of boards vertically then follow with a second row of boards horizontal. This allows trapped water to run off and you can vent between the 2 roof layers.

      Thank you for your question! You're correct that proper venting is crucial. For this project, we remove the ridge shingles and cut a 2" opening at the peak. Then, we install our standard vented ridge cap to allow for ventilation.

    And then when the metal roof leaks the water can collect on the shingles and rot the 2x4. Or it runs horizontally and you can never find the leak. Just take the shingles off.

      That’s a great point! Doing the work yourself can definitely save on labor costs, but it’s important to keep in mind that material costs, utilities, and permits can still add up quickly. A $100K budget might work for a smaller Barndominium or one with minimal finishes, but a fully finished home with plumbing, insulation, and all the bells and whistles might push that budget.     Do not choose Cleary. We are a year into our contract, and our half finished building sits out in the rain and weather while they come up with every excuse to not get it done. While they work on other projects. And then there are the quality issues. I wish I had learned about FBi sooner … we chose Cleary on reputation … big mistake.

      @ I edited it to add more info. On Friday we had a call with my sales person and two managers up. The first thing the regional manager told me was that he was offended that I said communication was bad. That there about sums up their customer service game. It takes a lot for me to speak negatively about a company, but they have really put us through the wringer and I don’t want other people to end up in the same place.

    Just do gravel everything. Im buying land soon and building a tiny house on it, im gonna clear about a half acre and have the entire thing covered in gravel. Gonna put the house on blocks and just build a pole barn right on the gravel.

      Sounds like an exciting plan! Just make sure the gravel is well-compacted and graded for stability, especially under the pole barn and house blocks. A solid base can save you from settling issues later. Best of luck with your build!
