Life on the North River

Our dream of escaping the corporate world began on our first chat after meeting online. With 20+ years of this kind of work behind us and looking down the barrel of another 20 we started to build a plan to shift direction.
In our time together we found inspiration in sustainable home design and practiced minimalism on camping trips of various styles and comfort levels. We realized we didn’t need much space or stuff to be happy.
We spent 10 years saving and renovating our home in the city to fund an early retirement. With our son ready to move out on his own adventure we bought property in rural Northern Ontario and are embarking on a DIY off-grid build.
We are excited to share our journey in hopes of inspiring others to look at all things in their life differently and find alternatives to convention. We want to show people that not only is it possible but it may be the best thing you ever do.

It is definitely winter now. We've skipped over the January Thaw and are diving straight into February Freeze. We're moving along on the sheathing for the outer walls and we got the beam for our kitchen up!

Happy New Year Everyone! It's been warmer than usual the last couple of weeks which made quick work of all the snow but that is now behind us. It is now a very familiar and traditional Northern Ontario winter ; ) The foreseeable future for us will be a mix of rafters and OSB. Good times for all!

We are continuing to slug away at the rafters and as well got a healthy start on sheathing the walls. And for something completely different, we splurged on a mutual Christmas gift that serves a practical purpose but honestly is going to be an absolute ton of fun. Bring on the holidays!

It's really starting to take shape. A decidedly house shaped shape. We have the beginnings of a roof. It's coming a little late though as the snow keeps piling up. Less than some, more than others. But progress is progress.

We've rounded third base and are heading home. At least as it relates to the perimeter of the house. A couple of snags along the way but nothing catastrophic. The threat of snow is starting to show in the forecast but we've already resigned ourselves to some wintery work.

We're chugging along nicely. All our joists are installed and we have an honest chunk of the blocking squared away. Glued-up some columns, smashed up an old cast iron sewer pipe... you know... just another week in the life : )

Your property is in such a beautiful setting. It is hard to tell from the videos how much higher the house site is from the stream flowing by your property. With all the extreme weaher events the world has been having recently, what is the chance of flooding from the stream? Lots of hard work to get to this point in the build. I know you will be glad to get it dried in. Wishing you both good health and good weather in the New Year.
@@cchambers8632 Thanks very much for the kind words! There is very much a chance of flooding : ) The start of our build was held up while a study was conducted in the area to assess the issue. The engineering firm took lidar scans of the bathymetry of several river systems in the "neighbourhood" and then projected a once in a hundred year flood volume. The data they collected was used to determine building restrictions and requirements. It's the reason we've used a pier and beam foundation without a basement. In general we have been rounding up a little on code here and there. Larger nails in some cases, narrower spacing for sheathing. We most definitely do not want to underestimate what seems to be coming our way in this part of the world. Thanks again for watching! All the best.

You do know it is more important to get the roof on and protected, in order to keep the OSB ends from absorbing water? OSB when it gets wet will expand considerably and you have a lot of open ends
Appreciate the tip. We have worked with OSB before...it is fairly resistant to absorbing water so long as it is not allowed to soak in it. The weather is consistently below freezing at the moment so any snow that does come is mostly scoured by the wind. The rest we clean off where necessary. We should be knee deep in roof decking in a couple weeks' time. All the best and thanks for watching.

Things went well in 2024. Imagine what you will have accomplished in 2025. Man it’s also so cool seeing people use a hammer instead of the nail guns. I also follow “Kyles Cabin”. That young man is extremely resourceful and also uses only hand tools. They just had their first child. He builds log cabins all by himself. I’d recommend you watch if free. Would a cordless planer help with the adjustment to your plumb cut on your rafters instead of chisels?
The adjustments I have to make are to the birdsmouth. I have an electric planer and some hand planers as well but honestly they can't get into the 90 corners. Truth is I am a maniac about tool sharpening. My chisels especially are irresponsibly sharp : D so I can make short work of things. The time lost that I am kicking rocks about is more having to bring the rafters down to the deck where I can properly work on them (if they don't fit right out the gate). I think I have found my stride at this point...something something practice makes perfect....or good enough for rock n roll anyways. Hi could have notched out the bottom plate where the joists hangers sat. Otherwise normal practice is to notch out an 1/8” in the beams to make the joists hangers sit flush. Maybe next time😊 keep up the good work. It’s very satisfying to know that at the end of the day you have built your own house. I have experience that. 👍🏽

