The house is beautiful, but there are MANY beautiful homes with the same or more amenities on nicer lots (small backyard and front yard slope requires a safety harness cutting that grass) for 1M less, easily. Seems like anytime they build a "luxury" home on a lot that had a 1300 sq. ft. home, and still surrounded by much smaller homes, they start at 3M😅😅😅😅
Like some others have stated, it is nice but not $3 million nice to me after watching so many luxury properties in that region and others. Viewing luxury properties and learning from different realtors is a hobby of mine. I subscribed to see more of your presentations. What I liked most: Floors are gorgeous, and no carpet anywhere. Great windows and the WOW factor coming through the front door is good. Covered front porch, garage floors epoxied, I couldn't tell if there were lawn or electrical car outlets. A lot size that is mostly private. The patio in both spaces were inviting. Pantry space is huge. I hope they have a design team to help with the pantry and closet designs. Loved the light fixtures in the entry, dining areas and kitchen. All others lacked the luxury aesthetic. Layout overall is nice except for missing coat closet at front entry way and closed off of the laundry room. Seeing dirty laundry or active washing in progress upon coming in from the garage would be depressing. The undedicated space upstairs could hold a 2nd floor laundry. Opportunities missed: A little staging in bedrooms to sell the space better. Missing benches in the showers (except for the primary) Except for the one larger bedroom that seems to be at the front of the property, the other rooms look small for a home in this price point. Closets are too small in most of the bedrooms. Missed opportunity to have the fireplace in the Primary or a door out to the patio from the Primary. No hall or nearby coat closet for front door entering guests. The nearest is over by the kitchen and garage across the house as far as I could discern. Lights in bedrooms look like construction grade boob fixtures. I expected higher quality millwork on the baseboards and some millwork on the ceilings for the price. It was lacking and that would have made a statement throughout the home.

@@LeVonneGee It’s a trade off between a bigger room or a bigger closet. Some people prefer a larger room with a dresser instead of a larger closet and smaller room. Thanks for sharing! 😊

The staging needs work. The property is nice and has potential but the staging is really dated. And for a house recently built, there's no excuse for the staging to look like its 15 years old.

@@EliteAtlantaHomes It needs to showcase character and it needs to sell that dream. In order to do that, a little bit of work needs to be done with the items you guys place in it. You don't have to spend a lot of money but you do need to make sure it adds life to the property. As of now it looks like it wasn't carefully well thought out to make this house feel like a home. As stated, you dont have to spend a lot of money but you can cleverly select the right modern items and colors to bring warmth and bring life into it. An example of small changes is the painting over the fireplace. I get that its neutral in color for potential buyers but you could purchase reprints of artworks from Jean Michel Basquiat that has lots more color to bring character and life to it. Many of the flowers around the house could be replace with giants ones (fake is fine) but maybe something large and mustard yellow color flowers. But those flowers are really small for a house that big. They should be somewhat of a center piece. Anyways I dont' want to go into too much detail but you get the point.

@@jerrelgreen Jerrel thanks for watching! You could install coat hooks on the wooden shelf in the mud room. There’s also a closet in the mud/wash room where you could install coat hooks or a bar for hanging clothes. The builder left it to the buyer to customize it to their liking which is typically preferred. 😁

@@kevsuntzu Yeah the ZVE1 has the same sensor as the A7Slll, FX3 and FX6. That's why the footage looks so good. Just added a light color grade to top it off. I've heard good things about the Ronin 4D! I've also heard DJI is potentially releasing their own mirrorless camera, that will be interesting to see. Are you a videographer based in Atlanta? 😎
@@EliteAtlantaHomes Oh no way, that’s crazy that they fit that workhorse of a sensor into such a small form factor. I’m in love with slog-3, this would be a great B cam to have when I sell the a7s3. I’m intrigued by the DJI mirrorless camera rumors too, excited to see them keep innovating 🙌 And I’m based out of LA!
@@kevsuntzu Yeah it’s the best bang for your buck camera on the market imo. The downside is it can overheat due to no fan but since I do mostly short clips for real estate it’s not a big issue. Upgrading to the FX3 mark ii when it releases. Slog3 is a must! 😂 You should start a portfolio on your RUclips channel!
Very beautiful home and love the layout however, you can't really entertain in the backyard because there's absolutely no privacy and the neighbors are way too close.

