Everybody who is having to drop their prices should be furious with all the investors who drove prices up in the first place. Greed did this. They though if they bought everybody out of houses then people would HAVE to rent. No matter the price. People would need a roof over their head and they though if they could outbid us on purchasing, we'd all just grovel at the chance to rent. Well, in my subdivision Invitation homes has 95% of the homes up for rent. Guess what. They're sitting empty. Meanwhile the regular families who did buy paid way more than they would've if they weren't competing with investors to secure the house. And now investors cant even find tenants? I'm a tenant here too for private landlords and I know they cant afford to raise my rent. If I leave they'll have to ask for less than I'm paying now because I'm paying the same amount that other rentals cannot get tenants for and they're bigger and better. If somebody wanted to pay that much they could just go live in one of the bigger houses but nobody even wants those. People have been cutting their prices down to less than they paid back in 2022. There's a foreclosure. AND to top it all off the builder is still building. its a mess.

I moved here from michigan. I think its nicer than spring hill.
I think they both have their pros and cons. I think Columbia has way more long term potential though.
@Matt.Bogosian I work in spring Hill. I like how clean it is and it seems there's more as far as shopping and restaurants. I like that Columbia is more scenic and not as populated. Also it's cheaper and I love that downtown area by the courthouse that you covered. Otherwise they are probably equal to me. I wasn't familiar with Tennessee before moving here. I wanted this area to be more mountainous. I gotta say that after visiting Michigan this past Christmas I really like the people here a lot more.

I drove from northern MN to SC a couple years ago. TN is by far the most beautiful state I drove through. I would love to move there some day because I'm sick of the 9 month winters here but the house prices are crazy compared to where I live.

Yes, we really enjoy going to Viking as well. They have some really different types of pizza that you don’t see anywhere else. I also like the atmosphere there.
We moved here in July 2024, development just over border in Columbia on Carters Creek Station Rd. A new construction single story for two seniors was a great option for us. We have family in Spring Hill and most of our shopping is in Spring Hill. Really good description of the area and roads. We give family rides to/from Nashville international airport and after 2-3 times, it’s easy to navigate back and forth. Yes traffic sometimes slow, but not anywhere near as bad as our old state.

Traffic is absolutely horrible in Spring Hill! The city did a very poor job of laying out the infrastructure.
I’ve mentioned the same thing before, and you’re right - Main Street during peak hours is usually the main culprit. A lot of cities face similar issues with traffic bottlenecks in key areas. For example, Highway 96 in Franklin can get pretty backed up, and Main Street in Nolensville tends to slow down quite a bit, too.
Do not give kroger you money. Kroger's is a WOKE company you should not shop at kroger.
Memphis is the best kept secret. New Yorkers, Chicagoans, LA-ers, people will feel right at home

Breckenridge off of 96 just east of I-65 is another neighborhood with ranch houses on 1 acre lots. Some homes have basements and others have had separate workshop/garages built on the lot.

Yes I thought so too! This is my kind of neighborhood. I even saw some 4 and 5 car garages. :)
The model homes are all sold. The homes are built on a slab and made out of 2by4s. The people who bought these places had to buy the home design, a lot of land, go through buying counter tops, cabinets, lights, hardware, flooring, tile, showers if you do not want a fiberglass tub/shower, etc etc etc The golf cart garage is a an add on expense. The mailboxes are at a central location. If you are looking to move in here, the owners all paid for that. We looked there they wanted $800,000 from the salesperson, we were there when they had the model homes. We did not like the model homes. We just toured there again for an open house, the home was around $600,000 but had a cracked slab. We definitely did not like that house. Unlike some people posting here, I thought the clubhouse was pretty nice. It was maybe built in 2023 or so. Construction started in 2017. that means you had to wait for around 5 to 6 years.

