i can't believe you said great for first time home buyers and young families when the average house is 800k. such a joke. there was no need to lie
No lying happening here - It’s all relative. When you look at the average home price in Waltham, 800k is on the lower end. Yes, it’s crazy.
According to Zillow, our house is appraised between 500k-600k, we owe $150k and want $130k and the bank wants to come out here to our house and inspect the entire damn house and property. I’m super freaked out and wish there was a RUclips video showing what to expect. The whole house has to be clean all new flooring all new paint. All the clutter has to be gone. Maybe not worth it
Congrats on being a homeowner - that is a big accomplishment! The process for getting an appraisal on a purchase or a refinance are the same. Your home does not need to be spotless! The appraiser will do a walk through of the interior and walk the exterior of your house. The whole process will take less than 30 minutes. Make sure you point out all the upgrades or fix-its you've done to the home since you purchased it and have a print out of that info so the appraiser can take it home with them. I'm in Dallas Tx, it get's cold here 2 to 3 wks every year. But when it does, it's extreme for the area. I got a battery maintainer/charger last week, car hates cold. Looked up what a block heater does and discovered all sorts of heating devices for frigid cold engine weather. I like to know and try to be educated and prepared, so I give this video a big thumbs up. Thank You.
Thank you for the thumbs up! As much as the cold can wreck havoc on a car and home, I , it really makes me appreciate the warm weather of summer so much more! And getting through a New England winter is such an accomplishment! Although a trip to Texas sounds pretty good right now.

My 8x Great Grandfather Isaac Stearns is one of the Founders of Watertown Massachusetts. He was commissioned to built the first bridge in Watertown in 1647.

What town would you recommend for a brand new home buyer that love quite neighborhood, green area safe area for walking day or night accessible to the beach, an potentially to the freeway since potentially will be transferring jobs. I was thinking probably Peabody, Springfield, Fall River Quincy just an Idea thanks Oh and home much are sales taxes and property taxes
If you want access to the ocean, highways, and/or commuter rail into Boston, then Quincy is your best bet of the four you listed. But there are so many other towns that fit those requirements as well. Happy to continue this conversation on the phone anytime. My phone number is in the description. 😊
Why are the taxes on the $1.5m house 3 greater than the $800K house. Also Waltham used to be mostly working class. Moody street nothing special. I worked for a company that was located in the old Waltham Watch factory. This was back in the mid 70's. Also had a significant Puerta Rican population. My dad taught at Brandeis
Yes, most of Waltham was very blue-collar, especially around the Moody Street area. I grew up in Newton, near Moody Street, and spent many Saturday mornings at Salem Food. Lots of great memories going to the carnival and back to school shopping at Grover Cronin’s. Did you grow up in Waltham?

Hey Sara.........I'm not from Boston, but I've worked in BOSTON for years and I've lived in a neighbor city and in the suburbs.....This is the recipe that I'm looking for as I'm a little shy about fermenting because of botulism ?.......Anyhow, the refrigerator pickle with vinegar is what I want and one other question about using the same recipe for green tomatoes that I have on my vines when frost hits....Oh, I've subscribed and I hope you get lots more.......

Watertown is great. I grew up there myself, and loved how easy it was to get into Cambridge or Boston very quickly while still having lots of green space like the woods by Victory Field and the paths next to the Charles River. If you're moving to Watertown, be aware that some of the housing stock is older, with tight staircases that don't always accommodate large couches or box springs.

Great video, could you make it more specific to parts of Sudbury? For example, Arlington Heights is generally priced and nicer than East Arlington, would love some insight Also, you said it is 15th best place to raise a family, could you share that listing?

Here is the link for the 15th best place to raise a family - www.niche.com/places-to-live/search/best-suburbs-for-families/s/massachusetts/ As far as neighborhoods, I can't say if one area is better than another area, but I can look at the data from last year and let you know which area of Sudbury had more million+ homes sold. For the year 2022, it looks like North Sudbury had the most homes that sold in the 1.5 million+ price range. Keep in mind that there are several factors that can skew results for a neighborhood - size of neighborhood, new developments, number of homes sold in a given area etc. Feel free to reach out if you have more questions. So yea you don't need an agent to sell YOUR home. The title office handles all of that and for those who live in attorney states, the attorneys do all the paperwork. Agents have no actual ties to neither other than to drop off paperwork. Myth: "Agents have more say so to the real estate market than the average joe homeowner". Myth/Lies/Shark Tactics: Agents tend to sell at higher asking price(... and the broker gets a higher return in commission therefore you the owner still walks with your actual asking price. You agents telling stories how to sell FSBO kills me every time because yall plug in your agent scare tactics to pull consumers to your side then lock their homes up. It's actually easy in a sense, consumers just don't have someone o teach them without asking for 6%. Until they understand all they have to do is call the title office to get the paperwork, agents will forever continue to hostile takeover homes and force commission break outs when the seller ask to get out of the contract because agents are not holding their bargain and not performing.
Thanks for your comment! Yes, studies indeed show that homes sell for more money when a seller uses an agent than when they sell their home on their own and that is a good thing! The higher the home sells for, the more money the seller makes. When it comes to commission, in Massachusetts at least, it is not set but negotiated between seller and agent along with the terms of the contract between the two. I'm happy to chat further with you regarding contracts, commissions, etc. Hope this was helpful.
Most people say your mortgage should be no more than 33% (Dave Ramsey says 25%), with prices as highs d interest rates as high, what do you think is the right percentage? If you go by Ramsey rule, most people can’t even buy a parking spot based on that
I love Dave Ramsey and have used many of his principles in my own life. He is very conservative though and sometimes I think a but unrealistic. Talk with a lender to determine what you qualify for first and then figure out if what you qualify for realistically fits into your budget. Remember, you need enough money to cover bills, savings, and leisure. Good luck!
