The accent wall in the bathroom?

Due to the building being built in the 70's, it is starting to show it's age. There are two key issues that residents and the HOA are currently monitoring: Plumbing: The plumbing infrastructure can sometimes pose challenges if occupants aren’t mindful of its age and limitations. AC Systems: The building’s AC units are nearing the end of their usable life, and I expect the new HOA board to implement an assessment in 2025 to address replacements and upgrades. On the positive side, the lobby, gym, and pool were recently remodeled, bringing a fresh look and feel to common areas. Additionally, the HOA is updating the Cox communications package to improve service throughout the building. There’s also been a noticeable influx of younger residents attracted by the more competitive price points compared to other high-rise projects along the Strip. Another standout feature is the guard-gated entrance that winds through a single-family home neighborhood before reaching the tower, offering more of a residential community feel rather than a resort atmosphere. While not all new construction homes automatically include solar, a growing number of builders integrate these systems as either standard features or optional upgrades due to increased consumer interest and state-level incentives. Some large, well-known builders partner with solar installation companies to streamline the process and make it simpler for buyers to go solar right from the start. Ultimately, the availability often depends on the specific community, builder, and home model.

Great question. I Googled "Oasi" and here is what it came up with: "OASI stands for obstetric anal sphincter injury, which is a tear that can occur in the anal sphincter during vaginal childbirth. OASI is also known as severe perineal tearing or third- and fourth-degree tears." Umm... Who's idea was this?

Total monthly HOA fee is $1,298. That includes guard gate, cable, internet, sewer, and water. The Tower is pet-friendly, w/full amenities, 24-hr security, concierge, heated pool, fitness room, and covered parking space. Please let me know if you need additional info. Thanks for watching!