Awesome! The backyard is fenced in but yeah you still can see the neighbors. Planting evergreen trees along the back fence would definitely help with privacy long term.

The Great Room seems chopped off from kitchen with that unnecessary wall. Where do they come up with these MULTI-MILLION dollar prices, when a large majority of these homes are teardowns in legacy neighborhoods with houses in the UNDER 1.5M price (and that's being generous). Good luck getting 3.5M for what is essentially a "Luxury" cookie cutter color and layout.

This PLAIN house is worth 2.3 to 2.4M on a GOOD day! I noticed how the video tries VERY hard not to shiw surrounding homes. From the glimpses I did see, they are not even million dollar homes. Oh, well, there is a sucker born every minute and all you need is ONE to pay 4.7M for this😂😂😂😂😂😂😂😂😂🏃🏾🏃🏾🏃🏾🏃🏾🏃🏾
My favorite feature of the home was the lower level; wine cellar, movie room, secondary living room , bedroom number six and the game-room area. I would consider that a perfect home if it was on a bigger lot at least four acres. I'm not a fan of the close proximity of the other homes and street traffic passing by right outside the front gates. I would also prefer to have a larger garage space to store the multiple cars, watercraft and other vehicles one would own in a house of that size.

Close to this neighborhood. They've had a couple of open houses. The house is nice, just not 3.5 noiiice 😂. I think it'll probably get 2.1, and once someone puts personal touches on it, it'll get closer to 3, but still not there. I'd just really wonder if, in 2 years, the "value" will be all the way down to like 1.9. I get medical center and 400 being right there, but still.

Agree, this is overpriced, those windows are giving me a hospital feel. On a busy road, it's a small land plot for this price. Curb appeal is very plain from the outside, no special features or material used to make it look more custom. Not enough kitchen hanging cabinetry, so the wall with the stove looks empty. Bathrooms are nice, but toilets look cheap. The pool is great, but no covered sitting outdoor area, nor outdoor kitchen. Landscaping is nice, but I wonder about white painted bricks around the pool area, if that will look so good in a few years time. In this price range other properties have more custom built in cabinetry, though walk in closets are great.

Mud room off garage with no where to hang your coat or backpack Closet floor in laundry room is Tile closet on side flooring is Wood Not having a Grilling Station in the Lanai is a huge missed opportunity I don’t need a four burner stove in the Lanai I’m more inclined to grill in my outdoor space For the asking price, the lanai should be completely screened in especially given the fact that the property backs to Woods, at night when lights are on every insect/bug in the woods will be uninvited guest to your event Additionally I would have installed Infrared Heaters in ceiling to truly make the outdoor space usable year round For the price both garage floors should have Epoxy floors If allowed by HOA, driveway should have Pavers in lieu of Concrete when lawn is fertilized any fertilizer that gets on the Concrete will create Rust spots = Eyesore for entrance In Theatre room having all of you electronics in a room with a huge water pipe is an accident waiting to happen Again for the price in GA, these are options/things the builder should have considered in order to justify the asking price I’m looking to relocate to the area from the Pentagon and the aforementioned recommendations is what I would expect to be included for that asking price Respectfully IMHO

Nice Exterior color combination. For 2.8MIL there should be NO sliding (apartment like) closet doors in any bedroom. For the price the outdoor living space in the basement should have a ceiling with lighting without those features is it even usable space?? Seeing the unfinished boards from the lanai above is an eyesore. Surprising a house so nice would have a lawn in the back that looks like a jungle compared to the front lawn.
