65 year old gent, 25 years in the real estate industry and to my surprise, an HONEST practitioner is a god sent. My colleagues were motivated by self interest, meaning yes, it is strictly a commission based industry, having said that you can stoll dupport buyers and sellers, just share the facts knowing the largest investment an individual will ever make. There is a new scheme by Investors in Canada called the easy small business loans. Mostly being offered by mortgage agents these funds are being used to prop up the housing market. I think it is called the Canada small business financing program.backed by the federal government. You can qualify for big loans against your home equity , then you get the loans , invest in real estate and are liable to return just 25 percent of the amount back to the government.

I hope it all utterly collapses. When house prices reach 2.5 to 3x income, then Canada will have an increasing middle class again. Until then it is just more destruction.

The only way to prevent inflation is production. We must be an agricultural country.

He never mentioned that the real estate market in Canada has been dominated with foreign money that has caused all of these increases and also that Vancouver and Toronto real estate is a major money laundering machine for dirty money from Asia and Europe...

Construction costs are up and the builders aren't going to lower the price and eat the cost at the same time. Now is when you'll probably see a move to prefab construction. You've already seen a move away from brick to eliminate costs. A lot of new Canadians that buy houses don't know what brick is, don't know what a separate dining room and kitchen is. Don't know what an office space is. The builders will eliminate all options and construction methods that people aren't culturally aware of. Prefab will eliminate jobs to keep the costs in check.

Ron & Will great interview, really appreciated the honesty, especially when it might go against the grain (as you said). I agree with the predictions pretty much 100%. The only wild cards out there being the bigger picture stuff that's difficult to see past 6 mos. My prediction on the longer term is more struggles in the real estate market. There's simply too many issues in that BIG PICTURE to contend with. A change in government in Canada could counter that a bit, but this ride we're on is for at least 3 yrs+.

"The shorter the episode, the smaller the misalignment". That doesn't align well for Toronto and Vancouver where housing prices have been out of line for at least 10 years.

Greed and people thinking it was the end of the world trying to get what they can ...simple as that and the Banks let them get away with it because they are the ones with the most GREED

Unless the U.S. stock market falls about eighty percent back down to fair market value money will continue to go into real estate. Gold and silver are rigged so they aren't supposed to rise in price and with the U.S. stock market the most overvalued ever there isn't a lot of alternate investments to housing. The bond market is also pushing down long term rates so money will flow back into real estate if that trend continues.

Housing is as essential as food for governments to take note of the massive inflation in RE prices. Speculative investors should know this.

Saying you wish prices need to come down to 2012 levels is quite hypocritical coming from a broker whose standard of living directly benefited from this appreciation. Wishing a return to 2012 prices is essentially wanting to reverse a decade of economic growth and all the progress that was made. Loser talk.

Income to price is actually 10-15x, $120K a high income before taxes is really $85K. $1M average detached price divided by 85K is 11.7x. The only way to make it possible is dual income couples, but then the cost of day care per month is crazy also. Can't win.