@@Matt.Bogosian What is wrong with Pulte Del Webb. Add 50% more to the cost of the house to get the true cost to you. The price you see for the house, is just the 2 by 4 construction, slab, cheap windows, a roof, base cabinetry, and the low end Lennox HVAC MERIT. Think of Pulte/Del Webb as a budget airline, the house is your plane ticket. Oh, you want a seat? Pay extra for that. Oh, you want to bring on baggage? pay for that. Oh you want more leg room? Pay for that. Oh, you want the exit row? Pay for that. Oh you want to do carry on? pay for that. Oh you want food and a drink, pay for that. etc etc Ok, you bought a Pulte/Del Webb house, that is your plane ticket. You get the basic house, but if you want a certain Elevation View, aka front porch, pay for that. Now you need to BUY a lot. That is your seat. Oh you want a better lot location, pay for that. They will ALWAYS try to sell you their perceived best lot first. You do get BASE, aka cheap, stuff in the standard house. BTW, the house is built on a slab. the slab will contain your plumbing, if there is a problem with the plumbing, guess what? your floors are being dug up. Your furnace is in the attic or crawl space, so all venting is in the joists in the blown in insulation. The Lennox Merit AC unit is outside. It will be sized for the smallest house. So, if the smallest house is a 2 ton AC unit, and you should have a 4 ton, you will get a 2 ton. Pulte does not upgrade the AC unit. Oh you want an appliance upgrade? Pay for that. Oh you MUST pay for the ventilation hood in the kitchen. You want a better sink? pay for that Kitchen back splash? Pay for that. You want better hardware throughout the house? pay for that You want Pendant Lights? pay for that You want under cabinet lighting? Pay for that. You want better countertops? pay for that. You want a tiled shower? Pay for that You want better hardwood flooring? pay for that You want better bathroom tile? pay for that. By the way the upgrade to hardwood floors and tile you must pay extra for EACH and every room. Garage Door keypad You pay for that. It comes with any standard garage door opener from Home Depot, but you pay for a keypad ad the keypad is the cost of the garage door opener. You can buy garage door openers that come with a battery backup for when the power goes out for $300. I know, I installed this myself in December of 2023. No idea what the garage door opener is, but I doubt it will have a battery backup. Mud room from the garage? Pay for that. Finished Garage? Pay for that. NOT INCLUDED is the epoxy garage floor with the sprinkle dust. This is an add on Extra lighting and electrical outlets? Pay for that Third car garage? Pay for that Window Casings? Pay for that. Interior Paint? Pay for that. Since this house is sold to people 55 plus, you want grab bars. Pay for that. Full yard Irrigation EVEN THOUGH YOU MUST BUY THIS it is not included in the price of the house, you pay for this. Second Floor? Pay for that. Stairs to the second floor? Pay for that. Laundry Room? Pay for that. Sliding Glass Doors? Pay for that. Tray Ceilings? Pay for that. Add in title search, closing costs, home owners insurance. property tax, title insurance If you are going to buy a new Pulte house, for $700,000 compare to a house that is $1,050,000 because your true cost for the Pulte house way more than they say in their literature.

Every time you block the "C," coffee's for losers. Otherwise, thank you for the market analysis. The real estate market has become very tricky. Every apparent good reason for waiting seems to lead to dispointment down the road. Covid, rates and inflation have failed to crash TN market. However, the affordability issue will eventually give us a reality check.

That’s how I have always operated with my personal real estate. In the end, if you find something you really love then you’re not gonna care if it was a little overpriced or how much equity you have in it.

I've seen Pulte, Ryan, Toll Brothers and Taylor Morrison houses go up start to finish, and the houses you showed in this video seem to be much better constructed than here. I'm not just talking about the "hurricane proofing", but the attention to detail and finishing quality, and i live in an area with multi million dollar houses. I'm really surprised about the quality there and what you get for that much money.

