    Don't blame the victim. The past two decades have borne witness to a transformative period in the U.S. housing market, with stark changes that have made the path to homeownership markedly more challenging for prospective buyers in the current market compared to 2000. One of the most glaring factors contributing to this scenario has been the significant spike in home prices in tandem with sluggish wage growth. To elucidate, data from the Federal Reserve Bank of St. Louis illustrates that the median sales price of houses sold in the U.S. stood at about $169,000 in 2000, a figure that had notably surged to around or above $400,000, representing a growth rate of well over 100%. In stark contrast, the median household income saw a much slower ascent, from roughly $42,148 in 2000 to around $68,700 by 2019, according to the U.S. Census Bureau. This disproportionate growth between wages and home prices has catalyzed an affordability crisis, putting homeownership out of reach for many.This affordability issue is further exacerbated by the more stringent qualifications for securing a mortgage, a fallout of regulatory measures instituted to prevent housing market crashes like the one in 2008. Coupled with this, there has been a staggering increase in student loan debt, which ballooned from under $100 billion in 2000 to about $1.6 trillion in 2021, as per Federal Reserve data. This surge in student debt has directly impacted the debt-to-income ratios of many potential buyers, particularly the younger population, thereby adding another layer of complexity to the already difficult process of securing financing for a home.Analyzing this phenomenon from a generational perspective reveals that "our parent's generation" arguably had a more straightforward pathway to homeownership, not necessarily owing to more diligent financial practices or harder work, but largely due to the substantial appreciation in home values during their prime buying years. This appreciating asset allowed them to leverage their home equity into acquiring more expensive properties or venturing into real estate investments. Unfortunately, this has inadvertently intensified the challenges faced by first-time homebuyers, as it often leads to inflated home prices and fiercer competition in the housing market. Consequently, a significant portion of the newer generation finds themselves grappling with the option of delaying homeownership, and in many cases, resorting to renting as a more viable financial decision.Furthermore, the presence of investment properties and institutional investors in the real estate market has escalated, especially in the period leading up to 2021. This influx has fostered bidding wars and inflated property prices even further, thereby creating an environment where first-time homebuyers find themselves frequently outbid and priced out of the market, effectively exacerbating the existing hurdles to homeownership.

    Question about "appraisal gaps". A buyer bids full price of $325K, puts $10K down, only needs to borrow $285K (conv loan, remainder in cash), property appraisal comes in at $300K; is there still an appraisal gap if buyer is borrowing less than the appraisal estimate? The buyer and agent are requesting seller to reduce the price of the house to get closer to the appraisal estimate. Is this a trick to get the seller to reduce the asking price? I believe there is no appraisal gap (borrowing less than appraisal estimate) and house is worth what someone is willing to pay for it. (I already had one buyer backout of a deal because they bid $10K over asking price for a house I was selling. the appraisal came in $40K less than what I was offered, but the buyer was borrowing much less than appraisal (65% LTV). Buyer & agent claim an appraisal gap. Basically, they were pissed because the appraisal came in too low and thought they were paying too much for the house; how is this my (seller) fault......jeesh!

      Hey Muscle Cars, 1st question is, did they sign an appraisal gap addendum document? If they did, then the appraisal gap will say how much the buyer is going to pay out of pocket with a low appraisal. If they didn't, then it is a negotiation between the buyer and seller. If this is the case, then your contract will state that the home is being sold as is. This means you don't have to negotiate the price. However, the buyer can walk and lose their due diligence money. You, as the seller, need to figure out if you think they will walk away if you don't negotiate. Also, if they do walk, it is now a material fact that the home did not appraise. Twice, and you will need to share that with any new buyers making a new offer. Hope this helps. Let me know if you have more questions?

      @@imagerealtygroup no appraisal gap doc. How is it an appraisal gap issue if the buyer has the cash and is borrowing less than the appraisal estimate? Lender would not have a problem because they are lending lower than appraised value (e.g. <85% LTV).

      @Muscle Cars there is an appraisal gap due to the fact that it didn't appraise for the contract price. However, you are right about the lending as long as they are only putting down (down payment) 5% on the loan. This would be $300,000 x 5%= $15000. But they will have to have a difference in cash List price $325,000 Appraisal $300,000 Loan amount $285,000 Gap of 25,000 Down payment of 15,000 The buyer will try to negotiate the $25,000 gap in appraisal. It doesn't sound like they can't do the loan it should like they want the price to come down due to Appraised value. You, as the seller, don't have to do anything. But the deal could fall apart. Or you can meet the buyer where you feel comfortable in negotiation. You are not obligated to drop the price. However, a lot of sellers will negotiate to make it a win for both parties involved to keep the deal together that is total up to you as the seller. Imo if a buyer makes an offer over-asking to shutout other buyers and get their offer accepted (enough cash down to eliminate any chance of an appraisal gap), I should not have to lower sale price because I believe the house is worth it. Also, an appraisal is one persons opinion at one point in time; eventually property values rise, some neighborhoods are a little behind in home values so i’m also trying to dictate the market rather than the market dictate. Some markets are just undervalued for some reason. So I guess the first person thru the wall always gets hurt the most! 😀
