    Sad. A person has to go through all this. When people stay at your property and don’t pay rent. They should have to leave right away. Our system needs fixed I would never want to be a landlord.

    I've seen the episode Paul and I was impressed with how you dealt with the problem. Is there anyway to contact and speak to one of your lawyers directly for a similar case. I've spoken with your receptionist and emailed your company a few times but only get the standard email response with all the fees. Is there someone I can speak to directly before I 'instruct' at cost?

    Took 18 months redundancy from Southwark Council in 2017. Just as Universal Credit was coming in. Best thing I ever did!

    There are greedy landlords, interest rates gone up but they want to increase a whopping £300 to a house I am pay for £860. I am sure The government bring a law to limit the rent increase to a reasonable amount.

    Announcing the abolition of section 21 without actually doing it now, is the worst of all possible worlds. Since this hit the news virtually everyone in my street has been served a section 21. They want to hike the rents and just chucking everyone out is the easiest way to do it. Absurd situation.

      That happened to me back in May I got thrown out of a place because they wanted to redevelop it and I had always paid the rent in full and on time as well and received a section 21 in the July of last year but it turned out to be invalid and they sent me a new one and then they sent me court papers in the March of this year and messed them up so things ended up in court just after Easter and they got given the possession order and I was ordered to get out in 14 days! Thankfully I did get out on the second May bank holiday the day before the bailiffs were due to arrive to evict like they had advised me to in their eviction warrant!

      @@joannesaltfleet2071 This has been happening to perfectly innocent rent-paying people for years and apparently it is "only fair" that landlords can inflict this on other people, presumably because "property" takes precedence over human beings and common justice. I can't believe more people don't react violently - it is every bit as bad as feudalism and slavery. They can enter any phoney excuse they want on the paperwork and the courts accept it without checks or repercussions when they lie.

    I’ve never been in arrears. The agent 1 week ago asked for a rent increase of 20% and today threatened me with eviction as he’d not heard from me. This is a pretty aggressive, bullying approach.

      You haven’t said whether your tenancy agreement was coming to the end of it’s term, or not, when the rent increase was asked for. A little more context would be needed to judge whether the landlord is bullying you!

      @@Neilukuk what do you want to know? Manchester City centre. Fortunately I had the landlords details, contacted him directly and agreed a deal. This eviction threat is nothing to do with the landlord, it the agents way to behave and how they get want they want (commission) by frightening tenants into accepting and not negotiating.

      Your in wrong. How long did you stay in this apartment? It IS normal ho regulate rent acoordingly , the value of the money . Everything else are regulated too. Do you have the idea your rent should stay put on the same sum ? For how long? And do rent include other things? To little information, but from what you are telling, you have to know you shouldnt rrally complain. Btw,you paying on time , is a given, its nothing one get any prize or praise for....

      Some tenants just have no respect are dirty and a noise nuisance to neighbours. Others are excellent and are grown up and decent enough to know how to behave in a reasonable manner.

      Did you get it back ? Did you need bailfs? How much did the renter ow? Did they crash the place,or steal furnitures? Did you manage to kerp your property without going bankerupt or loose it to the bank? Im horrifyed at your ridiculess law system,who let renters destroy landlords. Its so bad!

      @@TG-hp8og got it back. Bailiffs came. Arrears ibckuded court fees about £850 took 6.5 months in total.

    The most landlords I know they are serving notice 21 is because they now the rent market is quite high they want a lot of profit.

      No. Landlords are taken advanted of by bad tenants whi expect the landlord accomodate them. Its nasty. I know landlord loose everything,because of shitty tenant. He had his own house,worked hard for it ,and had loans. And when parents died,he inherred their apartment. With it, another loan on the apartment,and the taxes. When tenant stopped the rent, he lost everything. Everything. People need to understand, most landlords arent rich, they need the rent to keep what they have. Its nasty,how so many act like they have rights to use the landlord. Nasty ,and ignorant.

    All evictions should be banned. In short all tenancies should be for life. If you invest in property for letting then you can only ever sell on said property with the tenant in place, or if you are willing to buy the tenant out. This is the reform of the housing market that's coming and will be part of the New Right political movement in the UK

      Maybe tenants should understand the landlord (owner of the property) is doing the tenant a favour by supplying a roof over their heads. Why would an owner of a property "buy" a tenant out?? If the owner wants his property back then so be it. This nonsense where the tenant is given so many rights over someone else's property is ridiculous. All it will do is force landlords to sell up before these stupid new "tenant rights" come into law. Soon it will be illegal to rent a property to a tenant if the EPC is below A, B or C. How many present landlords are going to spend thousands upgrading their energy performance on top of rising interest rates. Tenants will be given more rights to have pets, be able to paint the property bright red if they wish and stay as long as they want in a property they don't even own. My prediction. Soaring rents due to a severe shortage of rental properties, more homelessness and a property price crash as buy to let investors sell up in droves.

      Can't wait for them to replace rentals with council houses etc to fill the void. Plenty of Do Gooders out there with silly ideas, but no-one who really cares about what will happen to prices when less rentals are available. Muppet Show politics. Can't wait to be homeless even though I own a house.

    Just another example of leaving A social problem solely in the heads of the private sector. We need more social housing Instead of this get rich on someone else’s back mentality. The buy to let situation has caused this housing bubble/crisis and have pushed up housing prices to the point of collapse. If I didn’t own my house outright I would be offloading it ASAP because the shits about to hit the fan and it will be the buy to leters that pay the highest price🤷‍♂️

      @@Edward-bn2vw The buy to let market is less than 19% of the entire market. The majority of that stock is concentrated in towns and cities with transient population, meaning young people not putting down roots or professionals the same. The majority of buy to let are apartments for example. It is an impossibility that buy to let is the cause. But it makes a good scapegoat for ill informed people to believe to distract from the real causes. Broken planning system resulting in the lowest number of homes we've ever built. Lack of materials and labour resulting in rising costs. High immigration levels. 500k net increase last year yet we built 38000 homes. You need to wake up my friend and realise you've been duped into Believing exactly what they want you to believe.

    This is all reminiscent of "boiling of the frog". Landlords have been leaving the PRS in their droves. Potential landlords will assess the risks afresh. They will see barriers to entry eg 3% stamp duty surcharge, being unable to claim some expenses against income (e.g.S24) the cost of bringing properties up to somewhat excessive standards (If you're going to invest that much into a property, why not flip-it for a quick profit?). Then they will consider all the operational nightmares. Any rational person will evaluate Risk v Reward and I suspect that many will decide the risks far outweigh the rewards.
