Hi Paresh, what were the benefits of effectively buying the business with freehold within a limited company. Was this what you wanted or did just come about that way.
@@gaviben2908 we save on stamp duty as it’s much lower when buying shares in a company
Can you Utilise the existing advertisement boards and rent them out. Maybe like a Digital advertisement board ?

@@jayph77 Still working on improvements so thanks for the feedback. Hopefully I get better with time. Not gonna lie this video was filmed at 7am before the co-working space opened. So it was an early 5am start that morning to get to site and set up. All without any coffee 😂

Paresh, although the ROC looks great, what is that annualized? i.e. how long is this project from start to finish?
@@Shakman007 aiming to get this done in a year and half. As there are multiple plays on this site with big uplift and a long term hold for us we’re more concerned with doing it right and maximising the opportunity.
@@officiallyparesh Thanks for the reply! I think that strategy makes perfect sense for a long-term hold, I would then keep all the flats if you can and rent them as you have full control of the building. One other question, how are you finding build costs? The big housing players have seen a sharp sell-off in their share prices, as many are saying that they are seeing inflation in the contracts they are negotiating for 2025, both materials and labour?

The bottleneck issue that obstructs him from scale it out is the lack of skilled workers.
We are fortunate enough to have our business partner who is also our main contractor with over 160 people in his team and 50+ years experience. We are focused on a 18 mile radius from where we are but going outside of that I think would become an issue of finding skilled contractors that one we can trust and two can execute effectively 😊
So do they buy the land off the owner or work with the owner to get planning and cut a profit deal, it wasn't very clear what his letter approach does?
@@Davejohnpeel it was an option agreement to purchase the land.

Not really a fair return as the houses haven't sold on the date on the video but you have implied a return as if you have.
@@7sparmar you’re technically right but the houses were sold within a matter of weeks from the date of the video :)
@@7sparmar also on previous developments we have sold off plan meaning once the build has finished we can complete on the sale immediately
serious money to be made in development only happens amongst the national housebuilders which have the economies of scale required to make it worthwhile. small scale development is very difficult to make serious reliable money.
@@7sparmar I disagree. Depends on your strategy. There are many ways of making serious money whether that be planning uplift angle, long lease commercial tenant or commercial to residential
