    Why make it more complicated, and more expensive for families or individuals to buy a home? Just another money grab. Buying a home is stressful enough without adding more restrictions and regulations. Ridiculous to say the least.

    • @lynetteselbyrealestate
      @lynetteselbyrealestate 5 дней назад

      Thank you for sharing your thoughts. I understand your concerns-buying a home can indeed be stressful, and the added complexity can feel overwhelming. The goal of regulations and guidelines is often to protect buyers and ensure that the process is fair and transparent, but I agree that it’s important to find a balance so that it doesn’t become unnecessarily complicated or costly. I’m here to help navigate these challenges and make the process as smooth as possible for my clients.

    It CERTAINLY WILL CHANGE the way I buy a house. I will ALWAYS REPRESENT MYSELF and if I have to buy FSBO only, then that is fine as a buyer's agent has never done me anything useful.

    • @lynetteselbyrealestate
      @lynetteselbyrealestate 5 дней назад

      Thank you for sharing your perspective. I understand that you’ve had some experiences that lead you to feel this way. It’s important to feel confident and in control when buying a home, and representing yourself can be a good option for some. That said, a good buyer's agent should be an advocate who provides value by navigating the complexities of the transaction, negotiating on your behalf, and ensuring that all details are covered. I always strive to offer that level of service to my clients, but I respect your decision to do what’s best for you.

    Question....what do your credit score generally need to be in order to get into a mobile/modular home

    • @lynetteselbyrealestate
      @lynetteselbyrealestate 5 дней назад

      Great question! The credit score needed to purchase a mobile or modular home can vary depending on the lender and the type of loan you’re applying for. Generally, a credit score of around 620 or higher is preferred for most lenders, but some may accept lower scores with certain conditions. It’s always a good idea to check with specific lenders to see what options are available based on your unique situation. If you need more detailed info, feel free to reach out!

    My husband and I visited the Greenboro area this year during the July 4th weekend and had an amazing time. Everything that I have read and heard i agree; ie the people are friendly, economically it is cheaper than other states and cities that we have visited. We also called around to check the rental market and found that it was considerably cheaper than the cities in Florida where we are from. We really like the city, the slow pace traffic, and the cleanliness and quiteness of the city. We stayed at Haynes Bed and Breakfast and it was awesome. I did not see as large population of homelessness as we have in Fl. We were concern about that because it is a problem if Fl. We are seriously considering relocating and would love to know more about the downtown area.

      Thank you so much for sharing your experience! I’m thrilled to hear that you and your husband had such a wonderful time visiting Greensboro during the July 4th weekend. It’s always great to hear that people find our city as welcoming and enjoyable as we do. You’re absolutely right-Greensboro is known for its friendly community, lower cost of living, and more relaxed pace of life. The fact that you found the rental market to be more affordable compared to Florida is definitely a big plus, especially when considering a move. Haynes Bed and Breakfast is a fantastic choice, and I’m glad to hear you had such a positive experience there. As for the downtown area, it’s a vibrant and growing part of the city with a lot to offer. From charming historic architecture to a variety of shops, restaurants, and cultural venues, downtown Greensboro has something for everyone. The area also hosts a number of festivals and events throughout the year, making it a lively place to be. If you’re interested in exploring downtown further or want more detailed information about living in Greensboro, I’d be more than happy to help. Whether it’s about the housing market, specific neighborhoods, or just getting a feel for daily life here, I’m here to assist you as you consider this exciting potential move. Thanks again for reaching out, and I look forward to helping you with any information you need!

    First of all, I love the southern accent! Also, thank you for the information. I’ve seen a lot of unqualified people going to real estate the last few years. They think it’s going to be an easy way to make money. It’s refreshing to see somebody who has the knowledge and qualifications. I have never understood why the seller has had to pay for the buyers agent. Just because the seller walks away with a big bag of money why does that make them liable for your agents commission? It always seemed to me that the buyer should pay their own agent!

