      Thanks for watching! I have never been to Chuck's, so I will have to look that one up. But my all time favorite is Country Tavern off of Hwy 31 between Tyler and Kilgore. Man... it is probably the best BBQ that I have ever had! Anytime my friends come to visit me, I take them there. Even had my dad, who has said he could never live in Texas because of the heat, say, "with a place like this, I could live here" ;). If you like ribs or brisket, you will not be sorry!       There is a VA Clinic in Longview, but not a hospital. The big hospital in Longview is CHRISTUS Good Shepherd Medical Center.

    We live in between Henderson and Kilgore off of 259, so born and raised in Henderson, but thanks to that modern invention of driving pretty much frequent Kilgore, Longview and Tyler. These little towns are making great strides in bringing in business and jobs, but with that the challenges of property values exploding, and subsequently taxation going through the roof, making the cost of living easily starting to meet or exceed the traditionally lower wages that Texas has seen in the last few decades.

    Do your self a favor and just stay outta Hallsville the schools SUCK the town SUCKS and the people are just the worst its a small town but now getting over populated we call it hoesville cause every girl you meet there has been ran threw just about every person in the town 🤣😂🤣

      Hey Josh and thanks for your comment! It was actually my goal to just use towns around and close to Longview. I wanted to show people who may be looking at moving to Longview that you do not need to live in Longview to enjoy it :). Some may be nervous about the size (roughly 80,000 people) and may not want to take a job or live there because it is too big. But you can live around 20 minutes out and enjoy the best of both worlds (the country and the city.. ish :) ). But thanks for watching and your comment!

      Hello and thank you for your question! What I was going for was showing the top five smaller towns around Longview so people that are looking for more of a country feel can have the best of both worlds as Longview is only a short drive away. Tyler is quite large (bigger than Longview) and is about 40 minutes away. But I am a fan of Tyler and know it is a great place to be! UT Health is a great place to work. Congrats to your husband! And good luck to you as well, I know it may be a big change, but it is a great place to live. If you ever have any questions about things to do in East Texas or you need help finding a good real estate agent, let me know as I know a bunch and love to help people in their move out here!

      @@thestragent Yessir! Well of course we all know the museum is number one. Home of the Rangerette. The world richest acres. But all those ETX small towns are very small. With so much to learn and worth to see or live. Henderson, Overton, Carthage, Marshall & etc…. It’s great food and most important of them all is people that here has great genuine love. It’s a Texas thing and we are very proud of who we are because this world can be cruel

    What is the water table depth down there? The only way I can tolerate this area in Texas is if I can get a basement added. I live in my basement right now 90% of the time.

      Hello, and thank you for your question! I did some research and found some good information on some water wells around this part of Northeast Texas. For the most part, the well depth in most of the areas around Longview are well over 100 feet below land surface, and some well over 500 feet. However, there are a few spots where it is closer to 30 feet (Some parts of Kilgore, North Longview, and around Lake Cherokee). This is all according to the Texas Water Development Board (TWDB) and Groundwater Database (GWDB) in Gregg County. I hope this is what you were looking for! However, if it is a basement you want, I am not sure you are going to have much luck out here in East Texas. This may not be where I am from, but most of the locals I have talked with about basements in this area say it is rare to find one. I guess it is mainly because the shifting soil and just the expense to build one. But this is what I have been told. I had a basement back in the Northwest and miss it (it was always nice and cool down there :) ).

      @@thestragent Do you have a link to the website as I have tried to find where the well/water table depths are there and have been less than successful. What kind of soil do you have there? Is it sand? I'm in Colorado and we have nothing but clay and rock here so it's really stable. Yes, basements are a rare find there and if I can't get a house with a basement I'm trying to find one that's partially "buried", so kind of like an Earth Ship.

