With the amount of work that it needs, why is this priced at $200k? Seeing on GIS that the last purchase price was $125k and the tax assessment is only $77.7k, I imagine a bank would never give out a loan for the amount required to just purchase this house. Like you say, it will be a money pit. I understand the river frontage is the big selling point but in the long run it might be cheaper to tear down the house as it almost seems like negative value to the property - which I obviously wouldn't want to see that route taken. With family in Patriot I am always looking for a house on the river to expand but man, the pricing for this seems pretty insane for what it is. I'd be a buyer in that $77k-$125k range.
