So if the Seller or Listing Agent ends up providing a compensation agreement after this has already been completed between you and the buyer does this need to be revised since Seller is offering to compensate?
The compensation agreement should match your buyer agreement.

only you (the agent) fills out the w9 and you give it to your broker. if your broker requests additional documentation, that solely depends on the broker and their policies. You would have to consult your broker to inquire if they require anything else.

I have been having a disagreement with another agent on the maintenance section. I understood that running water and hot water was referring to plumbing and water heater which would be landlord responsibly. Next section covers utilities. You have a mix of our disagreement!

What if there is an additional clause in the original contract for Appraisal gap where the buyer will pay 5k out of pocket not to overpass the purchase price, then the amount in #3 should be the appraisal value consistent with the out of pocket amount, in this case should be $995K, right?
