@@kurtsmith4657 we see that style from time to time on older homes in Southern California. It’s almost never replaced with the same. I suppose someone may like it.
I like your video. Thanks for the educational video. Maybe you can video of simple roof repairs. Is it normal routine to have the underlayment paper replaced if the roof tiles are still in good condition?
@@tl1533 it is. Typically referred to as a lift and relay and lift and reset. The tiles are still good but the waterproofing underneath them has gone bad over the years.
Those shingles are fine. Replace the ridge cap and be done.

If the roof is this bad it's possible (likely) the house structure is in similar shape.

Yeah, new roof, new decking, ventilation and pipe jacks and maybe use some edging this time, and on a side note a second layer of roofing is ALWAYS a stupid idea that the insurance companies in the DFW area figured out in 1992 after they replaced tens of thousands of overlays they paid for the year before, a majority being less than a year old... ... Good times...

Ridgevent is designed for vaulted ceilings. You should not apply Ridgevent over an attic. The Ridgevent itself is a flawed system that leaks on driving wind rains. Over 35 yrs of roofing I can't even count the amount of times I've had to change Ridgevent over an attic due to leaks. You must understand Ridgevent is designed for vaulted ceiling and that's the only time you should apply it ! 💯
My guessed is the ridge caps above are causing water entry due to worn caps or inside material is used up, only opening can u tell

Why do you suggest synthetic underlayment? I prefer SBS felt double layers. My reasoning is the nail gets a nice seal. Your thoughts?
Nice to see this, do you show it to the customer? I had a roof done about 8 years ago just north of you in Orange County, the contractor I chose walked me around my single-story house and showed me some of the old techniques, what was worn out, what was done right and what was done for 'budget purposes' (his language was more 'colorful!). He wasn't the cheapest or costliest bidder, but he's the one I chose due to the walk around. It didn't rain the following winter ☹so he extended my warranty for another rainy season 😁 (I'd see him occasionally around town).

Are ladder standoffs necessary? Some are militant about their usage because of proposed gutter damage. Have you experienced any real need for one for simple inspections?
If there is insurance involved, request the property file a claim, this way the whole roof gets paid for including re-deck of the entire roof.

Here in the UK some houses have still got their original concrete tiles on and they are nearly a hundred years old and the roofs are still bone dry

Thanks for the video, we use a similar tile here in Ireland 12x16" we would allow 4" for headlap.a pitch of 22.5 minimum. We don't use ply wood at all, just a breathable membrane felt ontop of the rafters and then 2x1 treated batons fixed parallel at 12" spacings the tiles should have lugs that allow the tiles to hang from the top edge of the baton then every 2nd tile only is nailed. Doing it this way leaves a cavity under the tiles any possible water ingress can flow down the felt and into the gutter without lodging behind and sitting on the under felt.

Good Morning Carlos. Our local building codes and the manufacturers do not require cover board or insulation on residential projects. It's never a bad idea, but some could argue that in our mild climate, its not neccessary. The TPO does a far better job reflecting heat during the summer, than whatever previous product was was in place.
