    Do you think Wimberley is a good region to buy in with good schools? Or are places like Spring Branch and Bulverde better?

      Hi Lupe, thank you for the question. Wimberly is a good area and good schools. Wimberly still has a small town feeling that a lot of people are wanting. As for living there you are closer to Austin than San Antonio which there are pros and cons to this. Spring Branch and Bulverde are a different kind of community. They are more of a bedroom community and not really much of a city with very much to do. Bulverde does have a small downtown area. I did a video on downtown Bulverde that you can watch. As for Spring Branch, there is not a city of town, only a gas station. The schools for Bulverde and Spring Brach are great as well. Comal ISD which serves both areas is one of the largest school districts in the state. Both areas are really great areas to live in. Wimberly homes are higher priced than Bulverde and Spring Branch. Since it is closer to Austin, they have more spillover coming from that area which drives the prices higher. Hope this helps. What other questions do you have about the different areas?

    What places in the 200s or 300s could you still recommend for families around San Antonio if they want good schools? And you think prices will come down? Or only minimally?

      Hi Lupe. There are still areas around New Braunfels that you can purchase a home for the 200-300's. It really depends on where you want to live. Do you want more of the city feeling or want to be outside of the city. Do you want a HOA or no HOA? In the New Braunfels area, we have two great school districts. One is Comal ISD and the other is New Braunfels ISD. Both are great school districts. Where you live will dictate what district you will be attending. As for the prices of homes, I do not see that the prices will be going down. Currently there is still a large demand for homes in this area. Most economist predict that there will be a slight increase in pricing, but not the 20%+ increase in values which is a good news. The New Braunfels area real estate market is a healthy market now. The price increases of homes has started to slow down, and I have been seeing more price decreases. Homes are starting to stay on the market longer now. This does not mean that if the house is in good shape and priced right that there are not multiple offers. Sellers of pre-owned homes are more accepting to offers that may not be full price or different types of financing versus cash. Some builders are offering incentives that were not available just a few months ago. The real estate market changes every day. The hardest part of buying or selling a home is patience.       @@TexasRealEstateHero I am thinking of buying in the San Antonio or Austin area. I would need to fly there later on this year, but I'll only have a few days, so I am really trying to decide where to focus on. If I place multiple offers on houses and they get accepted, are those offers then binding? Recently I have heard that San Antonio has a far higher than average crime rate and that it has a problem with dogs roaming around. I like hill country and have been there before, so anything up the 281 might interest me. I don't know how you see Western San Antonio. I also don't know what areas close to Austin you could recommend or if you serve that area. I have heard before about Samsung opening up a little northeast of Austin and obviously Tesla. Not sure about the type of jobs they offer or what that would do to the areas east of Austin or what is recommendable. New Braunfels is very nice, but I fear that maybe prices have increased too much there. Property taxes are a big deal for me bc I wouldn't really to above 2%. Basically I am trying to narrow down the areas so that I can move fast once I get there.

      @@luperamos7307 There is a significant difference between the two cities. Really depends on what you are looking for in a town, type of work you are looking for and what expectations you are wanting. Both are good cities. As for the crime rates in San Antonio versus Austin, it all comes down to where you live. In both cities, there are good areas and bad areas. I can help you navigate this. I have not heard about the dog issue. I can't say that I have seen an abundance of dogs running around. Most cities and counties prohibit this and have ordinances against this. You really can't go wrong with anything up and down 281. As for the Austin area, my partner takes cares of that area and can help us find the perfect area if this is where you want to be. As for multiple offers, yes you can, but if you get more than one, we can get you out of it. We can talk more about this as time gets closer. I understand about the property taxes! Not sure if you know, but Texas does not have a state income tax. Hope this will help you a little. Do you have a timeframe of when you want to move to the area? What brings you to the area?     How do you avoid super congested housing developments in that area while still keeping your property tax below 2%? That Copper Canyon development (or whatever it's called) has houses stacked densely right next to each other. If you want a nice yard with some privacy and maybe a fire place, then where could you find that?

