It really depends on where you move. Huntsville, Birmingham, and their surrounding areas have great health care systems. However, many of the rural areas in Alabama struggle to provide enough medical care. If you live in or near a larger city you should have more than sufficient care.

@chrissymarie7903 I don't have much info, as I haven't tracked that bill. The newest info I can find shows that it has been a very slow process from legalization to availability. Great question. Unfortunately, by giving my personal opinion I could be steering someone towards or away from Huntsville based on sexual orientation. I have quite a few clients who have recently built in OXR, but none of them built in McMullen Cove. What I can tell you based on recent experience is that bringing in a home inspector for a pre-drywall inspection and an engineer for a frame-walk and foundation check is in a buyer's best interest. Even the best builders make mistakes. Which builder are you considering?

Hi Joe, that all depends on whether or not it's a qualified annuity, and that goes beyond the scope of my knowledge. I would have to refer you to a CPA here to get that answer.

@@heatherwallace3397 Hi Heather, the schools are Hampton Cove for elementary and middle school, and Huntsville High School. There are 2 homes already under construction with at least one that should be move-in ready by September. Building from the ground up would take 6 to 8 months from the date of contract in most cases. There is also a sister community across the street called Crystal Creek which is being built by the same builder. Both communities share amenities, but Crystal Creek offers smaller floor plans on smaller lots at a lower price. There are several homes currently under construction in Crystal Creek. Those homes should be available by September as well. Are you looking to be in a new home by the start of the school year?

You're right. The video is a few years old, and definitely needs updating.

A good bit of what we call Owens Cross Roads is actually part of Huntsville rather than just unincorporated Madison County. Huntsville taxes are a little higher than the county taxes. Property taxes for primary residences in Alabama receive a tax deduction of about 50% +/-, and often times new construction homes are taxed as unimproved land until some point later. When the city or county figures out there's a home on that land the property taxes jump. So, investors and secondary home owners will always pay a higher tax rate than a primary owner there are.ogher factors involved as well. I have a video for how to calculate the property taxes with a link to the tool to do so.

Thanks for watching. It's based on the IRA/401k distribution of the individual, so you would both have to make $6k in income from those sources to get $6k in exemptions each. For the 2024 tax year year the exemption is $12k per individual, and it increases by $6k per year until 2026. As it stands now, the exemption will cap out at $24k that year. I hear you. We were out of town last week, and the halls of our hotel room smelled much the same. I can tell you that in 5 years of living here I've never walked through someone else's cloud of smoke.

@@CameronWalkerRealty How awful that you were subjected to that in a hotel! Truly, our society has deteriorated in alarming ways. However, thank God there still remain clean little communities of people who try to show respect for God and neighbor. I am charmed and honored every time I drive through or stop in one of these towns. And I want so badly to spend the third part of my life in such a place. I'm in the Atlanta metro area now and dream of Walnut Grove and Mayberry (lol). I gross well as a company truck driver (not an owner-operator, so no danger of my ruining a neighborhood by parking my truck in it). I am now in the process of cleaning up my credit. Will be qualified by this time next year, God willing.

Mauldin, Taylors, and Berea are all areas that are adjacent to Greenville's city limits that have large populations and they're continuous from one to the other. Then Greer, Simpsonville, and others continue past that. Then there's all of Spartanburg and it's suburbs. He's right about Greenville's downtown, depending on what you mean by 'everything.' A lot of the shopping and restaurants are out Woodruff Rd and Wade Hampton Blvd, including all of the big-box stores. Most of Woodruff Rd and all of Wade Hampton is outside the city limits. There's also a lot of manufacturing and other jobs in the suburbs and exurbs, like BMW's largest manufacturing plant in the world, and many of its suppliers. I would say his comparison has more detail on Huntsville, which maybe unintentionally weights it towards Huntsville.

The areas surrounding Madison can be really misleading. You can have a Madison mailing address and be in Madison City, Huntsville, Harvest, Unincorporated Madison County, or Unincorporated Limestone County. Monrovia also overlaps several of those areas as well. Unfortunately, there are many people who moved here thinking they were within Madison City Limits only to find out afterwards that they are not. It gets really tricky around the edges of Madison.
