You did a good job talking to both sides about your probate situation. Being that every state has different laws. Here in GA, if a person has POA over a person and they pass away, the property must still go to probate court. Because, the POA no longer exist, due to the person’s death. Sometimes probate court can be a short or lengthy process depending on how backed up the courts are. But, once your seller fills out and files the necessary documents. Everything should move accordingly, hopefully they are granted the executor/trix of the estate with a leave to sale motion on the property. Did the sister have a will in place? Even though all wills must still go through probate, but if she had a will it might be easier for the courts to decide who is the executor/trix over the estate. DPOA is def when they are alive but unable to speak for themselves. This allows someone to speak on their behalf/handle affairs , etc. I don’t know about once they pass.