      Here is the link to the website I found. www.twdb.texas.gov/groundwater/data/gwdbrpt.asp I chose the "Record of Wells by County". When you click on this one, you can choose what county you want to look at. I chose Gregg county as that is most of the Longview area. And for aquifers, I selected all. As far as the soil, I am not quite sure. My father in law has described it has some sort of clay that is difficult to dig into and it shifts a lot. Are you looking at moving to Texas then? Are you sure, the weather here is quite different ;). I lived in western WA and West Montana most of my life, so I am still getting use to it.

      @@thestragent I'm in what is considered "High Desert". This June/July/August was completely miserable here. It doesn't matter if it's 100 degrees or 110 degrees, any way you roll the dice, you're going to be staying inside. It was 80 degrees here less than 72 hours ago now, we'll have snow in the next 24 hours. You at least get decent winters, ours are miserable. Our property tax went up 48% this year. In addition, our sales tax and income tax went up considerably as well. Crime is terrible here, we're #1 in the nation for car theft. It's just ridiculous. Yes, June, July, August are miserable for you. November, December January, February and March are miserable for us. June, July and August we're usually on fire (literally) so there's so much smoke outside even if the weather was nice, it's so smoky you can't.

      Basements can be problematic across the U.S. Years ago the home with a basement was likely to depend upon natural drainage. With electrification the tract builders did not spend the effort on site selection and preparation and depended upon mechanical drainage. A home in Chicago can have basement flooding just as would happen in the Houston region. Good drainage can overcome the problem, but it comes at a cost. When you stand back 100 from a foundation you should see a grade rise over the 20 feet from the foundation. The roof should have gutters that drain well away from the house. You can also condition clay soil by tilling in powdered limestone which changes the electrical bond and allows water to pass through. Mechanical pumping might still be required using a French drain - but where is the water being pumped? The neighbors don't want it. In my opinion basements are worth the effort. A 9 foot deep basement with deep window wells will provide free passive geothermal heating and cooling. These days a basement outside the southern states might cost $25,000 extra - a good slab foundation is a good portion of that cost.

    As a realtor you should list the asking price in your introduction....people need this information up front. It's not in your written description....its not in your introduction....buyers are wary of agents who don't list critical facts upfront....PRICE???

      I understand why you feel that way, and I appreciate your comment! When I first had put this together, I had the price in the beginning, but then after doing some research, a lot of agents put the price at the middle or the end of the video. I felt like it was too long to put it at the end of the video, so I did it at the middle. My goal was to get people to want to watch the video and learn about the space before the price as the price can scare some people away before even seeing the space. I do need to edit this video though as the price has changed and the acreage split. I will however take your comment into consideration as I am still young in the real estate game and appreciate feedback. Thank you!

      Mr. Kevin Roger! Come on down! I actually think your best bet is working at the Casino going in (and may already be in) near Broken Bow, OK. Broken Bow is only 2.5 hours north of Longview, TX and is also an excellent spot for Short Term Rentals :). Though I should probably confirm the whole casino thing as it was just something I heard.

      Hello Anita! If you are talking about Atlanta, Georgia, it is actually pretty easy to get to as Longview, TX is pretty close to I-20... it is just a long drive. So from Atlanta, you will just want to head west on I-20 for about 10 hours and take exit 596 (for US-259 N/TX-149 N/Eastman Rd - pass by a Burger King on the right). You will then turn right and be on TX-149 W/US-259 N/S Eastman Rd four about 10ish min as you head into Longview. What were you hoping to see in Longview?

      But, if you are talking about Atlanta, TX (which ironically I was just there a couple of days ago), you will want to Follow US-59 S, turn on State Hwy 155 S and then turn left on US-259 S. After about 17 ish miles, you will take a slight right onto TX-502 Spur S/Judson RD and this leads you right into Longview :). Atlanta, TX is a little over an hour from Longview, TX.

    Friendly folks in Longview. A theatre troupe was stranded near there in a rare winter snowstorm, and they all were "adopted" into various families there. That's called Texas hospitality!
