i tried to buy a trailer valued at 7.500 . the real estate company asked me to put 2500 deposit for something which is valued at 7500 usd. i asked a question ,like what if i pay whole amount can i start living in the trailer, she was like no you need to be approved or accepted by the land owner first. and i said then i rather first neede to learn if i m going to be accepted or not than buy something like that which i can not use without being accepted by the land owner.only after that i pay the whole amount which is not big deal already ,she said no you have to put this down payment first.and i said what is the realestate fee ? she said there is no real estate fee were working for this community and they pay us separately. i said what if i am not approved , she said this down payment is returnable. and i decided not to buy the trailer, because i realized that this down paymen is actually a real estate fee, because if you buy the trailer the job of the real estate company is done already. there is no money which needs to be returned . they sold the trailer and took the real estate fee which was 2500 usd , they have nothing to do with your being accepted by the land owner or not. if your backround and credibility check fails only way for you to take your money back is to sell the garbedge you bought, and real esttate agent continue to work where she or he left off as before.waiting another victim. thats why i didn't want to get involved. i belive i ve seen through smoke and mirrors . and didint take a risk. if you are not sure if you are going to be accepted by the land owner you better don't take your chances. i hope this helps.
