@BrandyAguirreAZ most if not the majority of actual locals don't care how one pronounces it, I personally am fine with transplants and visitors pronouncing it Scott, atleast there's a distinction of who is from here and who isnt
@ it’s the locals that taught me how to pronounce it as Skitt when I was a kid. My grandpa lived there and I would visit over the summers.

My Grandma rented out her house to people who ended up smoking in the house, against the lease agreement. They did replace the carpet, and my Aunt found a cleaning solution that worked really well for the walls. After a fresh coat of paint, you could never tell. So TLDR, if you are willing to do some work, yes.

Absolutely not. Don't do it. I had the misfortune of only being able to get a home and car the previous owners would smoke in. The car has been professionally cleaned several times. Same with the house. Lots of cleaning was done. It's been years. YEARS since I've bought them. You'll still every so often smell cigarettes. It's never completely gone (edit for spelling)

Nope, inspection is a must. Because so many homes that are even new builds are poorly built.
@@JoeJacobsonJr always! And great point about the new builds, for those I recommend 3 separate general inspections - pre-drywall, pre-closing, and at the 11th month post closing. In addition to all the others like mold and sewer inspections.

What is happening are interest rates for mortgages are to even though the Fed dropped the borrowing rate. So, thanks, Trumpers, for voting against your interest. No change in price and you still can't afford a house. Good luck with that, dummies
Good video🎉 Things are a little crazy now, and yes, fall is slow. But, with all the changes coming, my honest opinion is that we truly won't see a huge increase but somewhat of an up and down market over the next 18 months.

@@ryanperez7080 I don’t see it happening. The risk is there for those who bought in the last two years when prices were higher and if they HAVE to sell in the short term. Many don’t have equity built up to cover the selling expenses and could result in a loss, foreclosures, or short sales. But it is a small portion of the population and won’t be anywhere close to 2008 numbers. Many people who are reaching out to me in this situation have just decided to move (usually due to job relocation) and keep the house and just rent it out rather than selling.

What about when HOAs enforce rules arbitrarily? I say enforce the rules for everyone or no one - I have found HOAs to enforce rules based on neighbor complaints which is not conducive to community living in my opinion. Just encourages tattle tailing and unfair rules and fines
@@MeredythCurtis I don’t disagree with you! But rules are rules, if it’s a known rule that’s written in the CC&Rs I don’t think you should complain when it’s enforced. 🤷♀️ If it’s not enforced for everyone though, that’s a different discussion.

No. I'm not buying a home that smells. If I am living in the home I'm selling, it would stay in a state of constant hyper cleanliness. Strong, pleasantly smelling candles on stand by. Its a business decision. Clean, pleasant happy smells, make you want to buy things. Just ask Disney how their parks do it. Terrible smells make you want to run.

I knew you guys had a really bad heat wave that hit that state, but damn those numbers are crazy. I live in pasco, washington, and in July, we had 17 days of a bad heat wave.
@@ryanperez7080 17 days is a cake walk… it was a brutal summer for us in AZ 🥵 Luckily, we’re used to it though and usually just stay inside in the AC most of the summer anyway but it just wouldn’t give up. This week it has been amazing but next week it’s almost 100° again for the last week of the year thankfully.