Decent video. I'm one of the original "Saturn brats" that moved here in 1990 when I was a munchkin. Spring Hill IS a great town to live in. But we have THE WORST infrastructure I've ever seen in a town. Seriously, living in the middle of old downtown I can actually get to the southern end of Columbia faster than I can get to the northern end of Spring Hill. Also, there is zero affordable housing available. If you work in Spring Hill you absolutely cannot afford to LIVE in Spring Hill unless you are a doctor or you plan to live 4 working people deep in a 2 bedroom apartment. I work with people that live as far away as Hohenwald, Pulaski, and Waynesboro because that was the closest reasonably priced housing that they could find available.
Thank you for sharing your perspective! It’s always great to hear from someone who has been in the area for so long. I completely understand that affordability and infrastructure can feel very subjective-what’s expensive for one person may be manageable for another, and everyone has different experiences with traffic depending on where they live and commute. That said, I do think Spring Hill has its charms, and there are plenty of back roads and alternative routes to help navigate around Main Street traffic (which I’m sure you’re familiar with, given your time here). It’s a growing area with its own set of challenges, but I think that also reflects how desirable it’s become to many people. I appreciate your input and hope we can keep the conversation going about what makes this area great while acknowledging its areas for improvement!
The HOA in LR is a no beanoo
Are they pretty tough to deal with? My friend didn’t mention that he was having no any issues but he’s pretty easy going.
I have family that lives in the West Palm Beach area. A couple of other things that I noticed in their house was the reinforcement built into their garage doors as well as cross bracing (metal rods / "turnbuckles") in the attic area, both added for wind protection. I can't really see it in you video but in neighborhoods in this area, the surface streets had much more of a "crown" in the middle to facilitate water flow when they get tons of rain. Even with the typically flat terrain, I have see pictures or videos where the streets are flooded but the water does not get to the homes themselves. I am sure that there are limitations to the amount of rain that the area can handle but drainage control has to be a big thing in FL. Back to TN, in the 80's, there was a certain amount of new construction that mimicked the stucco look but was built on a stick framed house. They looked nice but were known for water leakage and mold in the walls as they aged. As a result, they did not hold their values and were prone to repair. Forrest Crossing in Franklin has houses of this construction type. I am sure that there is a solution for them now though as you know, to get something like the light exterior surface look, people are painting brick homes white or other light colors instead of using stucco.
That’s an interesting observation about the crown in the streets! I didn’t really notice it, probably because I wasn’t paying close attention to the street itself. I’m sure there are plenty of differences in construction compared to Tennessee. It was fascinating to see the various styles and details that did catch my eye, though!
What schools are they zoned for? Any info on that
I am being told Heritage Elementary and Middle and the Independence for high school. My source wasn’t 100% sure if that was going to change though.
I absolutely love this layout, but why the massive difference in price from the just under $900k on the Wilshire if you build on your own lot vs the $1.4m in a Drees community?
The build on your own lot price does not include the lot or utilities. It also only incldues very basic grading so if the lot requires a significant amount of site work that can add quite a bit. Also the build on your own lot price probably does not include as many upgrades as some of the neighborhood homes do. You can still get them but it just raises the price.

I don’t think you can go wrong either way. I was in Knoxville for 5 years for college and while it is beautiful out that way I prefer being in Middle TN. If I ever get the itch to be in the mountains I can visit Chattanooga which isn’t a long drive.
@ if I may ask, what do you like better about middle compared to say Chatt or Knox?
@williamwerner7599 I think that Nashville is a much more refined city with a lot more opportunity. An example would be I get the chance to take my son to a Tennessee Titans game this weekend. I think it’s cool to have that option. Another example would be concerts, conferences, and events. There’s just a lot more happening around the Nashville area than what you’ll find in Chattanooga and Knoxville. I also feel like there are more nice areas to choose from to live in Middle TN than those other cities. When I lived in Knoxville I felt like people either lived in Farragut or Maryville and those were the only nice options. Chattanooga is even more limited.
@ ok great. I appreciate your insight. Yeah my youngest son has a heart condition so he’d be seen at Vanderbilt regardless of whether we choose Nashville area as opposed to Knoxville. Only downside of the former is a higher cost of homes from what I can tell. What is your area of coverage there for reference? TIA
There are still pockets where you can get a nice home for an affordable price. One of my favorite places to recommend right now is just north of Nashville and it’s a small town called White House. I think it has some small town charm, but yet you can still get into Nashville pretty easily.
