This is so true, on the whole. The South seems more laid back and accepting. I moved to the NE at age 5, but went to visit family. I graduated from high school and went back home for nursing school. In high school a group of us Southern gals went to N.Y.C. for an event. We were happy, saying hi to everyone and being friendly. On the subway ride, it was sad. The natives were quiet, somber, like they were in a dark capsule. The were shocked by us smiling, saying hi to them. We did get a few hi, smiles but they did seem to thaw even if in shock. It is so sad that so many people don't know how to live.

Dallas is so much nicer than Austin. That place is insane and getting worse. I was a Texan for 26 years. I couldn't believe Austin wanted all BBQ places to get out of town. Has 6th Street left too?
@@DallasTexasRE was an '09er' in San Antonio then moved to Seguin. What surprised me was the wall to wall apartments built between Austin and San Antoin
1) Yes the weather can be rough. Especially the summers. But I love the Fall and Winters here. 2) No mention of No water/beach which I miss. (being from the coast) 3) I agree with the Food gripe. Again it could be that I was spoiled with Options from NY. But I wish their was more variety in Food. The suburbs are littered with Chains and would benefit from more Mom and Pop restaurants.

The sales lady at Coventry Homes in trinity falls lied to us. We sued them and lost….they took our money even though we had proof of their salesperson dishonesty….hate them. Perhaps they are a good company, but they screwed us.
Hate to hear that! Salespeople can make or break the whole transaction.
I think if this list were from 5-7 years ago, I'd move Toll Brothers up to 5 and replace Perry Homes with Grand Homes at 6. As of right now, Grand and First Texas have a very similar product but Grand has increased their prices way higher than the majority of the market and lowered incentives while still maintaining sub-par craftsmanship. Also, Grand is very good at making their homes look nice but have small bedrooms and closets. Toll is in a different tier quality and design-wise but they get knocked down a point because their pricing has also gone up way more than the market.
I would like to see more lists like this myself. But if no one else will, I'll do it.

What are a few great careers in these areas to make a decent living to purchase these houses?
The biggest factor is that people have 2 incomes around here. More than 90% of the homeowners here are married. If someone affords the home on their own, they usually are coming with a good amount of equity from selling another house. Careers range but there’s a lot of low to mid level execs working for whoever.

Horrible weather.. no top quality jobs, high property tax, house cost too much for a place like Dallas. No weekend getaway place in driving distance. With high flight cost, u cannot fly frequently as well.

Plano should be #1 because for me, a person coming from Los Angeles I consider it suburban/urban meaning I do not have to leave the city for anything because its got its own employment centers, fine dining, parks, ect. Its also closer to Dallas proper. Prosper is too far north and does not have its own major employment centers which is the same as I would say about Allen. If you ever lived in or are familiar with Los Angeles, its like saying that Chatsworth which is far north is better than living in Sherman oaks or Studio City which is off the 101 freeway and closer to the basin of Los Angeles and Hollywood. The idea location is to be far enough from the inner core of city yet still close enough with high end amenties and is diverse culturely. Now I live in northwest Plano so I have access to the best of Plano and Frisco but also have access to addison and the business corridor of the Dallas tollways. Its not just about which location is newer.

@@DallasTexasRE What's happening. Tell Joe James Stovall said hi. I'm a builder mainly working the suburbs of Fort worth (Aledo, Weatherford) and the suburbs of east Dallas (Kaufman, Royce City). Don't ask me how I ended up working these areas, but would love to get into the north working primarily 1-2 acre lots, just have not found a segway into there yet.

No Grand Homes? I'd say Grand should be top 3 just for their top quality!
Uh... About that...
From looking at a few builders & going through model homes one big factor why i have Grand on top of my list is all homes are built to Energy star efficiency & is standard. Durability in framing using 2x6 instead of most builders using 2x4. They use better sheathing and sealed for better sealing, etc. Was there something consumers should know about Grand homes to not be a top builder?
@@samuellee6275 A couple things about building in DFW... All of Grand Home's compeition build with the same materials that they do. 2x6s, zip sheathing, radient barrier or foam insulation, etc. so, my philosophy is that what makes luxury homes special are the quality of the tradesmen. In addition to that, their business model isn't buyer friendly. Quality: In starter homes, you are likely to see tradesmen in one house and right back into another. They build with speed and that of course means more deficiencies. This is Grand Homes. Ever notice how they have so many completed homes available? Yet other builders in that price point do not... While there are a number of production home builders in that price point, I've found better workmanship with the competition. I will never forget my first luxury client that I showed a completed Grand spec to in 2013. I had been warned about Grand Homes by my previous boss in 2010 (he spoke of poor quality and shady earnest money practices), yet I was enamored with their style. When I showed my clients the home, I was embarrassed. They began to open and close drawers only to have them slide off hinges and fall apart. They told me not to show them anymore Grand Homes and that stuck with me. Front office: Fast forward to some clients of mine attempting to build thru the pandemic (almost a whole decade from my previous experience with them). They contracted on a build job while interest rates were low. The rates went up and therefore they were shown a new mortgage payment that was $3k higher than the number they were comfortable with. Technically, YES, they still qualified for their home. But they wanted out of the contract. When I got to upper management about cancelling, I was told that one of their sales managers said the real problem was that Grand didn't have 'more of the buyer's money'... A terrible response. My clients cancelled anyways and were out of more than $73,000 in deposits. For weeks, we tried to get their money back to no avail. As a comparison, I had a similar experience with Partners in Building (formerly Paul Taylor custom homes) and another client that was building a house on the exact same timeline. Through gritted teeth, Partners in Building allowed my client to cancel & returned all my client's earnest money after weeks of us pressing. Respectfully, Grand Homes can take their fool's gold product and take a hike. They'll never be atop of any list on this channel. Top 5, maybe.
@@DallasTexasRE great thanks for your feedback & experiences! Great to get other realtors experiences since other realtors have said they loved Grand and sone clients are on thier 3rd Grand home for primary and investment properties.

Thank you for the video. It may be a good idea to use a different camera because it looks like the one you're using is zoomed in too tight. It makes all the rooms look small, everything looks close to you and the high ceilings not look as high as they are. Something with a wider angle lens would be much better at showing the actual space in the home.
