You must be really good at sales. How about a sales technique video?
@@Nova-m8d we have set pricing for every job we go to. About 10% under got junk. I was a realtor and property manager before I started this. So I already had rapport with 100+ real estate investors. We get most of our work within my own network. All 4 jobs in this video are either multi-year commercial contracts we have or from customers we’ve had for years now.
How do you price it? Do you keep anything for resale or scrap metal?
@@luigiprovencher for commercial sites, we price per bulk item. If there is a lot of metal, we will bring another truck and put metal in one truck non metal in another so we can scrap it. For residential jobs we charge per truck like everyone else with 2 hours of labor for 2 guys included in the price. More guys or more labor hours are $65/hr/guy.

@@CanadianTreasureHunter yes we do for sure. I believe we’re in the most expensive part of the country to operate a junk removal company. The first job had a bunch of extra labor hours in there. And the last job is a commercial job that we charge per item instead of per truck.

Yes for sure! I charge the way we do because we are in probably the most expensive state to run this sort of business from and we have employees working every day. But I think there are so many levels to this junk removal industry and you can really make a great living if you do it right!
Are those yard signs the only advertising you do?

Yes! I believe Boston is one of the most expensive cities in the country for junk removal. But also one of the most expensive in the country for dump fees and labor.
4:00 I think that is an assisted living facility because of the old furniture in a newer building which is why you'll have 10 to 15 junk removals per month. Tenants either pass away or go into a retirement home or hospice. That sucks but I did some research and there are over 30,000 assisted living facilities in the US with 1.2 million tenants. That's a massive amount of junk removal every month.
Yes that's exactly it. We are doing what we can to get into as many commercial contracts as possible to keep consistency. Down part is all these large contracts have 30-60 day pay periods but if you are established enough, I think they are great.

The lowest cost shingles are around $30 per bundle. I counted at least 18 bundles which is $540. I would take them to the Habitat For Humanity thrift store and get a receipt and take the tax deduction on personal taxes. The Habitat For Humanity thrift store takes construction materials, doors, windows, shingles, old power tools, anything construction related. They also take regular thrift store items except clothes. The Habitat For Humanity will sometimes even come pick your donation, so save a bunch of stuff and donate all at one time. Talk to your local tax person and take the maximum deductions, milk it, it's legal and free money back in your pocket. Example: If your Adjusted Gross Income (AGI) is $50,000, the max deduction for non-cash donations would be $15,000. You have to have the legal receipts or never happened as far as IRS/tax is concerned. Talk to your tax person.
