One of my Real Estate walk through videos. This property closed and sold for $479K, in less than a month from when it was listed. Thanks for checking it out. I produce these videos for my listing clients, so potential buyers from far away can experience what they are like. This property was a dreamy place.

What a dump fora cool half mil.
Shows what you don't know, Mr. Troll.
Major updates in '97......25 yrs ago...lmao 😂
Hi Steve. This cottage was originally built in 1937. It received major and substantial updates 60 years later in 1997, including modern electrical service, a drilled well with modern plumbing including a bathroom with a flushing toilet, insulation, central heat, and much more. There are many similar aged cottages that lack such amenities. They don't offer modern living and conveniences like this one does. This place lives like a house, and that's why it was worth noting. 25 years ago, yes. Glad you thought that was funny.
in the 1950s simular lakefront lots were selling for $5000
very nice... reminds me of lakefront cabins two of my mothers brothers owned around Lincoln area.
So cute!
What an antiquity....
Great job making the video!! What a beautiful property inside and out, lots and lots of creative potential.
Has this sold yet?
Hi Maggie. Yes it sold. I'll put that in the description. Thanks.
recently saw where a realtor bought an old cabin for 25K. Went in and cut some weeds and fixed a few broken windows, cleaned out the rat crap, made a plush flyer and listed it one month later for 265K These guys are greeds. This stuff is so over inflated junk.
So, what does that have to do with this incredible property? It wasn't a fixer upper, and wasn't Broker owned. I think you might be a jealous troll, who should put your efforts to work for your own benefit, instead of whining about someone else's success. Besides, I'm certain that it wasn't as simple as you'd like to suggest. Loser.
Hi. This can be found by looking up Maine MLS# 1562073. It is currently under contract, but we are still looking for a potential back up offer. Thanks for asking!
How to find out more on this listing?
the property still for sale?
Greetings! It has sold for $259K.
What is the name of this Lake?
Hello Heidi! This is wonderful Pitcher Pond in Lincolnville. It's roughly a half mile across, and three miles long. It's headwaters to Kendall Brook, a tributary to Ducktrap River. Ducktrap is one of two Rivers on the Eastern seaboard that still hosts a native population if Atlantic Salmon. We get runs of alewives in May, and it's a pristine jewel of a pond. Access is guarded, and access to the locked boat launch includes making a phone call to get the combo. We're really careful to avoid the introduction of invasive plants, and it's a local treasure. Thanks for asking.
Brutal.
Hi Kathy. Brutal bad, or brutal good? Like the house? Hate my video? Hate the house and love the video? It's all good. Like most Realtors, I'm wishing we had more inventory to work with, and lower prices for what we've got. It's a brutal year in Real Estate! Thanks for reaching out!
@@crocksellsmaine7590 Your videos are great, so I guess 'brutal" means good. Your voice is lovely. 😊
You need a wider angle lens. The perspective is all wrong and way too tight.
Hi Mark. That's part of why I call these my "terrible" Real Estate videos. They are one shot wonders with no editing, no captions, and no corny background music. I use a gimbal and my cell phone and try to keep it between 5-10 minutes to give people a taste, and my opinions. I've had buyers look at houses and comment that the professional photography photos looked way better than reality. This way, they can appreciate the house more when they come see it in real life! Someday I may opt for more upscale equipment, but for now I'm happy just to be able to bring my seller's homes to the rest of the world. Thanks for the suggestions! SC
Why doesn't the power company run its lines along the roads like everywhere else in the world? It looks like it's going to cost thousands just to clean up the property.
Hi Jameson. Not gonna argue with you on this one, but that's why we have a saying, that "price fixes everything". This property sold for $70K, and came with over 15 acres, a home, garage, and killer views. A bargain for sure. The people that bought it have their own excavator and weren't even slightly concerned about what it would take to get it cleaned up.
Why would you not have a price and taxes in your video?
Hi! Prices can change in an instant, so I don't talk numbers in my videos. I can't go back and fix that, after I've shot a video. These are unedited, one-shot wonders. The idea is to get people interested enough to reach out, so we can have that conversation offline. The same reason that you probably wouldn't state the price of a window in a commercial, because they vary soooo much. I hope that makes sense. Thank you for reaching out!
I'll buy the landscape
Wow, Hello my friend.. All the best to your channel and hope you have a wonderful day !
This "camp" is very nice. Lol. Indoor plumbing, electricity, and antiques.
@Crocksellsmaine, What happened to the master bed and bath? At the same time, you have no contact information on your channel. Is this channel for showcasing available properties or just for tours? 😱 That would explain the # of subscribers as well as the few comments you're receiving__kind of a bummer. 😴
Wow__the commenters here wouldn't know a great deal if it bit them in the toosh! In 1982 my ex-husband and I bought a house in northern NJ for $90,000, AT 14% INT.__and that was through the previous owner! On another note, come to southern CA where I now live then, see if you don't have a different perspective on what's being presented here! 😱😛😺
Mortgage rates are over 7% now, cash buyers are very discerning in this new buyers market, price reduction please.
Yes, rates are getting crazy. That said, this property went under contract in just four days. We are still seeking a back-up offer, but I feel good about how I priced this one. Come see it for yourself and you'll likely want to make a back-up offer!
Do you have a back up offer I’m pre approved and ready to make a move! If you could let me know I would appreciate it
@@themommymagic Hi Terri. I don't have a backup offer yet, so please do send me one! Thx
Is there any reason why you don’t list the price of this one????
This property sold in 2020 for $85K.
Wow, what a great barn ! Built back when craftsman took pride in what they were doing.
Price?
This property sold for $330K last year. Thanks for asking.
Where is the bathtub or shower?
The shower is right behind the door to your left, as you enter the bathroom. Thanks for your inquiry!
Then why don’t you buy it ! 🤷♂️
Wow... $259,000 for 7 acres of land, two car garage, and a double wide mobile home. is there treasure hidden somewhere on the property?
How much
$599K
For sale any like this that are for sale . Dream come true it would be .. waaaw thank you heavenly places and the post . .
What State is this in ? Beautiful property but needs work. Sold for outrageous price but what do I know. Lol.
Maine. Southern Maine is expensive, but if you're willing to drive, Northern Maine is affordable.
Not anymore
Wow! Was this house ever sold???
Super cute. A little too high for me. But it sure is cute.
Heaven ... yes! Love this property!
👍👍👍
This one is $319K. Yes to the shower! It's behind the door.
A price would probably make more people choose whether or not to see it. Also did I miss it or was there no shower or tub in the cabin bathroom?
Currently at $319K. Yes, house has a shower in bathroom. Thanks for asking!
Wonderful property!

