With North America having RS Means where the architect should be able to determine the price of construction... shouldn't be that hard... All the client has to set is the cost of construction including the design fees... usually 10% for a home. I know in Ontario you don't need a licensed architect to design the home to submit it for a building perit... it depends on the quality you want.
That’s how you know it’s wildly not worth it when a 300k home will cost 30k to get it drawn ….lol , especially if you have your own imagination .
There is a lot more to architectural services than drawing. Drawings are just the tools we use to explain what is getting built and how. Getting a design to comply with planning, zoning, and building codes, especially in California, isn't a walk in the park. Services don't stop at applying for the permit, but continue through to the end of construction: answering questions from the contractor and building inspector, and making sure the contractor is following the documents, not over charging, and keeping to the schedule. What you spend on architectural services you'll save 2 or 3 times as much on overcharges from contractors and save time on getting approved as well.
Give the old girl plenty of exercise and I don't mean around town.
Most of the time I get her out a couple days a week around town and most weekends I'll take here 60 to 100 miles. At the moment, she's got a hot start problem, so I haven't been driving here as often. She's got an appointment with the mechanic in August, and hopefully we can resolve the hot start issue and start driving her for distance again.

Loose the music
It depends on where you live and the type of project. Most architects would love to bill hourly, but many clients want a fixed fee or a percentage of the cost of construction. For residential work, especially larger remodels or additions, there really is no way to accurately determine the final cost of construction until it has been bid. A percentage fee is somewhat "self adjusting" as the owner may choose to increase or decrease the scope of work depending on how the budget is changing. Believe it or not, at 12 to 15 percent the architect would make less that if he/she were able to charge a decent hourly. If your local market allows it, it does make sense to bill hourly through design and then give fee based on how many hours it will take to finish the Construction Documents. I believe the A.I.A. once tried to suggest guidelines (NOT fixed rates) for fees, but were prevented from doing so because it was deemed to be "price fixing". And for the person who said they only need the architect for drawings and not during the construction phase-good luck with that. Between school and required work hours and trying to pass the many exams, I think it usually takes 8 years or more to get your architectural license. And yes, architects are way underpaid. Our fees have yet to fully recover from the 2008 crash, even thought the amount of required drawings has increased condiserably. Again, fees will vary a lot depending on your area and the complexity of the project. In this country, anyone can build a house that is under 5000 s.f. without an Architect. You only need a structural engineer to stamp the drawings. And forget about anything that even resembles a decent design.
Do you still have it ?
Yes, I do still have it. It's been 3 years since I bought it. I've worked with my mechanic to get it back into shape from it's condition when I bought it, and now I can drive it without fear of "failing to proceed". I use it a couple times a week to go to the post office and take the dog to the park, and on the weekends for longer (60-100 mile) drives. My next DIY project is to clean and condition the leather.

To lend some additional clarity and perspective to the subject for all of those out there that under value what an architect provides to their clients. Simply put...... you pay your realtor (whose licensing takes less than 6mo. to acquire) a fee ranging nationally from 4%-8% the cost of your home sale. What does that realtor provide you for that fee..... a listing on the MLS, showings of your "beautifully designed" home to potential buyers...in all they maybe have 40-50hrs total into the sale of your home (and I think that is a generous assessment, especially in the last few years in which the average home sale took 7 days). Secondly, you will pay a range of 15%-25% cost of construction, occasionally more to a general contractor to build your home, which again was "beautifully designed" by your architect. But those out there that think architects, whose schooling and licensing is on par for that of a doctor or lawyer, whom people seem to pay willingly ( Architects schooling and licensing requirements: 5yrs of schooling to get degree, then work under a licensed professional for 5-7yrs, to then be allowed to take the multi-day licensing exam, then are required to have 25 hours of continuing education to retain their licensing every two years) should only charge a measly $1/sq.ft to design and sometimes also provide the engineering (my firm does) for the safety and structure of the "beautifully designed" home or building. That equates to 0.5% cost of construction on a 1,800sqft home in my area with a build cost average of $200/sqft. (builder grade materials). Just assume you make $20/hr , and you get a paycheck of $1,800. how many hours did you work before taxes to earn that........ 90hrs. Typically an architect will have more time than that invested into your project, yet with all their education, training, licensing, insurance, etc.. should only be paid pennies on the dollar for there expertise and time. I don't know about you, but if my boss asks me to work for free I am not interested! I hope this simplistic breakdown helps people out there understand an architects worth in respect to what you are paying other professions (e.g. - realtors, contractors, doctors, lawyers, etc....)

Good question. Not to my knowledge. At least not in California. I don't know about other states. Architects all work somewhat differently about how much they request as a first payment. Some architects require 30% or 50%. For some the first payment is a retainer and it gets returned at the end of the project. I generally require a first payment that will cover pre-design and schematic design. If an architect is billing on an hourly basis, they usually invoice monthly. Most of the time I provide a fixed fee for services and invoice at the start of each phase.

If all you need is a site plan, and this is for a residential project, I would look for a drafter in your community who is familiar with your local building and planning departments.

