Buying is cheaper than renting, and if you do it right, it doesn't have to cost you any money at all 🤷‍♂️ You won't get perfect tenants all the time if you don't screen them well. That's the whole point of getting applications👍

​@@BaxtersRentals Maybe I'm just used to the property market in South Africa. Here around Durban I'm paying R16 000 per month on a 25 year loan on a property I could probably rent out for around R12 000 per month. Why would anyone rent in the USA if you could buy for cheaper? Maybe it comes down to the high interest rate (currently around 12%) where after 5 years it's cheaper to have bought at the beginning. Currently my repayment is R14 200 per month on interest, and around R1800 per month towards the actual loan amount. That doesn't really matter that much though.

The reason why Americans rent and dont buy is because most dont qualify by their income to cover the mortgage even though it cheaper than paying rent. That's why it's a huge advantage for those who can invest and buy properties to do it because it is always going to be a valuable asset. In America, most rents are above $1800 USD where most mortgages are $1200 USD. @ThisRandomUsername

@@BaxtersRentals That is ridiculous. $1800 is roughly my salary after tax as an engineer. My bond repayment on a 3 bedroom 2 garage house with a 2 bedroom outbuilding (which I'm renting out for ~$300) is ~$800. Of course it's not so easy to get great tenants, and I think that's partly because the good ones will be inclined to just buy instead. I think I'm coming around to your conclusion that you may as well just buy a place. One more thing: as a first time buyer I didn't need a deposit, I could just buy if I could afford the $3000 attorneys and bond initiation fees.

@ThisRandomUsername Yeah rent in America has become very unaffordable, and most people are caught in between because they can't afford rent, but don't qualify to buy. They have a first-time home buyers program, but you'll still need about 3.5-6% down and if you want to live in a decent area you're looking at spending over 15k for all the transfer fees, downpayment, and closing costs.

You retire from your 9-5 to work for yourself, so it isn't really retirement. It's just better paid with more freedom and gratification 👍

We don't need to be serious 100% of the time. It's nice to relax and enjoy life 👍
