I don't know if my sight, sense of smell, or taste had abandoned me on the days that I went to visit this house, but I bought a flipped house with very shotty work. My realtor and inspector must have been working together. Baseboards were not attached to the walls. I had to buy a hot water tank and still don't have hot water. Buyer's remorse.
I hope you've gotten your hot water situation taken care of. So sorry you've experienced such a nightmare. Owning a new home should be a reason to celebrate!

Relatives who live near Indy are always saying how Carmel is just a snob hob locale. Probably no exaggeration. When I was young living in Indy Carmel was just a rural traffic stop.
And the snobby “Country club”

@@buckeye7192 Like every community, Carmel has its good points and people and It’s bad points and people. Bridgewater has a close community vibe but is inclusive to all. Most if not all the upper end homes are custom built.

What would you say about putnum county?
Just like anywhere else, it depends on what you like and your needs. If you need to commute to Indy, your trip is longer and traffic is congested during rush hours. However, Putnam County has retained its rural vibe and is growing but at a much slower pace than Hamilton County. Likewise the availability of homes is less (July stats show only 93 homes listed for sale). The average sale price is lower at $259,000 but the days on market is about the same as Hamiltion. There is new construction available. All in all, I would say that Putnam County is a great place to live! Hope this helps. Let me know if you need more info.

People have no real idea how much damage termites can cause in a short time. In the south we have formosa termites. I had to totally rebuild a garage. The only original part is the roof.
Oh my gosh! I am surprised at how fast they can destroy a structure. Do you have any idea how long they were 'at work' on your garage?
@@homesbyrobertsrealty when i bpught my house, there were no sings of any termites. It was not until i removed a cabinet that was nailed to the wall. Part of the wall came out. From there it just got worse. Turns out one wall had only 1/2 of a 2x4 left. The rest of the wall was empty. The back wall was half missing the ceiling 2x12's were not any better. The entire garage was fully sheetrock, from 1961. Back them the rock had gypsum and fiberglass. It took mt 2 years to fully repair, convert it to a 2 room apt, and upgrade everything. The only original was the roof. Just jack up with studs to keep it from collapsing

We needed minor repairs and major electrical done on our home. Realtor got the seller to fix. After a year we just removed two trees close to the home and pruned back a few big branches that were over the roof.
Good for you. It's very important to keep up the maintenance on the home to protect its value.

We bought a 4bed/2.5bath 2007sqft home in Fishers in 2015 for $180k cash, which was not in an HOA. We sold it for $235k in 2018. It was sold again for $310k in 2021, and is currently listed for $370k. Somehow, it's now in an HOA. 🙄 We moved to south central Indiana where we bought a 4bed/3bath 2444sqft home for $190k cash and our property taxes are 1/3 of what it was for our home in Fishers. Our current home was recently appraised at $325k. Sometimes real estate is skill, but in my case it was luck. As for Hamilton County, it's a fantastic place to live if you can afford it, but we're enjoying the less harsh winters in south central Indiana compared to what we had up there.
Sounds about right! Hamilton County homes have appreciated quickly, but so have taxes and the cost of living. As far as the HOA...I would think that most of the residents of the neighborhood would have had to vote to establish one.
Halfway through, she has listed the four towns three times and zero reasons for anything.

Ha ha! Not at all. Both my kids live in Carmel and I'm not thinking they are drunks! But there are a lot of places to eat and drink.
@@homesbyrobertsrealty Any town that advertises they have alcohol, I would not move there. I find breweries and bars highly offensive. They should close them all and build churches. If I had children, I would not want them growing up in that type of hedonistic environment.
I don't agree with having to pay the county just so they can make money. I'm good on making sure somebody used a permit. I don't think we should be paying a fee for something that can be covered by our already given taxes
I like the idea of needing permits and having the work inspected. I'm not exactly sure who makes the decisions about the cost of the permits (I'm guessing it's each locality, cities planning department or mayor) so the fees may vary.
Agree! That should be a service provided by the property taxes paid on said property! Permits should be about safety-NOT profit!!
@@Shotleythinktank I sort of agree...so, get this...many years ago, I built a deck in my backyard. I got a notice that I hadn't paid for a permit (didn't know I needed one for a deck!) Anyway, when I called the City, I ask how they even knew I was building a deck and...get this...they have a full time person who drives around the city (and there are over 100,000 residents). He/she checks to see if there are any building materials around the home (lumber in the driveway) and then checks to see if a permit was drawn. I paid the $50 for the permit and continued building. But talk about use of taxpayer $$. I've always wondered if the permit $$ garnered by the drive-by paid for the person driving by? Net loss or net profit??

@@asmith8603 Interesting question. He is working for the buyer. The buyer is the one who hires the inspection company. Since most buyers don't know inspectors, the agent often recommends someone they know will do a great job. I'm guessing you had a bad experience?
@@asmith8603 I'm so sorry that has happened to you! That should not have happened. I always tell my sellers that it's an inspector's job to find everything that's 'wrong" with a home - even the little things. I guess it's just like everything else - there is good and bad.