Bent Hitch Farms used this type of hanger on the floor of their home currently under construction and routed out space for the hangers, but he is a trim and finish carpenter by trade. By his own admission, he is probably trying too hard for perfection, even in leaving overhangs on his floor sheathing so he can trim the edges perfectly straight( I doubt he can use a skilsaw over 50'' perfectly straight!) Several of my carpenter friends state that the search for perfection in wood structures leads to incompletion and/or unnecessary time spent as today's wood can vary in dimension up to an 1/8" in any dimension, i.e. 2x4's can go from 1-7/16 to 1-3/4 and 3-1/2" to 3-3/4" easily between a group of 10. Shimming to raise your wall structures above the hangers is probably one of the worst things you can do! Think about it, you put 3, 2x12's together to support the load of your home walls. How can you expect those 1/8" to 1/4" shims to carry that same load without disintegrating over time? The only way to successfully shim a load carrying member is by using something that cannot collapse or crush, like metal! Otherwise, rabbit out the hanger mounts on the beams or the bottoms of your sole plates at the hanger locations; you lose virtually no strength! By ending all your beams on top of a pier, instead of staggering the joints and making a 1-piece beam the whole length of the structure can lead to your floors sagging unevenly; if 1 pier sinks or heaves more than the whole. Please try not to overthink the rough framing too much; there's a reason it's called that. Best wishes and thanks for sharing!

They have rafter books that give the exact measure needed but in Your case the ridge was 4 1/2 or so so You'd subtract 1/2 of that measure to the Birdsmouth ie exterior of the wall.

It could have been on all the short walls when You had the Temp Braces on that each wall could give a bit because the brace was not attached to the bottom plate and then to a corner.
You just created a cold joint, never seen a wall put on joists before. It goes on plywood so you have 1.5 inches to secure trim, hmm.

Once again, a very exciting episode. Now that the walls are installed with excellent craftspeopleship, I am looking forward to the roof. Just some advance advice, once you have the roof and wall fully dried in with doors and windows and the underneath of the floor joists sealed, run a dehumidifier before installing your interior installation package. Believe it or not, it will remove a lot of water content that has accumulated. Until the next episode of "Life on the North River".

Why are you framing the walls be doing the sub floor ? Now you've given yourself a good chance of seal damage between floor and the perimeter of the outside wall of that floor.
@@johnpearce3011 Hey There, we've gotten this question a couple of times. The main reason is to facilitate the insulation of the floor with blown in insulation. I only want to be underneath, on my back once to install the sheathing on the bottom of the floor joists....then we're filling the floor cavity with blown in cellulose insulation. This makes it easier to get around all the blocking, bridging, plumbing, and wiring. We need to be dried-in walls and roof first before doing that. Sub floor under plate isn't as critical for post and beam foundation as with other builds. There is a stronger connection between plate and girder without the subfloor sandwiched in between. Once our sheathing is on we'll be running full sheets of rigid insulation past the sill plate to the base of the girders. We're also covering the underside with rigid insulation and taping all seams to prevent moisture in the crawlspace from infiltrating. That should provide a pretty solid drainage plane and keep all seams "high and dry". Thanks for watching!

LOL!! Your eyes are fine. It's a very open concept...the bed is in the great room by the master bath ...the floor plan was inspired in part by a hotel suite we stayed in during a trip to Zion National Park. Our guests will have the "Blue Box" to enjoy when it's bedtime. :)

Anchor bolts every 4' and within 1' of every joint here in Arizona. Are building codes that lax in Canada? Beautiful property you have! I just hope for all your hard work to last and last! Thanks for sharing!
Not sure for all of Canada...but in Ontario for a single floor building you can't exceed 8' between anchor bolts. There are exceptions if in an earthquake prone area....I don't know what those are...our neck of the woods is pretty boring from a tectonic perspective : ) By the way...Arizona is a beautiful part of the world...we have visited the south west a few times...hiked the Superstition Mountains ...good on you : )

With the plumbing buried so shallow, what's to keep it from freezing in winter? What is going to keep the vertical foam straight when you pour the slab with no forms? Lots of unusual things going on here.
Hi There...thanks for watching...these are older videos from about three years back but happy to answer your questions...first off...for more detail (if you're interested)...google "frost protected shallow foundation" it's very common in areas much further north than us... the rigid foam both keeps frost from under the slab and as well keeps heat escaping the envelope in the gravel mass that is compacted on the foam before the concrete is poured. This also protects the plumbing in the slab but truth be told....freezing of your sewer lines is only a concern with the standing water in the P traps.....you would need some pretty extreme temperatures to flash freeze moving warm or room temperature waste water/sewage in the PVC lines. As for the prevention of buckling when we poured....the backfill held the foam in check which is its own form...it's very dense compared to the stuff used as cladding and roofs...it's meant to withstand a lot of pressure. My cousin has lived in the Fairbanks, Alaska area and your design is even different from what they have used there over the last 35 years. There are places that have to run the sewer above ground with heated and insulated pipes and storage tanks( they have to pump their waste into trucks for disposal.