Why do you show things that are not available!
It was available when I made the video. That it was as well received as it is, makes it difficult to shut it down. It is advertising, not only for the property, but for my services as a Realtor. Very few Realtors make videos of their properties. My clients know that I make these videos, and for them to be able to see my past work is important. I did mention that it sold in the description, so I don't feel that I'm being at all dishonest. I hope you understand that. This is such a beautiful property, and I know the past owners are also counting on being able to watch the video I made for them. Thanks for tuning in!
ruclips.net/channel/UC2sLJLrcCb5xO_RaXgKn5Qg
That’s fine with me, I just need to get an idea of the geography and prices for northern maine
@@gocirf3433 Hi! Lincolnville is in the heart of the Mid-Coast area. We're two hours North of Portland, and one hour South of Bangor. We're in what many consider to be the sweet spot in the state. Look up Penobscot Bay. "Northern" Maine has little more than trees to offer. Southern Maine has too many cities. Space and privacy are in a perfect balance here, plus being handy to the coastline. I love it here so much. Prices in the last couple years have increased quite a bit, as it has in most places. If you get beyond a half hour inland from the coast, the economic vibrancy disappears quickly. Proximity to potential work, and amenities really determine prices. It varies a lot! Thanks for reaching out.
It's a lovely place, but you wouldn't catch me swimming out front. All that swale grass is bloodsucker heaven.
Hey there, really enjoyed the video! i would love to get these as audio only, are you on audea?
Crock: In your description (where you put "Real Estate walk through video") would be an excellent place to put your contact information, a link to your site, your phone number, etc. We needs this info! LOL! Looks amazing, and I wouldn't want to waste your time on the phone if the price is clearly out of my league. If you want to SELL this, help us help you! :)
On which fucking state or country

Cyril
Troy, if you were super clever, you'd figure out that based on Crock sells "Maine", and "Lincolnville", that this property is indeed in America. Thanks for checking it out.
Your language skills are offensive as you no doubt are also.

I hate you for sharing that information. 🤣 (Joking) This looked sweet!