Matter of fact, it will probably get into much of design development as well
@@jonathanbasco9619 pre-design through DD is roughly 40-50% of an architect's fee for a residential project. 30-40% for construction docs, and 15-25% for construction administration. Giving ranges because it'll vary depending on the site, the client, the solution, etc. This has been my experience.

It is a lovely sound. This vintage of RR (early to mid 1980's) aren't horribly expensive. The repairs ain't cheap, though. I've almost spent as much on repairs/maintenance in 2-1/2 years as I paid for the car. But every time I get behind the wheel, it's worth it.
How do I even find a good architects. Yelp, angies list, craigslist... list goes on. For soneone new to an area its scary.

Actually, the Stop Lamp light indicates that one of the brake lights has gone out. The other Parking Brake light is one because I had the parking brake engaged.

Sure. I'm working on a video outlining the costs, but I can share that I paid $16k for the car. The Spirits/Spurs are currently undervalued and depending on the condition, mileage, and so on, can vary between $12k and $25k for the pre 1987 cars. The 87-89 "20,000 series" cars (VIN numbers) are considered some of the most reliable RRs, and their prices are consequently higher. As they say, there is nothing as expensive as a cheap Rolls-Royce. And I have learned that. I've invested a considerable amount of money in taking care of repairs and delayed maintenance, and I haven't finished the list of mechanical things yet.

Isn't that the truth. While my Spur has required some significant investment in remedying outstanding delayed maintenance on the part of the previous owner, I really love driving this car. It rides like no other, and the fit and finish is incredible. I love it!
Nice car but no talk of what it's like or anything a bit point less to me music over the video so we can't hear anything even though rolls Royce car are supposed to be silent on the inside at least a little kick down on the throttle to hear a little something would be a good idea plus very little of a look around the car both inside and out what is the point of this video.

Thank you. I've worked with my mechanic to get this car in better condition than when I bought it. The Rolls-Royce ASMR idea is interesting to me. I might make a couple of videos like that. The car sounds kind of like a boat when it's moving with the leather and wood creaking as the car wafts over the road. It's one of the things I like so much about driving it.

Why not? My 1965 Silver Cloud III is my daily driver and has been for 41 years. Bought it as the second owner and don't envisage needing another.

@david locicero Happy to help. I was told that the best way to keep it in good condition was to use it. The great thing about the Cloud is that it doesn't need a Rolls-Royce mechanic to service it because it has a proper engine, not a computer on wheels. Parts are cheaper than the new cars too. A Wraith headlight can cost £1500 because it's a sealed unit. The Cloud uses old fashioned bulbs. The problem comes when people can afford the price when it has been hit by depreciation but not the running costs. I suppose keeping mine in good condition is £5000 a year. But it's worth it. Starts first time every time and only let me down once, with a head gasket problem. Use it and enjoy it.
Recommend you to drive the Silver Spirit at least 4 days in a week, is good for the car... less problems with its hydraulic systems ...
Thank you! I work from a home studio, some weeks I may have to make up reasons to use the car, but I agree that 4x per week is probably the minimum number of days it should be out on the road. I probably should take it out for longer drives as well.

You know, if you spent $500 a month or $6,000 a year maintaining this car, that’s less than the car payment on a new Toyota. If you spent $1000 a month, or $12,000 a year maintaining this car, that’s less than the car payment on a Lexus, BMW, Mercedes etc. None of those cars will put the smile on your face that this one does, and 5 years from now this one will be worth what you paid for it while they will be worth 20% of what they cost new. Likely you spend less in a year on this car than ONE payment on a new Rolls Royce Ghost. Those are some pretty impressive economics!
This car had $11k worth of deferred maintenance and repairs needing sorting when I bought it. I worked with my mechanic to prioritize the order in which to take care of things, and in the past 2 years, I've invested about $8k in working down that list, plus some other things that came up. I think it's got about another $3k worth of lower priority items to address. Given what I paid for the car, I think this has been a bargain to own and drive one of the finest luxury cars ever built. And, my old Volvo cost me $2500/year to maintain. This car will probably cost about twice that once everything is taken care of. I think that's great value for money!
You must not need the work
Thanks for watching! The price range I give in the video is accurate for architects doing residential work in my area. There are architects who charge significantly more than the range I give, too. It's really about the market for services in your specific location and the kind of clients you serve.
Absolutely drive it DAILY. Also, no reason not to drive it in the rain. Give it a good detail and good quality wax. No need to drive it in snow or on salted roads. The MORE you drive it, the BETTER it will get. Also, if you start driving it consistently and putting say 50+ Miles on it a day, anything else that might break, will. Fix those things and then start driving it progressively longer trips. These older Rolls and Bentley twins can soak up miles in the hundreds of thousands. The key is to never let them sit. Constant use results in far, far fewer headaches. These cars were overbuilt to the extreme. They were never meant to be coddled or babied in any way. The V8 and the GM transmissions are nearly bulletproof. More is BETTER. Plus, every time you take it on a longer trip, you get more content for your channel.
Thank you, @weightlessliving9856! That's the kind of input that I need to use the car every day. 50 miles a day is a tough goal for me. I work from a home studio and only meet with clients about twice a week, but getting the car out more often and for longer trips is definitely my intention from here on out.
