Cap rates are used to value NOI. If you have the value why would you waste time trying to calculate a cap rate?
Because buyers use cap rate to determine whether it makes financial sense or not. For example, if your cap rate is lower than your interest rate, it doesn't make financial sense.

I did address the increase in taxes in the video. I also noted that the increase in equity outpaces the taxes owed when you have the homestead exemption here in TX. But as far as claiming that it’s evil to sell a house for profit, can I assume that you intend to sell your home for the amount that you paid for it? Does that mean appreciation is evil? I’m not sure what worldview teaches that, but it’s not the correct one!

Not sure what market you are in, but they're not yet cooling in Houston, TX! Still up year-over-year. I expect they'll only continue to rise as rates start to drop into Q1/Q2 of next year.
@@jonbrurealestateHouston is kind of unique. It is just about THE city to move to if you're leaving LA or NYC or any other super metropolis. Prices aren't going to drop until they're unpalatable to the LA crowd. Which is still quite a gap. Prices here in the rural and suburban Midwest are starting to cool, though. Not by much, but they are falling. And the rental market is expanding (vacant flip homes are becoming rentals), cooling rental prices.

went this past weekend was not worth the 38 $ per person we were only allowed a section of the lagoon anything else you had to pay extra 15$ margarita that was watered down in opinion not worth the time and money
$38 per person? Wow, they must have raised prices. It was $15 for adults and $10 for kids when I went. Thanks for the feedback!

Where are the cabanas on the public side? I saw them on the residents only section video you have, but I don’t see them here. I’m planning to go at the end of the month, but confused on the cabanas.
The cabanas on the public side are actually tables with umbrellas. They are not actually cabanas. I am not sure if they are going to change this eventually and provide actual cabanas but just wanted you to know!

It is not salt water, that I know. But I am not sure what they use to clean it. I'd recommend you check out their website.

Because that's borderline swamp and the Lago Mar lagoon is basically a resort. Apples and oranges. Also some people prefer to stay away from the bugs and wildlife when they swim and play and in the sun. As you can see A LOT of us are willing to pay high H.O.A. fees to not have to.
