I pay (via the monthly maintenance/assessment charge) for cameras & wifi in our lobby and other outside areas, why am I not allowed to know who monitors them?
Quick question: If a condo is originally structured as an owner occupied property and the current unit owners want to change the condo docs to make rentals allowed…would this be an expensive process or difficult process? Assuming the condo has a 2/3 vote in favor of allowing rentals?

Who’s recording amendments without having a lawyer review? Also why is it so expensive to have a lawyer draft an amendment instead of correcting one the board made since they will just be using boilerplate that they already have?
What parts of WUCIOA are applicable to old and new act condos as well as HOA’s?
Love that the state is doing something to create denser housing options to allow folks to stay in the city but agree there needs to be stronger requirements to establish HOAs for these multiple SFRs in one small lot with common access.
Does Tax filing also have to be done by an independent CPA or can a board member or management company do the annual tax filing?
RE Fines, what if the RR’s state fine will be charged upon violation. Ex: owner dumps furniture in the dumpster area. Do they get just a warning?
Regarding solar panels…if it is a townhome attached unit condo with a shared roof that the association is responsible to maintain, can one unit owner install solar panels on their section? who is responsible for maintenance during their ownership and after they sell? What if the install causes damage to the HOA’s roof?

When a condo unit is under a sale contract, and the buyer demands to attend the next board meeting which will take place before the sale closes, does the board have an obligation to allow the buyer to attend? Comment? Ask questions? Or can the board deny the buyer access to the meeting?
From what I heard, only existing homeowners can attend.
How does someone know if their community is old act or new act?
Is a PUD community required to have a reserve study? What if the board refuses to get one?

For Buget Ratification, can the homeowners ask for paper ballots or vote on the portal? Be able to actually vote. Not enough people come to the Zoom meetings, so it automatically passes, which is not fair.

Can an associate penalize violation of bylaws...rental cap violation
Hi Ron. Ordinarily, if you have an enforceable rental cap and a fine policy, you can fine an owner for such a violation after providing them with due process. Right now, however, you cannot because of the Governor's Proclamation.
Thank you...next question is can we even warn them about a possibility of a fine for rental cap violation?