      Hi Lupe. I understand what you are saying on trying to avoid the dense neighborhoods. In order to find this type of home, you will need to stay outside of the city limits of a town. Most towns have a tax rate of 2.20-2.25%. One additional thing to watch out for is called a Municipal Utility District (MUD). This area also has an extra tax that you will pay for the infrastructure that was put in for the 20-30 years or longer. From what you are asking it sounds like a pre-owned home is your best bet. This will help you to know what the neighborhood will be like. As for a yard with privacy and maybe a fireplace it really comes down to what areas you want to live in and the house itself. The mayor and city council of Bulverde is working on your concerns about the neighborhoods and development. You are not alone! Unfortunately, areas outside of Bulverde are not regulated very much. Hope this helps.

We lived in New Braunfels for 6mo in 2019. Below is our experience: - Has MORE Heavy Traffic - especially during the Summer. - Loaded with Tourists - Overpriced homes - Flood Zones all over the place - They have all the same bugs and reptiles as Spring Branch & Bulverde.

    Some people think that moving to a place like this is a way to escape the problems of city life. Some of them cannot imagine being around the typical San Antonian or Austinite so they move to a place that is somewhat a controlled community. Bulverde actually has a fair number of retired military -- they tend to see themselves as a separate breed.

      @@thevogelfamily No, I am not from around Bulverde. But I stayed with some friends who have a nice house there. Their property is on the side of a hill, so the backyard drops down into the woods (mostly junipers that they call mountain cedars). Both my friends (a married couple) were former military and they know others like them there. The setting is different from urban neighborhoods, where houses are built close together and where street traffic can be a problem.

This is exactly what I am looking for, not looking for a crowded neighborhood or town. I value peace and quiet and if I need to head down to the city, A 30-40 minute drive is just fine. Yes, Military and Retirees are a different breed, something Civilians don’t understand. Cheers!

      @@spyplus7260 Based on the people I have met, not all retired military people have served in war zones. But it is fair to say that anyone who has been a member of the Armed Services knows how that world operates. It is one of discipline, chain of command, rules of conduct, etc. I stayed for a week at an Army post in Germany when I was a college student. Later in life I lived at Fort Sam Houston for 10 weeks. Made a lot of friends in both cases.

    The property taxes are unreasonably high, as in $6,000 to $9,000 per year. This is on top of the high home insurance that was covered in the video. Is the infrastructure that you pay for, such as streets, schools, water, ambulance service, etc., worth these high taxes? Probably not.

      We pay $11,000 is property taxes on a home half the size in CA. Hence why we are out of here for Bulverde.

      @@derek_da_pilot6412 You must have bought very recently in California and own a house you paid a million for. In Texas you pay those 11k on a much much lower home value. The problem is when the value of the home goes up they reassess and property values in Texas have been going up. Homeowners there pay for everyone else.

      @@derek_da_pilot6412 Where do you get 6.4k on a 430k house? Most property taxes in Texas are at least 2%. They sometimes even exceed 3% these days. Even if you "only" paid 2%, that would be closer to 8.5k in property taxes. I looked before in Texas and nowadays it's hard to even stay below 2%. You basically pay that much so that the rich don't pay state income tax bc the state has to generate money somehow.

      That a good question. The answer is no. The process is the same. Most mortgage companies use the same criteria. The biggest difference between the two is the down payment and the length of the loan. It really comes down to your situation. Do not let the process of getting a loan scare you or deter you.     The city charges non-residents almost twice as much to rent that pavilion compared to residents. The river has smb, lmb, Guadalupe bass and catfish in it too

    Is it possible to get one of the older homes with the bigger lot, that you mentioned, for $300,000 or less? I’m moving there in a couple months and my sister lives there so I’m starting to look.

      Not really, but they have a community pool. Fisher Park is less than 5 minutes away and is a really nice park. Fun things for everyone, including playgrounds, walking trails, splash pad and two ponds to fish in. My family and I like to go there and walk around the park.

      The post office is located just north on Highway 281. It’s approximately 15 minutes away at the intersection of Highway 281 and Blazing Meadows. Hope this helps.
