      Hey Chris... While most business owners prefer experience and often grey hair in an intermediary... Young brokers have something that older brokers may lack; hustle & drive! Compensate for any perceived lack of experience by letting your clients know you will go the extra mile to get their business SOLD. You'll be surprised how far ambition will take you in this career.

    I’m looking at a small phone repair shop that has been doing business for 12 years now. Trying to buy from someone who’s about to retire. 210 cash flow and 160 ebitda. The guy wants 100 for it with 40% seller finance

    For anyone watching this who is doing their own books with a program like quickbooks, expenses that you know you can explain to a potential buyer try and put those into a bucket that's not obvious but you can track. Like let's say you justify your IRS right off of your Netflix subscription because it has access to business documentaries and you're legally able to write that off because you have to pay the subscription to have access to the information. Book and magazine subscriptions work the same way under the irs. So you pay that $20 plus every month and any other sort of incidental expenses that could go away when you no longer own the business. Example, you have a utilities category for all of your internet, electricity or Garbage service you're paying. If they took over the business they likely would continue paying those things. If you sell the business and your Netflix subscription, some expensive insurance plan because you have a DUI would go away, so those are add backs to the final number. If you have enough incidental expenses that would be erased by your departure you can try and organize those so when you run a report you can see every year how much that is

    Great interview! as a Broker I deal with the students of these so called "gurus " and young kids mascaraing as "search funds" and its annoying. I have attended some of these buying business events such as Jeremy Harbour - Harbour Club, Roland Frasier. IF they were actually doing the deals they insist they are they wouldn't be teaching it Because the money they would make residual as an owner , would dewarf their earnings as a teacher. I can spot them a mile away at this point but its hard to reel them in on reality. I represent Sellers 95% with revenues of $3-$75M. I have spent a lot of time around guys like Ed Pendarvis, Greg Kells, Len Krick. Love the industry and lots of change coming. Keep up the great work.

      I actually became interested in business buying/selling after reading buy then build. And he mentioned very briefly "this book won't teach you how to buy a business without any money" which made me think that any guru preaching no money down business buying is probably full of bs or maybe they did ONE deal with all borrowed money or maybe bought the business with a payment plan that pays them from the businesses cash flow. And now they decided to sell the dream that anyone can do that. It's the same in real estate people promote flip houses with none of ur own money. Even for that, you need about 10-50k of your own money most times. I'm glad I found this channel.

    If people do not have the education and knowledge to do your due diligence by reviewing the company financial, operations, etc. then all I can say there is a market for scammers and the unethical behavior to explore. This will not go anywhere because many people are lazy and expect easy and fast money.

    Idk if I agree with what David's definition of a "good seller". His definition of a good seller is basically finding the PERFECT circumstance. It's like finding a used car that has one owner, extremely low miles with all the maintenance records. Most business owners want to sell their businesses with NO STRINGS attatched hence why theyre selling it. The point is to get rid of the stress. If the person buying it doesn't know how to run the company i DEFINITELY DO NOT want to have to stick around to show him how. What if he doesn't listen? What if he can't learn? Thats arguably MORE STRESS than keeping it. Who knows if the guy buying it is in over his head. The majority of owning a business is having a high stress tolerance. Most men dont have that. I dont want to end up the guys shrink. If I have to stick around and help run it, might as well keep it myself for the cashflow. I do agree that David would be a great broker though since his bar is really high. HOWEVER it could also hurt you since the majority of the high returns come with equally high risk. The returns are in the risk. So as a buyer if you eliminate risk all together you're left with a mediocre return (most likely). I'd like to find a seller that IS NOT running his company to its fullest potential so I can value add. I wouldn't want any ties to him. What if he sees what "could've been" after you fix it. Then he becomes your competitor or even worse tries to sabotage the deal?

      When starting a new business, you have to find product-market fit and customers. And, you need to build working systems. When acquiring a business, you can inherit all of that.

    Great story...In Raleigh I have seen lots of business owners not get their leases renewed and the properties sit idle for years. To me this is an injustice, in that usuable space in the commercial district is not providing services to the public and there is lost local tax revenue.

      Hey Hong, the easy answer is that it's worth what a buyer will pay for it! If you don't have cash flow or assets to sell there isn't a great formula to follow... Pick a number that makes sense to YOU and defend it! If you're protecting the name in a way that your buyer needs you to take action to get access to it then you have leverage.

More important is people skills, persistence, and being a self-starter. Some business brokers made nothing last year while others are in the multi six-figures or above!
