This channel is an accounting of my path from being an employee living pay check to pay check with a negative net worth due to $50,000 of credit card debt while paying full child support for three kids, to becoming financially independent and ending up with a passive business income. On this channel I detail my many failures along the way and my current business and financial strategies that anyone can employ.

I want a part time! How can I start? Any advice for a rookie? Based of DFW
You’re helping me out I appreciate it
Hi Pete, I've been inspecting for 6 years and using ezhomeinspection software. Really like their platform because it is "EZ". Their site has crashed 3xs the last year & half and it is unsettling to be dead in the water with Client(s) waiting on their report. I am looking elsewhere right now for inspection software. I have tried Spectora and Homegauge and do not like their layout, ease of use and feel they are expensive. Do you have any recommendations of Palmtech or other software providers? Best Regards, Ned D.
Thanks Pete!
Currently I have 8+ years of facilities maintenance from a few different jobs (including my current job) that included industrial, commercial, and residential, as well as performing most major renovations on my own house. I recently got turned on to the idea of the possibility of doing home inspections on the side for additional income as well as the possibility of eventually becoming my main source of income. I live in California, and from my research so far I plan to take courses to get certified through the NHIE, and beyond that I am wondering would it be better to seek employment from a firm to gain experience and become better known in that field or start off on my own as an independent? What would be the pros and cons of those choices, is there another option to consider? What realistic expectations should I have as far as timeline for going from getting started to being adequately prepared to having the option of making this a more viable sole employment possibility? Any help would be greatly appreciated, thank you.
Hello Pete, I’m watching your video in 2024, looking to supplement my income during retirement. I am looking at the AHIT program for training, thank you for the great advice. I’m also located in Ohio.
Looking to get into when I retire
The best advice I’ve had
Your clear, careful communication makes it easy for clients to understand. Keep up the outstanding work!
As a home inspector, your expertise goes beyond just evaluating the condition of properties. To truly thrive in this profession, you must recognize the crucial role of marketing and business development. It's not enough to simply be good at inspecting houses; you need to actively promote your services to stand out in a competitive market. Building a strong online presence, networking with real estate agents, and leveraging social media are essential strategies. Effective marketing ensures that potential clients know who you are and trust your expertise. Remember, success in home inspection is a blend of technical skill and strategic business growth.
Great video and great content. I've been a home inspector here in Florida for the past 6 months with a reputable company. Your videos are helping keep the confidence up, and providing great insight on the industry!
What’s the policy about the home owner being there during an inspections?
How often do people schedule and not follow through with signing the inspection agreement?
Thank You for this content. Usually the relator home address is not listed on the realtors website, only the firms address he's associated with. Do you just mail bunch of these discount cards to the real estate office and hope they place them in their mail box?
The only problem I hear about to many pictures is, some clients and realtors only think the report is long and that means the house is bad. I know its ignorance on their end, but I have lost realtors because of that. Especially if they print it out. Its tricky to find that sweet spot.
Thank you
Thanks for the video! I've been trying to get hired at companies for months now, but no luck. I would like to hear your opinion on whether I should keep applying to companies or try to start up my own. Thanks for the tips again!
Yes because of the slower Market home inspectors are dropping right and left. The easy business is gone. They can't make it now that they have to work for it. The agents all have to go somewhere.
Thank you so much for your video about communication. It's definitely my weakest area, and your insights are incredibly helpful. I'm thrilled to see you creating content again-your expertise and guidance are always appreciated!
How many hours are you working average as a new employee?
Funny, you should bring this up. My last inspection the client showed up an hour earlier than he said he was going to which was about the time I started the actual inspection and he proceeded to follow me around everywhere the whole time, and I could tell he was just looking for something to catch me doing wrong. That is never a good situation for the inspector because you’re right you lose concentration when you’re having to communicate and inspect and invariably, you could miss something, so I heard from him a couple of days later via email regarding the exterior receptacles and whether they need to be covered or not, and I thought well, I almost know they were covered so I asked to go back out to the house just to retake some pictures that did not turn out well, or so, I said, and sure enough, they were all covered and I called and left him a message, and I never heard back from him. He wanted me to respond in writing and try to catch me in something in writing, and I’m not about to put anything in writing that I don’t have to. Who knows may still hear back from him after he moves in.
Hey James great to hear from you! Yes - we take the position that if the client or seller or realtor or father in law insists on following us around we cancel the inspection.
i love your wisdom you share through stories. I just do my best and if a realtor doesn't like me , whatever
Thanks Adam!
Pete, I’m actually working for a company. It was probably a good thing for me because my boss took the time to train me and I feel like I’m a lot better for it. However; when I give him his cut on any inspections, it makes me want to go on my own eventually. Still though I’ll learn something new every time.
Hey James thanks for the update - well you can get great experience that way and so when you are eventually able to go on your own you will be able to do it with confidence - take care James!
Just passed the NHIE this past Saturday! Definitely think this is perfect timing. Thanks for another great video!
Fantastic news!
Appreciate your info and opinion just watch and listened to your course getting my cdl class A right now but once this is finish for my full time job I will be 100% focus on this!!!
Awesome best of luck to you!

Glad you like them!

