    Sure… where I am on the west coast the dual raw panes cost me roughly $50-$60 for a 36”x36” pane, including gas.

      Hi David, I carry 16Oz utility hammer for demo, and remodel. It has a flush face, so as not to leave marks when doing finish nailing and a steel handle for pulling nails, and doing more aggressive demo. I almost never pull nails with my framing hammer… it’s for placing nails accurately, and the two different hammers I use are expensive and I have had them for many years. 21oz. Steel Deluge for aggressive heavy pounding (walls and roof stacking) and a14oz. tittanium Stiletto for general purposes (and if my elbow needs a break).

      Batteries die, and don’t keep up. The recoil also robs you of the superior connection from hand nailing. You don’t need as many nails when hand nailing either, 👍🏻

      Yes, the sky is the limit, when bugs and rodent proofing is a necessity. The plastic and caulk is minimum effort. But it has worked great.

      Its a simple pre-cut flange that can be found at most hardware stores. It is an exhaust fitting for a hot water heater actually. I was too lazy to cut my own!😆

    How did you attach the top wall plate to the posts?

      The rim beams are anchored to the posts with long timber locks, andb the 2x6 t&g stitch the diaphram together once nailed off from the outside.
