What is a fire alarm panel transponder?
Great inspection thank you
Congrats Ben! I'm based in Calgary. Retiring on the Island more than likely. Maybe we can partner up in 12 or so years.
Good video
When you say COM SOPs are you referring to ASTM or something else?
ComSOP refers to the International Standards of Practice for Inspecting Commercial Properties. You can find a copy here: ccpia.org/standards-of-practice/
Interesting video. Me and my civil engineer are going to do a lesson on this. He designs parking lot drainage and retaining ponds. No roof footage?
Had someone make fun of me once for mentioning someone should give an opinion on parking lot repairs. I have parking lot repairs quotes over $15,000. The SOPs state anything at or above 3,000 or cumulative repairs totally 10,000 should be in the report. Makes me wonder what kind of report some are writing.
lots of great information Sir much appreciated. never had to deal with ice over here in texas but good to know.
👏🏽
That is not the way to go; use an electromagnetic leakage measuring system much better!
Good tip!
Worth every penny !
Pretty cool. It costs 9 grand though.
I am building a course on Fire protection systems and would like to use your video. How do I get a release to utilize this video?
Awesome! Email fastreply@ccpia.org with details.
Appreciate your videos! I’m studying to take my exams. I will have commercial work waiting for me so I need to learn as much as I can! 🫡🙏
Thanks so much for this Rob and CCPIA. I feel like you made this video for me!
Thanks Rob. Valuable info here. I appreciate it.
Nice !
What about removing the electrical panel covers for interior inspections? Is that out of scope?
Is there any problem with using a type I hood for a bakery oven or steam kettle?
That would not be an issue. Placing a Type I Hood instead of a Type II Hood would be an improvement or betterment to the system. What you cannot do is place a lesser hood. Remember... Type I hoods are for grease-laden or grease-producing devices whereas a Type II hood is for heat and steam. Placing a Type I hood in every instance of a commercial cooking area can only be an improvement to the entire cooking space.
Good video other things not mentioned is EPDM membrane shrinkage usually an indicator that the membrane is aging. You mentioned the perimeter membrane attachment but not a Russ strip. Membrane wall wrinkles or raking maybe caused by building movement. Make sure the membrane hasn’t split or damaged. Drains confirmed all drain bolts and other hardware is in place. I also didn’t see emergency overflow drains or scupper that maybe required by code. You might also mention that an asphalt base mastic is not compatible with the EPDM membrane and should be immediately removed and replaced with compatible materials.
Those are excellent points. When we film another EPDM video we will make sure that we take them into our scripting considerations. Thank you.
Thanks for creating this content. Very helpful!
12:43 : the crack is clearly extending into the foundation (to the left)
Thanks @coreylambrecht5797 for watching the video and making the comment. The crack I was talking about was part of the stone sill and rim, not extending through the concrete below. The crack present to the left is a crack reflecting through the parging and not showing signs of settling. The key takeaway we were trying to illustrate is how to help determine if a crack is severe enough to warrant additional review or is just a crack in an old building. Please keep the comments coming. The CCPIA wants to hear more from our members.
@@robclaus-lx6my thank you. 👍🏼
Great video. ( CCPIA member).
Good tip Rob. thank you.
Ha! I recognize that building. Well done.
Thanks Rob. Excellent advice.

Great video. Thanks Dillon.
Thanks for the info

What a fantastic video

nice video
You remind me of Andrew Tate if he had a real job lol
Nice
This is helpful. I have inspected a property that had an old fixed ladder that is loose on the wall. These ladders are a bit tricky because they are vertical - imagine one that is shaking loose with each step! I like the idea of installing a clamp to prevent the cover from closing.
Thank you for inf
Hi! I've watched several of these videos, like the dock inspection, and preliminary walk-through. I would love to help you guys grow, perhaps by privately addressing some real concerns I observed here. Feel free to reach out to me.
Absolutely! Please email fastreply@ccpia.org with any specifics regarding what you have in mind. Looking forward to hearing from you!
The beginning
What is the 3-sink method? The 3-sink method is the manual form of commercial dishwashing. ... Prep. Begin by preparing each sink for use. ... Sink 1: Wash. After prepping the dishes, they go into the first sink bay also known as the wash sink. ... Sink 2: Rinse. ... Sink 3: Sanitize. ...
You are absolutely correct @richardandrews7520. These sinks are necessary when there is no commercial dishwashing system or if that system is to fail. This video was designed to introduce a commercial inspector to these system types. Remember that triple basin sinks have an indirect plumbing connection and hand washing stations can have a direct connection.
You didn’t show where panels B, K, E and W were. So were they also in dedicated rooms?
Thank you for your question. Those panels were located throughout the building and not in the dedicated Electrical room. These would have been located in the warehouse.
So I’m curious if there were any I, L, M, N, Q, R, S, T, U and V panels because I think it was supposed to be in alphabetical order
Color red or green is conditional on which state your building is in, some states are red only
can a type II hood be upgraded to a type I?
These hoods do not have the capacity to be upgraded.
It's fire bro keep it up 🔥💯
Thank you for your kind words.
Thanks Tony and Rob. I enjoyed hearing your perspective on so many topics.
Great Video - Great Info Any advice on cleaning the LOWER units? (i.e. the bottom side inside the buildings that people can see when looking up) - In an area where Dust and Pollen are very heavy and the lower units interiors and exteriors develop a nasty and gross black & greenish sticky sludge. The exterior of the units are somewhat easy to clean but what about the INSIDE of these lower units? Any hints?
