I'm a wholesaler. How long after I call an absentee owner, should I call again? Is one year ok?
If they’re uncontacted or they’re not interested, I’d call back quarterly, as long as they don’t ask to be taken off the list. They won’t even remember your called.
Do you have an easy script?
Hey Scott! I sure do, but the intro is super simple: “hi are you the owner of 123 main st! Great! I’m Gus with ABC Realty and just wanted to ask if you would consider an offer on the property. If you got a qualified offer, would you sell? Just curious. Maybe diversify into another investment or cash out for another project? I would also try to work in how rents are trending down in many parts of the country with so many new units coming up this year.
Do you have an example of an off market property Facebook ad?
I would go with a regular homes list as: pictures of great looking homes and the text says you have a list of off market homes available

I absolutely agree with the new law stating that the seller should not be the one paying for the buyer's agent. I believe this new law will make the strong agents stronger and the weaker agents either stronger as well, or drop out of the industry all together.
I think when it’s all said and done, these changes will have a net positive impact on the industry, we’ll become better and more professional salespeople! That’s never going to be bad for us or the consumer.
As a former agent, when I first started out, all I had was buyers. But when I went through the school to get my R.E. License, the three ladies that were teaching the class would always have Prac 101 for at least 30 minutes after every class. They would all go over this exact issue. They made it super clear that the reason we need a license is for the training so that we can be professionals. They would always pound into our heads what a professional does for both the buyer and seller, and how it is extremely important for us to not only relay those things we would be doing for the clients, but also making sure that we communicate to them as we were doing them for the clients. It is important to let the clients know why they are paying us, and not doing the transaction on their own.

What do you mean? Each party to the transaction should be represented by a fiduciary right?
It’s pure psychology lol So much of sales and business is basically psychology and understanding of human behaviour. (And of course how to apply that to differing situations and so on)
It absolutely is. It’s understanding people. You’d be surprised how many folks over complicate it.

What about benefits like health, dental, vision, 401k, etc?
It depends on the country where you hire them, you can pay for an additional benefits package or just raise their compensation to cover it. In the US it would probably be $500+ per person. Outside would be about $80 per person.
@@gusmunoz9665 are most ISA’s in the U.S. provided benefits? I’m an ISA currently. That’s why I’m asking.
I'd say most Real Estate salaried positions don't have full benefits, like most small businesses. Really depends on the business though.
What do you usually say when cold calling a downsizers if you dont have the inventory crunch?
It's similar to a circle prospecting call, you're calling because it's a high value neighborhood or have an interested buyer(s). Then switch to qualifying for motivation, do they have any desire to sell?

Great video, just hired out a couple ISA agents and trying to make sure i iknow what they can legally do and not do. Is there a place i can find all the laws?
You can check the NAR website they used to keep track of all activities unlicensed assistants can do by State (an unlicensed ISA is essentially and unlicensed assistant). You can also as your managing broker for guidance. Just reading the law yourself can not always do it because you need interpretation and how it works in practice. Get that from your broker or when in doubt, a local real estate attorney with experience with unlicensed assistants.
How many numbers do you recommend having if someone is calling 3-4 hours a day? And how do you manage costs with having to buy new lists almost daily to keep up with calling that amount of time? I want to start doing this but just wondering what works for you and what you have seen work for others 😊
Hi Nicole, in a full day of dialing for circle Prospecting you should be able to make at least 300-400 calls (depends on the technology). There are some great data providers out there that can give you a large amount of numbers so you never run out, check out Cole Information.
Don’t isa’s have to be licensed?
Hi! It depends on your State rules. In some places ISA's can do cold prospecting, in some just appointment setting with inbound leads, in some they need to live transfer once the lead shows interest. Check with your managing broker.

They an definitely make calls for you if your local regulations allow it. What they can say depends on your local rules, every State is a bit different. Yes we have scripts, you can check out more info on our company at www.powerisa.com
@@gusmunoz9665 it's illegal in CT & NY for an unlicensed assistant to prospect on a licensee's behalf. NY still also has restrictions on cold calling because we're still under a state of emergency and it's illegal to call during a state of emergency. 🙄