    • @lynetteselbyrealestate
      @lynetteselbyrealestate 19 дней назад

      Thank you so much for the kind words about my accent! Funny enough, I never thought I had one until I started RUclips and heard myself on video🤣 I’m really glad you enjoyed the video and found the information helpful. The real estate market has definitely seen a lot of changes recently, and I agree-it’s crucial to have knowledgeable professionals guiding the process. Regarding your point about commissions, it’s a great observation. It’s important to note that the seller is never obligated to pay for the buyer's agent. However, it has been common practice for sellers to include compensation for the buyer’s agent because it can attract more potential buyers, making the property more competitive in the market. I completely understand your perspective, and it’s a topic that’s often discussed as the industry continues to evolve. If you have more questions or want to chat further, I’m always here. Thanks again for your thoughtful comment!

      @lynetteselbyrealestate 19 дней назад

      Thanks for sharing your perspective! I understand that the idea of signing a contract can feel daunting, and it's important to choose the path that feels right for you. Many buyers do choose to go the route you mentioned-handling things independently with a title company and/or real estate attorney for closing. However, for some, having a dedicated agent can help navigate the complexities of the transaction and provide added support, especially for those who may not have the time or desire to manage all the details themselves. Ultimately, it’s about what works best for your comfort level and situation. Thanks again for your comment, and I wish you the best in your home-buying journey!

    Neither will be selling a house. For to long sellers financed buyers agents to beat them up on their prices. I would never sign an agreement to view a house, Call the listing agent and inquire about an open house.

      @lynetteselbyrealestate 21 день назад

      Thank you for sharing your perspective! It's true that the real estate market is evolving, and buyers and sellers are exploring different strategies. Ultimately, it comes down to personal preference and what works best for each individual.

    • @lynetteselbyrealestate

    Gboro is boring for young professionals but it is evolving and has great city programs for families. Easy access to airports if you want to escape. Gboro is also centrally located in the state...you can easily get to Charlotte,Raleigh, Beaches and Mountains. As for jobs, Manufacturing, distribution, warehouse, and Healthcare are the big industries. They pay well but work conditions may not be the greatest.

      Thank you for your comment! A good thing is you do not need excellent credit to qualify for these programs. If you have a credit score 640 or higher, you may qualify. Would you like to schedule a call to chat about your options?

    My son is going to school in the area so I was hoping to see areas that would be great to buy a home in or why Greensboro is a great place to live. If you already posted a video about that, please include that link in your video. Check out my video about my modular home experience. (Let me know if I'm missing any info)

    Hello I am currently considering buying for the first time here in North Carolina. I was informed about the affordable housing assistance in Winston-Salem by True Homes and was told as you stated the buyer must live in the home for 15 years before selling. Although I like what the program is offering. It made me reconsider because I will like to eventually sell it for profit after sometime. What if I planned to have it as a rental property if I get another home? Will that still be within the 15 years term?

    • @lynetteselbyrealestate
      @lynetteselbyrealestate Месяц назад

      Thank you for your comment! North Carolina is a great option for your first home. Yes, you need to live in the home for 15 years to have the second mortgage completely forgiven, with down payment assistance forgiven at 20% per year from years 11-15. However, you must live in the home and not use it as an investment property during this period. Let’s discuss this in more detail-book a call with me here: tidycal.com/lynetteselbyrealestate/firsttimehomebuyercall

    Great video! I was searching for info on this state and your video popped up. Greensboro was the city that I was ithe most nterested. Not sure what type of home owner funding I qualify with $17:per hour income.. I also would have to take public transportation most of the time at first. What neighbors are best to purchase homes in for public transportation?

      Thank you so much!! This is why I make these videos. I am so glad you found it helpful. There are programs for first time homebuyers, where the city of Greensboro as well as the state of NC will assist with down payment and/or closing cost. Good morning! I'm currently in the Wisconsin area hoping move by March when my lease is up. However my income has changed. A immigrant lied and told the HR Manager that I quit my job which was a lie and he believed her even though he gave me that day off! What! Smh! So I filed with the EEOC office and contacted an attorney. Now I have to find another job to prove income. Omg! The devil always tries to sabatoge you when you're moving forward. No landlord or mortgage company will work with me without proven income even though I have saving and investments.