What is the 300k number? Your salary, gross/net profit of business?
Great start up course.
Is the course completely free?
@@AssassinsCreedfan8 Yes it is. However, it is not a course where you can become a licensed home inspector. He highlights the home inspection profession and offers good advice on how to start your own business.
@@FuntasticExperience Thank you for the response appreciate it. I started the course it's very helpful and realistic.
@@AssassinsCreedfan8 You're welcome. I'm just curious, are you thinking of or are you already a home inspector and what State are you from?
@@FuntasticExperienceYeah, I have completed two courses so far one was at a community college, and the other one was an online course. I'm located in California. It's been a struggle to get a job with a company I’ve had no luck. I plan to get a regular job and start my own business part-time. I also plan to join InterNACHI to get a few more kills under my belt.

Awesome videos! I opened my business six months ago and your content has helped me plenty, thank you for what you’re doing.
Thanks for sharing this information.
Im definitely interested in becoming a home inspector and starting a LLC. This could be a perfect opportunity to produce jobs for my family and friends struggling in this time... thank you for the jewels youre dropping.
Can you make a video on the topic of Breaking into the market as a new inspector. I’ve visited offices and went to networking events but still having trouble getting initial bookings. Also maybe about other ways to reach clients besides realtors. Great content, thanks for everything!
Email sir?
We appreciate you and your videos! I rewatch your videos daily solely on your ability to motivate and make this self-employment journey.. not impossible.. thank you Pete. 2024 will be my year
Thank you !
Love how you talk highly of your son.
I made the same mistake about not having a expiration date on a discount card. LOL 😂
After over 20 years of inspecting I still don’t have a good answer for why I didn’t get on a roof to fully inspect it. Saying it’s not safe doesn’t satisfy them, and many times they don’t feel like they received a thorough inspection. Any better comebacks for their question about the roof?
Hypothetically speaking, 26 year old, college grad, minimal home renovation experience (helped dad in middle school remodel previous house) with no in-person mentor. My initial thoughts and plan was to jump in head first, and allow myself to make mistakes as I inspect homes part-time, after my normal corporate hours. What are your thoughts or advice in this scenario? I want to avoid getting a job as a home inspector, following certification (November 29th, 2023) as I don’t want to settle into a job when I want to own my own company, and grow towards financial freedom. What are your thoughts? Based in Oklahoma
Hi Jonathan, I think its a good plan - I would consider taking on some investment property rehabs and learning/doing the rehab work your self as that hands on experience will go a long way in giving you experience that you can speak to and possibly earn a profit at the same time
35 years old now and have been doing carpentry since i was 15. Touched every part of building a home and home renos. Im start the hic here in the next month or so. I feel i have a great grasp of what is need and all that. When i start home inspections i will still do carpentry un till i get more and more i believe i will always do renos tho
Awesome content Pete
If you’re saying, I have to do it 10 years part time that’s kind of a deal killer😂
So I'm dealing with a case where internachi SOP was not followed maybe just 2/3rds of it, and there were several big problems missed. Crack in the foundation, insufficient structural support in the home, holes in the attic, fascia is falling off, settling, un-even floors. all available to be inspected during the home inspection Does this invalidate their limited liability clause?
the limited liability clause is only as strong as it can be tested by a plaintiff's lawyer as well as what the state's home inspector licensing law says. Some states do not allow a limited liability clause so your best bet is to consult an attorney to see if your case has merit -
It's in Maine, I guess home inspectors are unregulated by the state. Am I SOL? working on getting an attorney now. @@petemizeres9363
How or who does your marketing ? In New York we constantly have to be marketing to Brokers/Realators for business. Which is time consuming and expensive. I have one employee and myself. Also do your inspectors get paid a % of each inspection they do or a salary? Do you have any issues maintaining them in the winter months when things slow down? Thanks
Marketing takes awhile for sure - most home inspectors at least start off trying to market to Realtors but it is pretty difficult to capture Realtors simply by marketing to them - I've tried every possible way you can imagine over the years to get in front of Realtors - at the end of the day I think the best way to capture a new Realtor to your business is to perform a thorough inspection for a client in front of a new Realtor so they can witness your process and add you to their list - but which comes first the chicken or the egg? In my early days I would offer free inspections to buyers via realtors I marketed to just to get infront of a new realtor and hopefully get them to refer me for a paid inspection....some of my inspectors are W2 + bonus and other inspectors are 50/50 1099 split with me. The 50/50 guys perform more inspections and are more profitable for me because they are motivated to go out and market themselves vs my W2 guys who don't have that pressure - I like starting new inspectors W2 or salaried while they are learning the business and getting experience so that in a couple/few years they are effective enough in the field to attract new realtors to them who don't know me by virtue of their inspection process. Winter months are the slow down period for alot of us so business typically drops in half so you have to make hay while the sun is shining and hunker down when its snowing for sure.
@@petemizeres9363 Thank you for your response. All good information! I’m a licensed inspector since 2016 and in the process of buying an existing franchise ( Pillar to post ) which I’ve worked for a couple years now. It’s been in business for about 10 years and the owners is getting out. I’m looking to grow it from 3 inspectors to around 5-7.
Fantastic - hope all goes well for you!@@urphuct2
Are you worried that the inspectors that you train will split off and do their own thing after you train them up? How do you deal with that concern?
Congratulations!
Thanks very much for all of your awesome videos Pete! My inspection contract has a clause that states that an inspection is not considered to be booked until payment is received and the contract is finalized. If I ever get into the problem of double booking I will get ahold of the first potential client and say chop, chop do you want to proceed with the inspection? Because if so, get your stuff in.
haha I love it Fred!
How do you make those connections with realtors?
