The biggest issue with Horizon West is that all the communities are single builders. We moved from Metro Atlanta. The subdivision was 1,800 homes by 7 different builders. Built around a golf course with 5 pools, clubhouse and tennis courts. HOA was $750 per year. Find that in Central Florida...ha ha. Good luck!

Nice. But there is lots of crime in Orlando. You need to discuss crime in the neighborhoods you mentioned. It’s easy to leave a great community and you are immediately in a ghetto.

If you like wall to wall people, crime and bumper to bumper traffic, then Orlando is the place for you. For me, I'm lovin' life here in Cocoa Beach. ⛱️ 🏝 🚤 🏄‍♂️ 🌊 😎

So top 10 neighborhoods in Orlando, and the only neighborhood in Orlando is Dr. Phillips? So basically nothing anywhere in central Orlando other than Winter Park? No Baldwin Park, SoDo, College Park, Thornton Park or anything “city”? Basically just new development pushed by developers onto agents like you? You also spelled Clermont wrong.

3bd 2bath starts at $600k for grandmas old crap. $700k gets a modern 3bd 2bath. Young couples go to Minneola, the rich go to Windermere, long term Floridians live in horizon west or Lake Nona from when house prices were reasonable. Over 65 everywhere else. Tourist chaos begins below toll road 408 meaning every day is Black Friday at Walmart. Stay away from Everbe unless you like looking at mount dump, the power plant and a prison. Sanford has a massive Prison by the Walmart. I recommend Oveido north of UCF or Minneola.

Winter Park has a Whole Foods as well, pretty darn close to TJ's. I think you are missing out of one huge factor, Lake Life. Windermere, WP & Belle Isle all have access to a very large chain of lakes. Lake Access brings a whole different world of enjoyment to Orlando. Belle Isle is also close to downtown and the airport. It has great Belle Isle events: Xmas Boat parade over 3 nights, large city xmas party. Only downside is that there is no place really to drive the many golfcarts people have to easily accesible dining and shopping places.

I drove through the downtown area yesterday, and had to tell my wife and kid this is the city, NY has just raised there tolls to keep people from coming to the city

1 hour 15 minutes to Tampa? Maybe at 3 am on a Sunday night? That traffic to Tampa can be easily 2.5 hours and worst if a major accident

go to Pizza Ponte in Disney springs for the pizza, they fly there ingredients in from Italy, and the slice is huge but expensive china wok on avalon and stoneybrook next to the publix is good

the heat is unbearable in the summer, you better have a good exterminator, those cranes can squawk for hours without taking a break

claremont also has alot of hills, for people who say that fla is to flat

they are going to build a Velencia College off of Schofield behind the 429, the school that being built on Avalon is a doctor of osteopath school

Alligators have always lived here and don't bother people, unless your choose to put yourself in their path... I love the FL wild life. Those sandhill cranes listen when you talk, lol.
