    Good Video Daniel 🙌🏽 I lived out here since 2001 and the growth has been insane! I projected back in 2012 that by 2030 propery value will go up 200% and alot of people looked at me like if I was crazy 🤪 my projections are still holding true.. This Community will be the Horse Country of Dade County 2.0 ! we all that purchased here back in the 2010 and beyond will cherish the growth and eventually there will be more arteries to fit our infrastructure. Buy and Hold !!!!!!!

    It is a growing and developing town, so you have to keep that in mind. The growth has only increased in speed and space, as the builders have purchased additional land to accommodate all the families moving in here. There are many positive things here, that outweigh the negatives of the distance to major cities and stores. That said, things are continuing to be developed between here and Naples, so with time, we will have way more than what is in place. In terms of a Master Plan Community, it is better than most in SWFL because of the university and church right in the center of town. Excellent place for families with kids, as well as for retirees with so many amenities, parks, golf courses, swimming pools, and beautiful outdoors to enjoy in this tropical climate with beautiful wildlife.

    Been in Cape Coral/ Fort Myers area since 1998. It has gotten absolutely ruined by the amount of people moving down from up north and over here from Miami. If you want to drive 10 miles across town it will take you an hour or more. I-75 is like the 101 in California. It is a perpetual construction zone housing, storage units and car washes being built on every block. It’s just build build build. Sell sell sell, you can only expand so fast. Please do your research before buying here. I love it because it’s been my home where I raised my kids but none of us plan on staying.

There is a side access road to the east side of the town and I have heard rumors of a plan for another if they are able to secure some land to the north end but for the most part it is the one main entrance. The town is designed well and never really seen much of a delay exiting the town

    Hi Daniel. Thanks for the video. The Estates are not that affordable anymore. I own a 5 acre lot that I bought in 1998 and the house on it is almost move in ready. Over the last two years I got a lot of mail from land speculators who want to buy my lot for cheap and then hope to sell it for a large profit. After the Covid epidemic the prices for the building materials have sky rocketed. So if you plan to build a 3 bedroom house it will set you back about 450 Grand and depending on the location you may have to pay 100 Grand or more for the lot. In addition you will have to pay for land clearing and site preparation. For my house, there was a new inspector who implemented his own new rules on how steep the grade for the ditch on the right of way in front of my property had to be and would not budge. My contractor told me she had never experienced something like that before. Adjusting the grade for the 330 feet wide lot sets you back quite a lot of money. Be aware that there are some unexpected costs involved. But I will love it out there and can't wait to live in the Golden Gate Estates. If you look for a great home builder, give Genuine Home Builders a chance. However, you can still buy a few existing houses in the Estates on 1,14 acre lots for about 485 Grand. What drew me to your channel and made me subscribe was also that you made two videos of your lot and talked about what you wanted to do for your garden. Unfortunately, there were no more follow ups of your property.

As for the affordability, it is all perspective. If you are trying to buy in the Naples area, then the Estates offers affordable options.       @@erniemar1778 well this is exactly why I and many other residents don’t want a hotel. We don’t want people coming here to party and get drunk…. This is a family community with family values. If you want to party and get drunk go to the East coast. Unfortunately this community has changed for the worst. Many folks are moving here with not the same values as it was originally started with.

      You don’t know the values of others and keeping Ave a family town is important for me too. Part of family means being able to have family visit for the holidays or birthdays and having a place they can stay that isn’t an hour away and putting themselves in danger on the roads on holidays.       Thanks for watching. I did touch on this in some of my videos. There is an urgent care/clinic being built and plans are in the works for a small hospital. The hospital is still likely years out. There are several practitioners in the town as well. In addition, Ave Maria is close to all the great Doctors in Naples as well.

      Thanks for watching! If you are on a gulf access canal you can easily boat to an assortment of restaurants and bars. There are beaches that are only accessible from boat and plenty of other beaches that you can anchor at. Driving to grocery stores would be the norm. Hope this helps! Call me at 239-450-5786

      Thanks for watching! I do have a video that covers much of this information. There is a wonderful 55+ community and a Publix in the town center. CVS about 20 minute drive and everything else that Naples has to offer is about 30 minutes depending on what time of day you choose to go. Airport is about 45 minutes.     There is no water pressure and the sewage systems are ancient and clogged. Punta Gorda is an airport to nowhere. The health care sucks. The humidity is unrelenting and the traffic and stop lights are a nightmare. OTOH there are thousands of strip malls.
