Mr. Gillespie, not to be rude but I do have some constructive criticism for you. First off the caliber of this listing calls for a very different audio track and not a freebie listing from RUclips Audio Library. This starts you off on the wrong foot and sounds cheap, second is the visuals, There was obviously not a gimble used for camera stability as you moved thru the home. Not one establishing shot with a quality Tripod or even a good monopod, the lense used was not of a wide angle like a 14mm which is wide enough for the entire room, but not to wide to make it look fisheyed. If I were the seller I would have fired the listing agent. This is a professional business and the photographer needs to be at least (Profession Photographer Association) or PPA trained. If this property is still on the market...it is no wonder, if it has sold it was on it's own merits and not the marketing, go back to school sir or get out of this business.

There's so many categories you gotta look at. Is location what's wrong with the neighborhood. Does it flood is their high crime. What was done in the house like drugs or other things that are toxic. That makes the home unlivable again. What's the property value in the area. What's the taxes. And also what is the principality restrictions on construction or improvements to property. Is there variances on the property. Are there leans or bacco taxes. It all depends on the contingencies
