I was about to buy condo in TULUM . But after getting pull over on daily basis by The POLICE for no reason and I had to pay from $50 to $100 dollars I changed my mind ( they block the street on the hotel zone every night around 1 am and pull over only the TOURISTS ) ! If you dont drive is ok but iF you drive and you are not mexican you are f... Warning to all the non mexican people who want to buy property in TULUM.

Hola, gracias por la información, pero si yo quiero conseguir un terreno de 0.5 acre for a small homestead to raise chickens / hens and have a garden and eventually live off the grid, what are your suggestions? I do not mind being farther from the coast. Actually, I like dryer climates and cultural / colonial towns or cities like Oaxaca, Guanajuato or Zacatecas, but I would still need trees and green pastures to do what I want to do. I could put 20 or 30% down next year.

Riviera Nayarita I find it very affordable in a non turístic area with a income of $845 monthly , single person living minimalistic = basic bills as rent food utilities internet and more ,yet confortable. In a small walkable town with a walking distance to the beach 🏖️ and local markets no car need it no AC only a electric fun bc is not a hot climate there . Close to big city like Tepic Guadalajara . Good vip busses to travel to big city .

Exactly. Studios will go to 60 000 dollars anyway. People who bought 2 years ago already lost so much money that they have to rent them for 10 years to cover the loss. Be smart because they will try to sell you dream and stick margarita to your hand. Leave your emotions home and take your brain with you.

Interesting... Aldea Sacbé sounds like maybe a future Tulum... but that $35-90K is only for the land, right? It doesn't include the home... And if the answer is no, how much more to build, say, 1-bedroom villa?

How many people can Tulum handle before it is too much? I have been to Tulum since 1999, and I do not like it anymore. Way too much of everything. Might be a good investment, but today for me it is not a good vacation.
