    These massive house wealthy neighborhoods are so sad feeling. No kids playing, no neighbors chatting, no bbq's, just fancy gates and properly placed pieces of wood and stone. Beautiful yes, but not full of heart and soul.

      These areas are all great families as well. I think it was quite cold the day I was filming. Calgary is a very spread out city though so it's definitely not a bustling place for the most part.

    You miised Artists view, Paterson where the richest people in Calgary live, Willow Park is not close to fish creek park. Parkland is and it is the nicest and most scenic neighborhood in Calgary, the other scenic ones are Mountain Park ridge and Douglas Ridge have the best mountain views in Calgary., McKenzie lake by the lake is also nice, canyon Meadows estates south of canyon Meadows drive is also insane.

      @@mjor6406 Theres actually quite a few in Sundance and some have even gone over 2.5 million. Mostly on Sunset Way which is right on the lake. The Slopes is definitely a super nice area as well. The city classifies it as a section of Springbank Hill now. Lots of good areas around the city.

      I would say I get people who don't want to be right on 11th and 12 avenues because they are busy roads, but it's not that bad. I personally don't like the area close to the Alpha house which is a drop in centre. Other than that the Beltline is fairly consistent.

      @@horusophie also being very close to the Sheldon Chumir hospital can be a bit sketchy because they put in a safe injection site and the area went downhill afterwards.

      @@syedsajjad982 I think it depends on the neighborhood and price range. Some areas the market is flattening out and we are even seeing some price reductions. Other areas the market is going great. 2025 could see an improvement because people are waiting for rate drops and the new mortgage rules.

      West Springs is also very nice. Maybe not as many really expensive homes there vs Springbank Hill or Aspen Woods. Lots of really nice areas in the city.

    I came to Calgary in 2003. I loved its organized and quiet still great familiy bive. I am afraid to say, everyting has changed, the culture has really changed for the worst. Violence not only by gangas has increased, but people in the stores, trains, etc have become agresivo and disrespectful of everything to me represented good values, ethics and mirals. There are not jobs for trained people, that have been laid off after years. Rent has increased more than 50% since 2022. No, I won't recomend my sibling to come to livebin Calgary if they ask me. I am looking forward to moving out soon. Realtors, they are business people, they are sells people... nice, kind, but they know what they want from you anyway.

    I apologize for the long post, but anyone who reads this who lives in Calgary will know what I say to be accurate. The TL/DR is: For somebody who has lived here for more than 10 years, I can tell you without any implication of racism, xenophobia or anything: *Calgary is full*, period, full stop. As far back as 2014 you could take a train or a bus in the morning and it would not be overcrowded, it was enjoyable, I was impressed when I first moved to Calgary how clean and safe and uncrowded and useful the train system was. Now it's overcrowded, people are sick, it's dangerous and generally unpleasant to use, I can't stand public transport now because of how overcrowded Calgary is. It was barely tolerable in 2018, I could not use it now. Compared to Edmonton, Calgary was great in terms of public transport, now Calgary has it's own serious inefficiency and safety issues akin to but different from Edmonton. If you have any reasonable experience in Calgary and you know what the city was like before the large influx of people that started in 2015, you will know that for many reasons Calgary has hard limits in terms of design as to how many people it can comfortably accommodate, and that limit is definitely under 2 million people. Calgary is showing signs of population and infrastructural strain now, especially on main roads such as the crowchild, memorial drive, the deerfoot and Macleod trail. All of these main roads cannot be modified to increase traffic throughput and with a population and they are essential to getting anywhere in the city. With a population of 2 million, commutes using these roads will become utter misery for anyone who has to use them on a regular basis, what would have been a 20 minute commute on those roads would be exponentially increased with a population of 2 million. 2010-2011 were the last prime years of Calgary, I cannot emphasize how different it was back then, and incidentally it was when I first started coming to this city. Everyone had money, everyone was happy and there was very little street violence and the streets were very safe regardless of whether they were quiet or busy. 17th ave was packed in the summers but everyone was in a good mood, people were spending money there were a lot of people but it was largely safe. It was a really enjoyable area to be around with very positive energy, after 2015 when the NDP got into power, everything took a sharp downward shift, economically and socially. I lived near 17th ave and watched as the optimism left that area and things became more dangerous, the people more prone to violence and anger, you could see the money leave the area. Things recovered somewhat in 2017-2018, only for things to get worse in 2019 and leading up to covid something happened. Couldn't tell you what it was, maybe gen-z growing up, but the atmosphere around 17th ave has changed, it's not as bad as it was in 2015-2016, but it does not have the great energy it once did. Not to talk crap about gen-z but boomers sure knew how to party. I still love Calgary, but I am one of the privileged few who gets to experience the best of it without any of the drawbacks, however I cannot recommend any regular person move to this city because it's not the way it used to be.

    Truly insane fees, no wonder everyone wants to be in real estate in USA/ Canada! For context, my property in central London that cost over CA$1.2 million came to around CA$4.5K in fees, which was quite expensive.

      I can't be certain but I've heard in England there's typically only 1 realtor involved that does everything vs 2 in Canada. There's so many licensing fees, business expenses, and competition involved here that it probably wouldn't work to change it. People are always trying though with discount companies and the for sale by owner route, but it's just not as effective for the clients.

    Always looking for reasons to choose Edmonton over Calgary. Calgary is more cleaner, seems friendlier, less rough. Edmonton feels like the exact same town copy and pasted and quartered up into 4 sections. I will say though, as somebody who does rotational work, having the affordability of living in Edmonton means you get to take holidays like all the time and it's not breaking your wallet like it would living in Calgary. Another plus living in Edmonton, it's closer to more lakes to go fishing and such. Sure, Calgary has the rockies, but you aren't going to take your boat there. Edmonton you can at least half justify owning your own boat and taking it places that are somewhat near by. Sylvan Lake, Lac La Biche, Slave Lake, etc. Edmonton area feels much less touristy, and that means a lot less people crowding up the things that Edmonton and the surrounding areas does have to offer. Banff and all that is nice, but when it starts to feel as packed as New Dehli, is it really enjoyable anymore? There's no doubt Calgary is the more preferable city to live in, but thank god it's not the only place in Alberta. Plus it's kind of weird that it doesn't have any trees around.

    I grew up SW of calgary and we currently live in Calgary. Its becoming a mega city quickly and painfully. I have a few years left here at most before i need to leave even if it means just moving to Cochrane.

      Calgary is definitely growing quickly but I imagine the pace of growth starts to slow down now. Who knows though.

    I dont know why but i have a feeling this winter Calgary real estate is going to be extremely slow....i also think iventory levels will climb to 8000 listings; which will drop prices by 10-15% hopefully!!! The 1.5m CMHC cap you still need 300k/yr income to qualify; who makes that kinda money?

      I think it’ll still pick up next summer but the increases will be more reasonable. The unaffordable cities are still just as impossible for the average income earners.

    At this price of 2M for a teardown something doesnt add up as pricing in the lower mainland Vancouver is becoming similar now. You can almost buy a brand new 2500 sq Qualico Home in Willoughby Heights. Either Calgary real estate is significantly overvalued or the lower mainland, Vancouver is undervalued. I guess time will tell because Calgary was never this even in house price to the lower mainland.

    You still need to qualify for the 1.5 million home which is 300k/ year....also only first time home buyers apparently
