Hi I have question we got loft conversion done and we had wall in the living room and door leading to stairs to 2nd floor ..but we have removed the wall and door from living room we wanted open staircase now we have been told by our building regulations that we can't have that open we have to build the wall back and have fire door. Is there any chance if I don't have that done as I don't have much space when you enter from outside only one person comes in first please help

You dont always need building reg drawings especially for small projects. You can simply submit a building notice.

Do you suggest I have my own Consultant and Party Wall Surveyor and who pays if I am not the builder.
Good morning Albert. As you will be undertaking the work, it is you that is liable for the cost of the party wall surveyor should you wish to instruct one. Or if your neighbour wishes to have one on board, you'll also have to pay the cost.
I have a 2 bed that im thinking of having a loft conversion (velux) with 4 windows and maybe a bathroom. It looks like I'll need to go into a room slightly due to the landing being small. Any ideas how much it would cost? I have a very high roof, new build with the W trestles in the loft.
We were given permission to extend rear by 6 meters… max height 3.9 and height at eave..2.7 meters… when we applied for prior notification the plan was for a pitch roof.. but now we want a flat roof with a sky lantern… can we just build it according to the limits given in d permission under class a, part 1, schedule 2 of the town and country 2015? Hi there, if you have been granted permission for the single rear extension with a pitched roof and now wish to change it to a flat roof, you will be making the extension smaller. Depending on your timelines of wishing to build the extension, you can submit an amended plan that will be approved. So if you were not going to build until another 42 days, submit a new drawing for approval. However, if you wanted to build now, then you can build and then you must submit an amended drawing to the planners to show the reduction. Build now, no problem as long as the extension is smaller. Hi, you can have a loft conversion without a window, but depending on the layout or use for the new space, you may require one for fire regulations. The planners will have no concerns, but get this confirmed with your building control officer.
Can a raft be used within 2m of a public sewer? Does it transfer an acceptable load onto a deep sewer pipe?
Hi The fire doors in the loft conversion can there be 74 to 75 inches long? The width is 33 inches.

Hi, what if I buy a semi detached home with space on the detached side? There is no house on that side at all, I was thinking about building another house next to mine. The new one would be built to the boundary but with a gap between mine (a shared route to the rear gardens)
Our current house, a new build, 3 bed semi has the stairs in the lounge so if we get a loft conversion, the stairs continue above the current ones. Will we need a lobby making in the ground floor or not? As confused as the house has been built to already allow smoke from the ground floor to enter up the stairs anyway
Hi there, when adding extra floor to your home or property, you do fall within fire regulations. You will need a safe means of escape. This is mainly due to smoke and fire. Smoke or die obstructing someone from escaping. Creating a lobby is a regulation that can potentially retaining the smoke or fire enabling a person to escape safely. However, there is another way. You can have mist alarms. Mist alarms dampen out smoke and potentially put out a fire. So your options are lobby or mist alarms. Hope this helps. Have a nice weekend. Terry
@@wilsonarchitecturalbuildin5085 as a building inspector may i just add, forming a protected stair with FD30 doors to all habitable rooms leading onto the staircase and an LD2 smoke detection system as you spoke about is one option. however, you do have an alternative option which is to form an LD1 smoke detection system, essentially hardwired interlinked smoke detectors in all habitable rooms throughout the whole property with a heat detector in the kitchen. Provided you have well fitting doors, minimum FD20 and the ground floor is not open plan.

It’s the same advice. Maybe your three storey house was built many years ago when fire regulation was not as strict. If and when you convert the loft, fire regulations will come into play.

Is this finished costs or just extension costs?
Hi there, the costs I have mentioned are build cost. Fitting of kitchens, bathrooms underfloor heating or high specification by folding doors are extra. The cost will increase depending on these items and their cost. Also consider internal knock throughs and steel beams.

A question. If I have a terrace house 4m wide 9m deep with a loft roof height of 3m( all approx) I have a loft volume of 54 cubic meters. If I did a full height full with dorm on the back this would increase by 27 cubic metres. So this would be permitted. Thanks Shaun
Hi Shaun, on terrace houses, you can add an additional 40 cubic meter to the roof area. The existing 54 cubic meters is existing. So you can ignore that. It’s all about the additional space your adding. Hope this helps. Any questions please let me know.
What happens if a neighbour has built his rear extension over the party wall boundary 3 ft over onto the back of my house...can I get it removed
Hi Charlie, I may need a little bit more information from you in order to answer your question correctly. But let me see if I can answer your question. No one can build over boundary line without consent. If an adjoining neighbor builds a rear extension and the new extension side wall is built astride the boundary line it becomes a party wall. The wall must be Center of the boundary line. If this work has already been done, I think you could have a long battle to get it removed. But not impossible. You would need to seek legal advice. Many thanks for the informative video. I have a question and would appreciate it if you could respond to it. Is the 50m3 permitted volume for semi-detached properties based on the internal dimensions or external considering the thicknesses of external walls? The planning portal requires all dimensions to be external but the legislation says the increase of the contents of the loft shall be less than 50m3. I would say the contents refer to the internal volume.
Hi Mohammad, work on the external measurements. That is usually where the planners will take their measurements from. Being 1m3 over would not break the bank.
@@wilsonarchitecturalbuildin5085 Thank you for your swift reply. For the case I am referring to, the internal increase of volume is 46.5m3 but with external dimension is 57m3. This is a large difference that is mainly correlated to the difference between external height (height to the ridge from eaves) and internal height which affects greatly the volume of the wide rear dormer.
Hi Mohammad, lets say that someone wanted to do a loft conversion and proposed an internal usable space of 50m3 and the external amount was say 70m3. Who could say that a few months later they convert the rest of that extra 20m3 space into usable space. That would mean they now have a total of 70m3 of usable space. So in order to stop this from happening, the government guide line is set as "You can increase your loft/roof by 50m3, if you have a detached or semi detached property" Hope this helps.

Hi Adam, depending on the property you live in, the planners do not allow external staircases. If you live in a detached property and you would not over look into your neighbors windows or the staircase would not change the street scene then maybe. If you live in a semi or terrace property then I would say definitely not. You can always ask you local council for pre-application advice. This can be achieved by a quick sketch and a detailed summary. You can email me your details and I can give you a definitive answer.

This is glorious, been searching for "how to build a skillion roof shed" for a while now, and I think this has helped. Have you ever come across - Beybigail Nonpareil Breakthrough - (should be on google have a look ) ? It is an awesome one of a kind guide for discovering how to create better sheds and improve your woodworking without the normal expense. Ive heard some amazing things about it and my cousin got amazing success with it.

Hi, I have a small room that has one of this headspaces closets, I was looking to move the stairs further and change the angle to change the stairs to be an L shape so we can maximize the small room and also add staircase to the loft. Can you give some ideas. I need help to know if is possible or is too big of a job and not worth it

Sometimes especially in 1930's houses the loft stairs cut across an existing landing window.
Hi Mafalda, it is quite a big job to move staircases, even if its a little bit or a step or two. Moving existing staircases effects and disrupts everything around it. There is even a structural element and you may even need to employ a structural engineer to check the loadings. You usually loose around a foot or 300 mm from the bedroom. The bedroom can still be used but its smaller. Some of my clients use the bedroom as an office or leave it open plan. Hope this helps.
