      Thanks for your question! It wasn't specifically mentioned in this video, but all of our home plan costs are listed right on our website. This specific Zum design is based on the Zum Vallmo design, which is around 1855 square feet, has 3 bedrooms, 2 bathrooms, a connector, garage, covered porch, etc. The cost for this high-performance shell is $300,000, with the total finished cost estimate varying greatly based on location and the homeowner's choice of finishes, likely somewhere around $720,000 once completed.       Our homes meet or exceed local building codes; the structure of our wall assemblies can be photographed while they are under construction in the factory through our third-party certifier TR Arnold. After the home is assembled onsite, electrical and plumbing lines are installed in our service layer, which is fully exposed on the building's interior prior to drywalling, so local building inspections are possible onsite. Prefabrication makes the building process more uniform so that we can increase quality and durability at all points in the construction process.

      As of right now, most high-performance homes are more expensive than traditionally built homes when directly compared, although the energy savings and remodeling cost savings do save a lot of money over time (most states also offer rebates for building high-performance). The scalability through offsite construction is the key to lowering costs, which we are passionate about! :) We believe everyone deserves a well-built, healthy home that will last.

    How do the undersides of the walls dry out if they are assembled in the rain?

      Good question! Our crew pays attention to keeping water off of the panels while on site (due to our offsite construction, our materials are only exposed to weather for a couple of days rather than months- or years!). The wicking panels are well sealed but if a little incidental moisture gets on them, they can readily dry, and it won’t actually get inside where the hydrophobic cellulose insulation is. The waiting panel bundles are tarped in the rain until needed, and the bundle wrap is stapled to the top plates of the panels overnight for extra protection. Typically, the sub slab vapor barrier runs out under the wall and acts like sill seal, but this specific project had a different slab than normal. Our homes can be raised throughout the year in all weather. Hope this helps!

    *Thank you, thank you, thank you! I have been trying to find land in New York State's Finger Lake Region to put up a small modular/prefab house between 600 and 700 square feet for the reasons you mentioned. I don't want to heat, cool, clean or maintain anything larger.* Aging in place is another big factor. Also, my budget to build and my monthly income to support a home is small. One of the problems I have been encountering is most of the villages, towns or counties I have looked in have square foot minimums of at least 1000 sq feet or more. In this housing crisis local governments need to stop being afraid of smaller homes and update their coding. I get why they don't want mobile homes or manufactured homes as they don't look as nice and generally don't hold up well over time, however the new modular/prefabs are built to a very high standard, are more energy efficient and more weather/nature resistant than stick built homes. Mobile homes and manufactured homes are built to the HUD standard (which is minimal at best). Modular/prefab homes are built so they even meet the NY Stamp regulations, which are much higher. Many of these factory-built homes even exceed the building codes because they have to withstand the trave and craning into place process.

    Way to go, Angie and Matt! I am in the same position as you are--don't need a big place at all but want some land and a passive/net zero home. Unfortunately, I live way out in the SW but will be moving to NW Montana, and I do not believe Unity has a presence out this way, but I love the company, and their homes are fantastic. Great job, and enjoy every minute of your beautiful home in that spectacular location--you're inspiring me to do the same!

      Good question, it is above the dropped ceiling in the coat closet by the entry. They had an unusually large heat pump hot water heater that they chose outside of the Unity standard specs, so it displaced the HRV/ERV, and that was where their HVAC contractor recommended. Hope this helps!

    Unity needs to do multi-family 3 - 6 levels that boston could use to rebuild some of the areas that are currently single family that can be upgraded to multi-family. Maybe even make it so they can be built directly next to each other with no space next each other similar to how we use to build row houses. It would be a game changer to have this type of building style available that could be quickly built on site and up to such high green standards. Even just making it modular so you could go all the way up to 10 stories would be huge like stacking legos. But the potential for overhauling dying small towns in western mass with 4-6 story buildings, 1st floor designed for retail / commercial and the floors above residential if possible you guys could do huge things.

This couple's home plan is essentially the "Värm Gavle" plan, which you can see the floor plan and specs for here: unityhomes.com/home-plans/varm-gavle/ The shell costs $225,000, and the estimated total finished costs range between $530,000 - 600,000. The finished costs do have a wide range, depending on how nice of finished you prefer to install. :) Hopefully this helps!

      @@definitely_not_a_robot Yes that is correct, the shell cost is the same regardless (unless you personalize the home design, which increases the design costs). The finished costs are provided in a range, which should be accurate whether you are rural or urban and it depends on what level of finishes you prefer. When you begin the home building process, we help you select a pre-vetted general contractor to help with site work and finishes. They also provide pricing for their scope upfront, so you would know exactly what you're paying before you begin building. Hope this helps!

      The total finished cost of a Streamlined high performance Xyla design typically starts in the $430,000 range, although there are many factors that can affect the cost such as location/site terrain, shipping distance, and customizations to the design which results in a higher design fee. If you choose an Express plan for example, which is a static plan with no changes, that will result in cost savings. Since you're in MA, that's great since that is not a far distance to ship our panels from our factory in Keene, NH! Once we work with you on the design we give you an accurate estimate along with exact shipping costs, so you know what it will cost up front. You will also experience cost savings if you choose standard finishes as opposed to upgraded finishes. Typically, you should plan for the shell of the house to account for about 40% of the total build cost.       Our homes are typically well below .6 ACH with our current materials and system, but it's an interesting product so are always testing to see how the latest in building science can improve the air sealing process! Thanks for bringing it up.

    It looks like there's a penetration for a regular vented dryer. I thought that the air tight homes would need a ventless dryer. Please explain. Thanks!

      Most Unity homes perform fine with a vented dryer. Unity homes do not have combustion appliances in the home, so there is no risk of back drafting a combustion appliance. We also advise that the kitchen range hood exhaust and any vented dryer be kept to minimum CFMs. The home acts as a system with a whole house balanced ventilation system, via an HRV typically. Some clients do opt for a ventless dryer, also called a condensing dryer, which we support as well. Most vented dryers have a low CFM (around 120CFM) which is low enough to not affect the pressurization of the home even when it is sealed well.

    This is rather disingenuous.....based on my observations, northern New England has more clouds than sun. We know that solar gain is between 10am and 3pm and New Hampshire has a dearth of sun as it is. I have friends who are greatly disappointed where the sun doesn't appear until 11 am and disappears before 2. They live in holes and were sold a bill of goods. So if you can prove the viability, I'm all ears.

    1)Can all non-toxic/non chemical products be used to build? (For ppl with MCS?) 2) can the homes be built/designed to be Mold Free and mold free from internal walls from water damage from plumbing leakes? Currently a huge problem with all homes. It’s horrifying the way homes are built in the US. Most homes have mold and moldy wood is used to build homes! And make people very sick. We are in dire need of change! Thank you so Much

    I happened upon Benson and Unity Homes, and was moved in my heart by the quality and beauty of the homes made. I was stationed in Europe and after retiring from the military I have been discouraged by the way most homes are made in the U.S. One day I hope to have a Unity Home built on my property. I have been playing with the Nana One. This streamlined option may make it possible sooner. Thank you for the quality and dedication you put into every home.
